This is a decent motel with really friendly managers/owners and great location. Literally a 5 min walk to the mall area and a little bit further to the main street. They let us check in a little bit earlier as we had a little one. The facilities are a little bit tired but you have all the amenities you need. The rooms are clean and the spa was great to chill in during the afternoon. Unfortunately for us, the little one and I did get bitten by fleas (my husband was fine) during the night but when we told the owners in the morning they quickly changed us to a new room and we could see they were stripping the old room to clean it again. Full credit to them for doing that!

Accommodation was perfect for us, 2 families travelling together, we had the 2 bedroom apartment. A little pricy but to be expected at this time of the year. Rooms were a little dated but very clean and equipped with everything we needed. Highlight was the super friendly hosts!

Arrived in Rotorua with nowhere booked. Another motel owner phoned this place for us and we were welcomed in a most friendly way. Our host gave us a great deal and was super lovely. Private spa pool was an added bonus!

There are many hotels and motels in the famous hot springs town of Rotorua, nicknamed "Sulphur City".
The Ascot Motel has large clean rooms with every comfort but the main attraction is the sheltered, perfumed private spa pool leading off the bedroom - so relaxing and great fun.
The owner is a very friendly lady and she will attend to all your washing for you.

We stayed at the Ascot for just one night (althought the Proprietor, Mick, is convinced the word 'One' means 'Two') in March. The accomodation was fine, nothing special but satisfactory. Mick opened up two 'neighbouring' apartments (which is actually just the ground and first level of the same apartment) so that we had use of 2 double beds and one single (which was in the same room as one of the doubles).
There is a small, basic living area with a TV & sofa (which seats 2 - not ideal for 5 guests) and a kitchenette. The 'Spa' which was at the back of the apartment was good fun, but is switched off at 10pm and unfortunately you can't escape the eye-wateringly strong smell of Sulphur when in the spa so it's never going to be an entirely luxurious experience.
In all, the facilities are fine. Nothing to write home about, but satisfactory.
However, the Proprietor, Mick, is something else. Having booked in, paid for and signed for ONE night, Mick convinced himself we were staying for two. Having never informed us of check out time, we arrived back to the motel after breakfast and packed the car only to find ourselves dealing with what can only be described as an outraged and pompous Mick telling us that we owed him for a second night (it was 11.30am). According to Mick, as we had 'given the impression' we were staying for an extra night by not vacating the premises by check out time (which he and he alone knew) we were going to 'have' to pay him for a second night. Polite reasoning proved not to deter him, and within minutes he was threatening to call both the police and 'Customs'. He had instructed his cleaning staff not to change any of our bedlinen as we were staying for an extra night (in his head). Why he thinks we'd have paid the same price to stay for an extra night in his motel (with dirty sheets) when in the same street there were 40+ motels desperate for out of season custom is beyond me. Yet more proof that he's not the most professional operator in the area.
We could only laugh as we drove away, at the proposterousness of him on the phone to 'Customs' expecting them to 'arrest us on the way through' because as his only customers that night we'd vacated his empty motel just over an hour later than a check out time we were entirely unaware of.
I have to question whether he purposefully held back on informing us of the check out time and instructed his cleaning staff not to clean our rooms to guilt us into paying for a second night. Honestly, I wouldn't put it past him.
I wouldn't recommend this motel to anyone - but thanks to Mick, for a really good laugh!

as others have said, this is a nice motel with your own hot pool at the back of the unit. Friendly owners, fresh milk provided in the fridge!

Now known as "Ascot on Fenton" this has apparently been in new ownership for around a year. Clean and well decorated with flower baskets outside each unit. Helpful management and a large private spa bath. Discount voucher for a local restaurant. All at a good price. What more could anyone want?

A lovely place to stay. Warm, friendly, clean and spacious. Oh and a private spa that is filled just for you, to your preferred temperature!
The location was fantastic as we were able to walk into the centre if we wanted to.
I wouldn't stay anywhere else in Rotorua.

Great value for money, well set out and comfortable beds, had to turn the heating down it worked to well. Wifi was very consistent, had sky but limited channels. Toiletries the only disappointing point

We stayed at a one bedroom unit and a standard room upstairs. The one-bedroom unit has a private spa which is very good.The standard room is not big but good enough for a one night stay. Monica is so nice, friendly and helpful.
