Our medium size group of 17 booked rooms, meals and a conference space at the Hotel.

The good stuff. The Hotel lobby is a nice modern recently refurbished space and makes for a good first impression. Car parking is plentiful and all the rooms we were booked into (both first floor and second floor) were clean and what one would expect from a low/mid range Hotel.

Beds were fine and there was a small selection of pillows available. TV worked but with only basic Freeview channels available. Clock radio with USB charging ports x 2. Pricing is reasonable and location is very good.

Not so good. The dinner catering was selected from a fixed conference menu and was universally disliked by our group. The desert was quite franky appalling. The conference lunch menu was even worse, it being barely edible. Overall these meals were unacceptable and not value for money.

The breakfast on both mornings however was a shining light apart from the poor coffee. For our group breakfast was included in our rate and was excellent value and quality.

Our group loves to socialise around the bar before dinner and when returning to the Hotel at night and unfortunately there is no cosy space that allows for this.

The exterior of the building needs some love such as the hanging and flickering neon sign on the side but this can be forgiven after 2 years of Covid restrictions.

Strangely, for some reason, there were plumbing issues at the hotel. The lobby toilets were unavailable and had been for a few days at least. Toilets in all rooms had a very lazy flush, some required flushing multiple times to 'clear'.

Conference facilities, we had the Washington room, are however excellent and the best we have experienced in 15 years. The large automated screen and projector set up worked perfectly for us. There is also a built in sound system that can be accessed in a couple of ways including the HDMI from your laptop.
The room had great air conditioning and good set up for breaks in the room.

It's a toss up as to weather we would book into the Armitage again, maybe with meals and drinks off-site it would work better.

We had two double beds in our which which was spacious and had a spa bath, which was great. The photos of the room being as advertised. However the hotel itself was run down, the hallways were dark and a bit like the Shining and in need of a refurb. They are currently doing a refurb on the exterior which is also in bad need of modernising. The balconys have very dangerous balastrades, as the gaps are too wide so a child could fall through. There are signs warning of this, however they should just get new balastrades. The WifI was slow and the TV smaller than expected. There was also a stain on the side chair, which we did not use. On the positives the service was friendly and prompt, with extra towels available for the pool, our room and bedding was super clean, no street noise or noises from other rooms (we only once heard a door shut) and our daughter loved the pool, which was why we picked the hotel in the first instance,, and also the room being spacious, hence our rating. For us, these positives balanced out the negatives, as we did not really need the WiFi, we didnt use the balcony and we walked fast down the creepy hall which should be modernised!

Stayed here for a couple nights over new years with my partner. Great location and lots of on site parking. The staff were very friendly on both check in and check out. The room was clean but very out dated. The only sink was the bathroom basin, which was an open plan bathroom area. The sliding door onto the deck and the deck itself were due for some maintenance. The bathroom was very old and needed a revamp, the shower rail was broken and the toilet barely flushed. No microwave, just a mini fridge. Despite the outdated decor it was very clean, however there was no turn down service offered due to covid which also seems a little bit long gone - but appreciated the staff

We never actually go to stay here as we got trapped in Napier when the cyclone struck and NZ Gov declared an emergency. All the routes out of Napier were closed so we had no choice but to cancel the booking. Despite this we are not getting a refund as the booking was non-refundable and the Hotel won't budge. Even Hotels.com, who we booked through are very surprised by this as the other booking we had to cancel gave a full refund as they seemed to understand that a National emergency is exceptional circumstances!

I booked this hotel online 3 weeks ahead of our stay only to find they had taken the money out of my account straight away. Most other places only ask for your card as security then charge you on arrival which is fare enough. I was so gobsmacked I was going to complain to the hotel association but it was suggested I go back to the hotel first so to be fare I did that last week and still haven't heard back. A very poor PR move on their part not to mention bad practice. Why do they feel the need to do that when they have your card to charge you if you don't turn up. As you can see I have had to make choices before we even got there to get this posted

Spacious, clean room. Customer service adequate. I was asked for credit or debit card on arrival - which I didn't have - to be kept by hotel for duration of my stay. Receptionist then said my eftpos card could be handed over instead. I didn't do that because I actually needed it to pay for meals, petrol etc This was quite an issue, then I had to pay a bond! I am a 58 year old woman, visiting family. I'm not going to have parties in my room and damage stuff. I found this quite extraordinary and offensive. On check out, other guests came and handed their key cards back and did not have to wait for cards to be returned or bonds replayed. Also, ridiculous to demand my eftpos card, I'm here on holiday, to shop and do touristy things and spoil my family. Couldn't do that without my eftpos card. Also, no room service or housekeeping - that's ok but there was a form you could fill out if you needed supplies refreshed, which I did but never received the supplies!

Terrible experience. (Went for UB40 concert which was unfortunately cancelled due to weather). Booked a superior 2 double bed room. back in April. Arrived at 10 past 2 and told room wasn't ready. Was told it was to be paid for on arrival ($341.10). Went away and came back at 4.20pm. Room still wasn't ready. They tried to get me to pay again. We were taken to our room where there was one double bed. I went down immediately and showed them the emails (that I had kept thankfully) confirming the type of room I had booked. Then they had the audacity to ask if we had used the room. Eventually we were taken to a room (at 4.30pm) with 2 double beds in it, on the floor below the original room and with a view of the car park. The bedhead on one of the beds was held together with black tape. The power switch in the bathroom didn't work. The fridge was disgusting and the bathroom was dirty. No decent bar or restaurant. If the concert hadn't been cancelled we would have been late for it as it started at 4.30 and we had bus tickets for 3.00pm. We complained (nicely) the next morning and I was told they would get back to me. Well that hasn't happened. And they still took the $341.10 payment. Disgusting!!! Certainly not what one would expect from a decent hotel. Not even an offer of a part refund (as I really don't believe the room we ended up in was "superior" at all). I think the room they took us to in the end was one of the rooms that hotels save as a stand by for F-ups.

The hotel is very 'tired'. The lift shakes and rattles, which is a nightmare for someone with a disability who is claustrophobic. The bedroom was basic but the bathroom was 1970's awful. I'm only 5ft and I found it difficult. It was at the most 2 x 2 mtrs, containing a very old shower and a very high toilet. No room to even keep the towel next to the shower. The restaurant was closed so we had to dine in the bar which was a sole-less miserable room with no redeeming features and the food was below average.

Friendly staff. Lots of of Parking. Large room. Nice to see them full. Central location. Clean.

Expensive for what you get. Dated decor. Reminded us of the setting from the horror movie the shining.

Noisey, with parties going on til wee small hours. Three of the lights weren’t working around bed. Wifi didn’t work. Small tv with no sky.

If they are going to charge these sort of prices then then it needs a significant refurb to justify the cost.

On the plus side, the room is really nice, looking fresh and contemporary. Spotlessly clean and comfy king size bed.

On the negative side, there's no Sky TV! A significant omission. The corridors and stairs display the faded charm of the 70's and annoyingly, the pool is closed "due to covid traffic light red" despite there being no justification under any traffic light level. Thats either lazy or incompetant management
