Ebb is a modern boutique hotel that provides relaxed luxury for a restful pause on your journey. Inspired by the land, sea and sky that surround us, our contemporary neighbourhood hotel serves friends, locals and guests a slice of our unique way of life. Dunedin’s history was the inspiration for the hotel, co-designed by local lead architect Gary Todd and Sydney based interior architect Indyk Architects. The team wanted to respect the past and provide a modern influence for the future, Ebb is designed as a modernist building primarily of concrete, steel and glass. The hotel was named Ebb because of the site’s historic location on the edge of the tidal flats of the Otago Harbour before the land was reclaimed. Each level has its own distinct atrium lounge for guests to enjoy a drink or read a book, surrounded by the work of local artists exhibited on our walls. Ebb Dunedin is the perfect base to explore, escape or simply go with the flow. Dunedin is a unique destination, renowned for its music, food, wine and design. I have stayed in lots of hotels throughout my life and nothing was quite like the Ebb. It starts off in a great location right in the middle of the city, close to the hustle and bustle of beautiful Dunedin but further enough away to not be disturbed when you are in your room. The staff were accommodating and helpful and even provide a handbook if you are a newcomer to Dunedin. The modern, pristine rooms with a boutique feel are what really captured my interest when booking and they did not disappoint, the minibar was a beautiful touch with only local accompaniments. You can tell everything in this hotel was thought out and it provided an amazing hub to stay at when visiting. Completely recommend this hotel to anyone traveling through Dunedin or Staying a few days.

Our stay at EBB was faultless. The design of this hotel is the drawcard - the large central atrium where each floor can be seen (each with its own theme/artist) is amazing as is the louvred roof which opens and closes depending on the weather.
The room was very comfortable, warm and quiet and we loved the fact that the toiletries were not single use disposables.
Hotel cafes are often overlooked but we'd thoroughly recommend the food at EBB Cafe - delicious and different. Great coffee too.
Location is fabulous with all the central city sights an easy walk. There is car parking on site too (additional cost) which was appreciated.

We loved our one night stay in the suite at the magnificent new EBB hotel. We were blown away when we walked off the elevator and saw the mezzanine floors from top to bottom with the atrium lit up in the middle and the corridor walls adorned with fabulous artworks! It was spectacular. The suite was super comfortable and had absolutely everything we needed. The mini bar was filled with gorgeous reasonably priced goodies, from the pretty pre made cocktails to the delicious proper crisps. The beds were super comfortable and the bathrooms were spacious and elegant with the black and gold marble. We loved the huge shower rose. The walls of the suite were filled with fantastic art and there were cool screens on the windows and amazing light fixtures completing the scene.
The gorgeous japanese dressing gowns were so comfortable, and we coveted all the lovely ceramics the room and around the hotel. We will be back for sure.
p.s. I can't believe I almost forgot to mention the cafe - the food is absolutely delicious (we had breakfast and lunch) and we loved the outdoor fire area, the tables are gorgeous and the tea service was so pretty and the coffee was top notch. Staff are pretty amazing too : )

Hello Matt, Thank you for taking the time to provide us with your thoughts. Whilst it is obviously disappointing to hear you were underwhelmed by certain aspects of both your stay and our product, we do feel we are as transparent as we can possibly be in terms of positioning ourselves as a luxury boutique, limited service offering rather than 5 star full service hotel. We acknowledge that we are not in any way, a traditional hotel setup which is what we were consciously striving to achieve through design and other elements to showcase something a little different in Dunedin. This concept does indeed extend to the cafe with it being a specific flavour for both hotel guests and locals alike. We are glad to hear you did enjoy your meal and would note it is licensed with alcoholic beverages, including beer being available. Minibars around the world are definitely notorious for overcharging however, we feel that we are no more expensive than any outlet you may visit. Beers at $8.00, half bottle of Pinot Gris at $25.00, full bottle of Maude Pinot Noir at $50.00 is less than you would pay at most restaurants. The cookie is more a healthy option and to be fair, is very large. Again, we do value your feedback and are grateful for the time you have taken to provide this. We hope to see you again Our best

I stay in this hotel every week for business. The staff are always very friendly and helpful, the rooms are very clean, comfortable and stylishly furnished with nice touches such as the filter coffee making facility. The only thing that would improve my stay is a small bottle of fresh milk, rather than UHT milk, in the fridge for coffee.

I love this place. The hotel itself is so well done, with nice touches everywhere, you can tell the owners were really going for a particular style and have committed to it throughout with all the little touches.
Check in is easy, staff are great and always helpful. The cafe on the ground floor is also a nice spot, good coffee, and quick service.
There is paid parking onsite or you can usually get a park on the road and pay council rates, free on Sunday etc.
A few things to note, and these are not negative for me as the general vibe is all about going out and enjoying Dunedin I believe.
- In both the classic and superior rooms at least, there are no cooking facilities in the rooms, nor do they offer room service. As a result, there is no cutlery If you order something like UberEats you may not be able to eat it unless they give you some with the order. This might be different in the suites as I think they do have a kitchen.
- There is no desk or workspace. I use a laptop so just sit in the chair with the side table so this is not an issue for me, but some might want to know in advance.
All in all this is my new go to for monthly visits :)

From the moment I set foot in the beautiful open atrium I knew this was going to be a one of a kind experience. My partner and I only stayed one night but it felt like home immediately. The high end yet completely un pretentious aurora of the place exudes through the whole building and you feel at ease with your beautiful and perfectly placed surroundings naturally. What stood out to me the most were the details. The EBB Sounds, smells and feels classy to the touch. With a beautiful selection of local drinks, coffee and literature right in your room. I cant reccomend this enough to anyone after a relaxing, hospitable and luxurious stay without all the bulls**t.

Loved our night in this new hotel - sadly we could not stay longer. Had a mix-up with original hotel and Ebb couldn’t have been more helpful taking us in! We were upgraded to a superior room which was an absolute treat. The bathroom was luxurious with black/gold marble, free-standing bath and Ashley n Co products. The room itself was spacious and inviting. Love the quirkiness of the hotel, mix of modern and mid century, the art works are like being in a gallery. Even the minibar offerings were a bit different and the bottle of Pinot noir we consumed (Maude) was good value for a delicious wine. Had great breakfast and good coffee in cafe by reception. Staff are friendly and helpful. Fabulous!!

EBB is a great hotel with beautifully designed rooms. It is perfect for those who are "do it yourself types" as it seems the staff are limited to 1 person on reception (which closes at 9pm pls use your swipe card to access the building after that time) and the cleaning staff, this was no problem for us as we normally dont eat in hotel restaurants or bars so we were happy to wander off and find options outside.
The rooms had two chairs but no sofa (which was surprising) a large super king bed and well designed bathroom.
So if you are looking at a very nice limited service hotel, this is perfect and we would definitely return.
