This is the best motel/hotel you will find in Dunedin. In my opinion, the rate/price is very cheap and the luxury and location is premium. Reception was the most polite, lovely, warm, friendly I've ever encountered in New Zealand. The housekeeping was daily, midday, and very polite, and efficient yet pristine clean. The whole experience there was totally excellent. Cosy clean room. Polite, friendly, lovely staff. Great housekeeping. The design of the building was very ideal. Extremely close to a dairy, university, grass field, and heaps of food outlets. The best place I've stayed in Dunedin and I've stayed in 5 hotel/motels so far. Also the neighbours were super friendly and polite across the fence. Thank you so much to the management. Best recommended accommodation in Dunedin. The people who post negative reviews must be rude and overly entitled and is an unfair reflection on the quality.

Filthy bedding, furniture. Stains on chairs. Pillow (singular) slab of foam which made sleeping impossible. Normally there is spare bedding. For the two nights we stayed, we paid extra for our non-shed dog, as that’s considered cleaning fee. There was no cleaning done during our stat only the bins emptied, as the teen I took with me removed so much dirt and rubbish between the couch cushions to find 2 x $1 coins. I was disappointed, as it’s so close to everything. But really shouldn’t be described as a motel.

The place is bad. We travelled with dogs and yes, we get what’s left usually but this was the pits. Asked if our dogs shed? What would it matter with the carpet as is? Everything is damaged.the doors are broken the light was missing a bulb - the entrance door had gaps underneath. The blind in the kitchen was gross.

Was put off immediately by the musty smell of wet carpet in the office. The rooms were VERY dated with basic amenities and smelt old. The gardens were overgrown with weeds. Very tight parking area. No love given to this property by the owners.

One night recently with a colleague and a child. The room was cold and hard to heat, even with the three cheap radiator heaters there. The bed was uncomfortable but bedding was clean. Bath towels were thin, small and scratchy. The "coffee cups" were like small cheap tea cups with no decent sized hot drink able to be enjoyed. Hot water was reasonable, not a smelly room but a cracked window in the bathroom and a towel rail that came off when the thin towel was placed over it. Not recommended.

The room has two doors, only one of which you can be opened from the outside with a key meaning you have to park by a slider you can’t enter by and walk back around the building. The room smells musty as though it’s been closed up for some time, large amount of crumbs and a lollipop stick between the couch cushions indicating a lack of a thorough clean and for some reason the laminate has been peeled off the bathroom vanity to bare “wood” which has mould marks. The bed was comfortable I guess but I wouldn’t stay again, very dated decor but I could have looked past that if not for the rest.

On arrival we were shown to our room which still had other people belongings in it. They removed them and left us in room. Went to make cup of tea and the cups were stained orange and there was food stuck around the inside of the microwave. Went and talked to the young man who told us he would put us in better room..why we didn’t get that one first I don’t know. So of we went to second room which was somewhat cleaner.. I always take my own pillowcase with me and when I went to put it on felt something hard in pillowcase On investigating discovered a knife inside the pillow protector cover. After thinking about this I have no idea how the cleaning staff missed this when changing beds.. every time we boiled the jug the heaters and tv went off as it tripped the fuse .. another guest was given the master key to all rooms..thankfully he was an honest man or he could have had some fun with that. No one came to see us to talk about these things and no discounts where offered. We would never recommend this motel to anyone staying in Dunedin

On the list of positives, the two bedroom apartment was clean, comfortable, had a good supply of hot water, had free wifi, and was very handy to many food outlets and city attractions. But the negatives need to be taken into account: the place is very dated; the decor is drab; it exudes an atmosphere of needing a lot of care and attention; there is maintenance work to be done or it is ignored; the number of tv channels was really limited and the set barely performed; no radio is offered to compensate; the towels were tissue thin and there were no toiletries, not even a cake of soap. I would not class it as a budget motel at the price charged but it was survivable for the three or four days I was there. I am sure I could have found a more appealing place for the price I paid.

Central to town. Comfy bed. Very dated decor and room. Deep step up into shower. Water pressure ok. Uncomfortable couch and chairs. Kitchen has very old cooker with cracked control panels. Gardens a mess. VERY overpriced for what you got.

Very very dated and unmaintained. The staff are not helpfull and bearly speak English. towells and rubbish removed from the room but thats all. no dishes done, the bed was not made. We have stayed here before and the price reflected the style and age of the room. New owners and the price is up and the service down.Budget warehouse TV that had poor reception- channels and sound. 3 night stay. never again.
