Tired and lack lustre it shows! Attention to detail and care lacking, the 4star rating overrated by along shot. Our room for Four was serviced for two only. Rooms not preliminary heated on our 3deg temp 6pm arrival, doors & windows open on, not impressed .

Our one night in a "Comfort Studio Room" was comfortable but filled with the merriment of staff enjoying their evening meal over a couple of hours, which not annoying may have upset others. Basic facilities are provided, clean and in good order. Parking is too be experienced with all vehicles either completing a five point turn around or like some reversing through the limited area car parking area out onto the main road. You get what you pay for -basic facilities in a clean environment with BBQ and kitchen facilities available.

The hotel room was nice and large but I desperate need for air con for comfort. Room accessories were very basic and not enough for 4 adults as booked. Having booked and prepaid for 4 adults I expected beds to be made for 4 bit no 3 beds made and told on arrival sheets are in the cupboard and this is the foldout couch (not) it was push a piece in and not big enough for 1 adult. The water was cold for 1night and morning so disappointed there was no communication from management to warm it would be cold showers in the morning and on checkout not much of an apology but more a pile of excuses with a $2.70 bar of chocolate to make us feel better (not) the management maybe could put more effort into customer service rather than just sitting around

Price was acceptable @ $120 NZ per night & on the Main Street. Plus Wifi was good & easy to hook up. But unfortunately that’s where it changed as we stated in unit 2 on Mon 29/1/2018. 1. No hot water for showers or use of the spa. 2. No soap holder in the shower nor is there any liquid soap dispenser in the shower. 3. Toilet door jams & hard to close. 4. No air conditioning for the 29d heat we had then 5. Kitchen table had a flat plastic sheet over it which made drink glasses very unstable. 6. Their DVD player did not work 7. No Sky / internet Chanel to watch movies etc, as we were told it was cut out a few months ago. 8. The spa water inlet grate was broken so it might suck in loose clothing items to cause a drowning danger

Lovely hotel in fascinating place. Nice touch of having DVD's available to borrow and a DVD in the room. The stay was made even better when they kindly forwarded a hair straightener that I had forgotten - excellent customer service - thanks

Stayed here for 5 nights recently. The room, on the ground floor, was clean and tidy. The only negative was that the afternoon sun made the room feel like a sauna. There was no air conditioning nor ceiling fans in the place which made the heat rather uncomfortable. Also when the people in the neighbouring units filled their hot tub and used it the noise from their conversation filtered into our room. The bed was very uncomfortable and we spoke with the office lady who did put a topper on it which did make it much more bearable to sleep.

The place is spotless the and staff were very helpful. I have 2 gripes 1) I hate toilets where they lock the toilet rolls in containers which give you one piece at a time especially like here when it is cheap toilet paper and you have to use quite a lot! odd really 2 TVs 1 dvd player yet locked toilet rolls. 2) The only thing worth watching one night was on Maori TV a brilliant Documentary and here in a major tourist place in New Zealand no Maori TV.

While the facilities do need a little work and maintenance here and there, I'm really not meaning to slight this place. I wasn't too worried about that side of things, as I found the service and ease with which they dealt with all queries very positive. Also they are conveniently located, only a couple of minutes drive from central Rotorua, and to top it all off, the spa was absolutely awesome, a true pleasure!!! I enjoyed my brief one night's stay and would honestly be happy to stay here again.

The room is relatively basic but it's cheap so that is to be expected. The beds are really comfy, the room is serviced every day and the spa pool off the main bedroom is amazing! You get a designated car park outside your room which is so convenient. We would recommend
