We’ve been travelling for weeks through NZ and stayed here. Fabulous. We did have a two bedroom suite which along with the other rooms had a direct view onto Lake Taupo and fabulous views. The rooms look right over the lake with a garden or balcony. It was great to just chill and take in the view of the mountains surrounding Taupo including those in Tongariro . There are hot water sections on the beach where you can see the steam riding and you can standing the warm water. The motel has a small geo thermal pool which is fun , like getting into a hot bath. The rooms were spacious and have a spa bath in addition to a separate shower room and toilet. The kitchen had an espresso machine, two burner cooker, fridge , toaster, kettle. Kitchen and shower room things were replenished and if you wanted more just asked the very friendly receptionists/ managers.
There is parking for every residents car. On entry to the motel you have to drive down a short drive way between two adjoining properties , one being The Cove which has a nice cafe that is open for breakfast and lunch and the cafe is on the lakefront too. So once past the Mobil garage by the turn off to Napier heading out of Taupo centre just a very few metres on the right look for the Boulevard Waters sign and drive down the short driveway to the motel.
It is a few kilometres from Taupo centre but driving in to Taupo centre is very easy along the lakeside road and there’s plenty of parking in Taupo centre . And it’s a really easy drive. We walked there and back one day as it’s not a hassle to walk it.
I recommend this motel as it was reasonably priced and offered a lot including direct access to the lake (rather than other places which have the lake side road running in front of their motels). We really enjoyed our stay and especially enjoyed sitting out and watching the bird life, scenery, general life going on in the lake and sunning ourselves.

I recently entered in a competition Boulevard Waters were having on Facebook. Amazingly, I won! I have never won anything before, so this was such a treat. This package was their "Romance Package", which included two nights in their deluxe spa room, bottle of bubbles, grazing platter and breakfast. First of all, Julie is absolutely amazing. Not to mention Francis - the relief manager, and the owner (can't remember her name!) . Everyone was so accommodating and kind. We had an amazing time, the views were breathtaking, the bed was super comfortable, and the spa was very relaxing. I really didn't want to leave so we got a later check out! We will definitely be back, and I would highly recommend staying here. Thank you SO much to the team at Boulevard, my heart is so so full.

We recently stayed 2 nights in one of the top floor rooms so getting our luggage up the stairs was a challenge. The bed seemed a bit soft but we slept well. The bathroom is a bit tired and the kitchenette very dark but handy to have. I did a load of washing for $5 which included powder and use of the dryer. The lake views and sunset on our first night were stunning. It is quite a walk into town but the lakeside path is great. Free parking was also appreciated.

This was the highlight of our trip. Absolute lake front, best view in Taupo. We stayed in a top floor studio that was spacious, wonderfully fresh and cosy and extremely well equipped. Julie and Terry were extremely helpful. Waterfront walk at the doorstep, and Wholesome cafe one door down for our daily breakfast. We were also delighted that toiletries were plastic free. And the pod coffee machine was terrific . This is the only 10 out of 10 we have found, extremely good value. Our only regret is that it was fully booked and we couldn’t stay longer.

What a wonderful hotel! From the moment we checked in, we felt very welcome. We were shown our room and a small explanation given on amenities, etc. The unit itself (we were unit 1, which was wheelchair accessible which we hadn't asked for, but didn't mind) was beautiful. It overlooks the lake and our unit had a little private grass garden that we didn't use because it was raining. The unit had everything we needed and I'm sure if there wasn't something, the front desk would have been able to help. There is washer and dryer on the premises ($5 for both cycles) which was handy, but we didn't use it. There is a walkway down through the town on the water right in front of the hotel which was stroller and wheelchair friendly. There is also a large geothermal pool on the premises which was lovely. It was like a giant hot tub but at the perfect temperature. Even in the pouring rain and wind, we braved it and enjoyed it :) Check out was quick and we were sad we had to leave so soon! It was one of our favourite hotels we stayed at on this trip!

This is a great spot to stay. The hosts/managers are wonderful: welcoming, friendly and very helpful . The units are spotless and well set up to maximise the beautiful lake view. A peaceful spot to watch the stunning sunsets from your unit. Great swimming spots in the lake nearby too. Would absolutely recommend this place and can’t speak highly enough of the wonderful managers.

Julie greeted us warmly. This a very modern, well equipped and appointed condo! It is on the water of Lake Taupo with great views. Julie gave us great advice about Taupo and restaurants, Huka Falls, Otumuheke, ( a free hot spring on the Waikato River), and Chateau Tongariro. We loved our stay and enjoyed meeting Julie, terry and their daughter. There is a great walking path in front that leads into Taupo. It is rocky right in front but a few minutes walk takes you to a sandier beach. we had a great swim in the mixture of cool lake water and warm hot spring water. If you stick your hands or toes just into the sand it is hot! The lake water was beautiful as was the hot spring pool at the hotel. I highly recommend this accommodation!

3 adults and a 3 years old in the downstairs unit. Friendly staff. Main room great. 2nd bedroom claustrophobic and stuffy especially as the weather was instensely hot. My subjective view is the space would be better used to remove the in room spa pool and upgrade the kitchen and 2nd bedroom but I appreciate that would be expensive and some people might enjoy an in room spa. Kitchen REALLY needs an extractor fan, especially as the pans burn. Pool far too hot to use which was disappointing so really appreciated the proximity to the lake. Suggest take scissors to open grocery packets because there are none, and a light for outside if you want to sit out and read because there isn't one. If we had just been 2 adults and able to eat out it would have been a better experience. I would stay again though despite the glitches. Most spectacular sunset I've seen. No idea why the photos won't upload.

This one was a bit of a wild card in our travels. We booked online and were not sure what we would get in reality. We were pleasantly surprised with a spectacular view of the lake (Literally lake Front) , super friendly staff at check in , and all the facilities you would need for a holiday stay. The Unit was not new, but it was well maintained and certainly performed all the functions you would need. There is a small kitchenette with cooktop, fridge and microwave. If you want it , there is a thermally heated pool, and the studio also had a large spa bath if that is your thing ! The Sailing Club which is on the water and has delicious pizzas is an easy 15 mins stroll along the lake from your back door, and the town centre is a bit farther in the opposite direction. If you drive, everything is mere minutes away. So if you are looking for a comfortable value room for a getaway, this has everything you need. Note there is no room service etc , it is not a hotel. It should also be noted that there is no lift, so please talk to them when booking if you have accessibility concerns.

This is great place to stay. It’s a perfect location right on the water’s edge, it is spotlessly clean, very well equipped and expertly operated. Our room was spacious and comfortable, lovely bathroom and great complimentary tea and coffee including biscuits.... it’s those little things that make the difference. Julie was wonderfully welcoming and extremely helpful. This is the 4th accomodation we have stayed in so far on this trip and was easily the best! Thank you.

Sacred Waters is 5* apartment style accommodation whereas Boulevard is 4* hotel/motel studio style-both are self catering. The major difference is that all Boulevard's rooms are lake edge. Sacred Waters has a choice of rooms but not all have unobstructed views. Both complexes are of a high standard from a decor point of view. Tariff is also worth considering.
There are more places to choose from in the Taupo area.
