Highland House was built in 1911 as three-terrace dwellings. This distinctive building now has been renovated as a self-contained boutique hotel which offers the best of all conveniences, along with the bygone charm of Dunedin’s Scottish heritage. The hotel is located on George Street, a traditional “University” street close to the campuses, of Dunedin, 'The Edinburgh of the Southern Hemisphere '. Highland House is perfect for a weekend break, watching a sports event or concert, a business stop over, family gathering, or for parents visiting their children in the universities or schools. We are near the entrance to the longest highway of New Zealand, SH1, it is very easy to drive to many places including Dunedin Airport, Long Beach Sea Cave or Warrington Recreation Reserve. The public transport is available, or even on foot, to visit University of Otago, Dunedin Hospital. The St Clair Beach can be reached from the bus stop across the street of the house. Only 2km from Dunedin City Centre and near theme parks, Highland House is in an area with beautiful sceneries, and good shopping or meals. The area's natural beauty can be seen at Dunedin Botanic Garden built in 1863,the oldest park in New Zealand, just 5-minute walk from us, and Woodhaugh Gardens, rightly beside us. These two gardens provide wonderful backdrops for wedding or other photography. To understand New Zealand culture and history, Otago Museum and Toitu Otago Settlers Museum are the highlights. Looking to enjoy an event or a game while in town? See what's happening at Forsyth Barr Stadium, 1.7km away from us, or Edgar Centre, 4km away. Highland House is divided into three separate terraces with 10 studios. So besides booking one or a few studios, there is the option of booking one whole terrace containing 4 spacious studios, two terraces containing 8 studios or the whole house with 10 studios if you book them early enough. All the studios feature a kitchenette with a microwave, fridge, electric kettle, toaster, tea/coffee making facilities, etc.; a private bathroom including free toiletries; pillowtop beds with comforts like premium bedding and down comforters; a flat-screen TV with digital channels. Free WiFi is covered throughout the property. Free private parking is available on site at the property. Self-laundry facilities, 24-hour front desk, and express check-in /checkout are available at this smoke-free hotel. Additionally, we offer assistance with ticket or travel booking onsite. We look forward to meeting you at Highland House!

We received a friendly welcome at the Highland House Boutique Hotel and the service was extremely attentive throughout our week-long stay. There are several car parks on the hotel grounds, as well as in the surrounding streets.
The city's sights and the university are a pleasant walk away. The magnificent botanical garden with its rose garden is just over 5 minutes away. The Otago Peninsula with its Albatrosses can be reached in a short hours drive.
Our family apartment offered enough space for the three of us in the two rooms and was very clean. The small kitchenette enabled us to prepare a good breakfast and heat up a delicious take-away dinner two or three times. The first breakfast provided by the hotel was good value for money.
The room service was exemplary and we were very satisfied with the service provided by the young staff member in every respect.
We have already stayed at the Highland House at the beginning of 2017 and can recommend this small hotel in beautiful historic walls. We will be returning here again.

A series of early 20th century houses have been converted to sort of serviced hotel rooms. It is an old building, so no lift. Fortunately, the “jack-of-all person” was kind enough to bring our suitcase upstairs. The rooms have the Victorian era feel to it and the bathroom has been added and modernised. There is no dining area but a continental breakfast is provided. As the hotel is very close to the city centre, parking is a problem but fortunately the hotel has free parking. There are a few takeaways and a Thai restaurant close by unless you get into the car and drive somewhere in the city centre. Good for a short stay.

We are return guests for a reason. It’s not a soulless motel room with generic decor. It’s packed full of character and comfort. It’s spacious and warm. The host was super sweet and friendly. The shower was superb, the facilities were perfect. Beds comfy, double glazing on the windows and thick proper curtains help keep traffic noise to an ignorable level. There’s offstreet parking which is a little bit tricky to navigate but nothing that would put me off returning. All this for a decent price as well. Thanks again Highland Boutique Hotel. We’ll be back.

This is a hotel with character and charm. We stayed here as a couple for two nights and shared a beautiful room with a sparkling clean en-suite. The room had a classic old-fashioned fire place (non-working) and the fine touches that you associate with Georgian or Victorian manor houses. The hosts were welcoming and went out of their way to accommodate our requests. There are only a few rooms so you have the feel of staying in a wing of a private home. If we return to Dunedin we are definitely staying here. Great value, great location and great ambience.

This old girl has been beautifully done up but they skimped on the heating. One little Skope heater didn't cut it with these high ceilings and old windows. We had to leave it on for a lot of the time. The bathroom was very-well equipped with a full bath and good shower. Unfortunately being located right on a corner with all the bedrooms adjacent to George street the road noise was a tad annoying.

Thank you John to review. Normally the heater should be enough to warm the room, addtionally with the electrical blanket equipped fo all the beds. We could also supply extra mobile heater if requested. Hope to see you again...

An old building that has been nicely converted into motel rooms. The rooms are decorated very well and full of character with everything you need, and the small kitchen area was a bonus. A good location and a pleasant stay.

I thought I had a really good deal when I booked this place. Only to find that there was a credit card fee involved. Personally, I think that if there is going to be a fee then it needs to be on the reservation and mentioned when you make the reservation.

Basic accommodation in Dunedin. Rooms are clean with a small pantry, sink and microwave, dishes and cutlery available.
Location right on the busy street, so a bit noisy in the evenings, not possible to sleep with the window open.
First impression a bit run down, e.g. broken blinds in the office.
On our next stay we would rather choose the Leisure Lodge just around the corner.

Nice location in North Dunedin, off street parking was good, bit of a walk into town. Could do with a spring clean but overall cleanliness was fine. Beds comfortable. Check in was interesting with 2 young ladies (possibly students) who were pleasant and sufficient but a bit amateur. didn't like 'Boot Tea'. Overall very good

Kia ora ruddellkusabs - thanks for taking the time to review! Yes, its difficult to manage all the leaves during fall - they just keep falling! Come back and checkout the clean-up its a weekly chore. If you could be more specific on the 'amateur' bit that would be extremely helpful on what kind of correction we need to make.

Even though the building is on a main street, it’s quiet. The interior is beautifully restored. The room and bathroom were spacious. The bed comfortable. The only problem was the off street parking. Very difficult to drive out with an SUV. Had to reverse out this f the property. Also not many restaurants within walking distance.
