The place was nice, but not as exceptional as we expected by others reviews. Things are a little worn in the room we were in. In the morning my wife went to use the spa/hot tub and after filling it with water she turned it on and it spewed out extremely dirty water. Manager said it was because the hotel was old. I disagree. - it simply needed a better cleaning. Use bleach and fill, run and refill the hot tub until it comes out clean. It’s not rocket science. They don’t offer any kind of refund but they did offer us a couple of candy bars and an apology.

Good location, comfortable rooms. We had a studio for 2 pax which was upgraded to include a jacuzzi spa ( no time) to try and kitchenette. Also a unit for 4 beds with kitchenette for which we were able to do some cooking. Only grouses- car park at basement was too tight for a big MPV and toilet pipes were rusty. Kudos to the owner for helping us to park the MPV when parking was tight.

Inexpensive and quite good. Haven’t been to Rotorua for years and surprise I did not book ahead. I was here doing a half way meet with a cousin. After our meeting I travelled out of town a little heading south looking for a motel. This came into view when I headed back into town. It was the last studio room downstairs away from the road. You can hear noises from above, but when you’re tired that fades into oblivion. Overnight stay was good. The room sleeps 4 as queen size bed and two singles.

Located on the run-into the centre of Rotorua, this motel is fairly well located for hitting all the hotspots…but it’s a somewhat squat complex with the entry/exit and parking presenting a tight challenge. The layout of our upstairs/downstairs 2-bedroom accommodation was odd in that it all seemed a little cramped. Furnishings, décor, etc all a bit drab and lacking something, but having access to Netflix was a nice touch. All said, this motel served our purposes adequately…nothing more, nothing less.

We were taken to room 11 at 3pm and our journey at this hotel lasted approximately 2 minutes, the room was positioned as 4 star, and it is a 1 star at best. It felt like it hadn't been updated since the 1980s.
We spoke to Han, and despite showing him the photos of this horrible room, and expressing our dissatisfaction he continued to state for $210 a night it was good value.
Upon asking for a refund for something that was a 1 star he stated that he would only refund if somebody else took the room, needless to say nobody did and we paid for a room that was substandard.
This chap is solely about the $$$, customer satisfaction means nothing, do not stay here it is truly below average.

We stayed 2 nights in the two bedroom unit. The owners were very friendly and helpful, she even borrowed us her own pot, so that we could cook hot soup for dinner! The 42 inch tv was great! We very enjoyed watching the Ruby semi-final match! Laundry service was fast and efficient. The down side would be no kitchen exhaust, and not walking distance to shops or restaurants. Overall, a good place to stay.

Family holiday from Oz with 2 teenage boys. Very helpful on arrival with tour info provided at reception then full tour of room and TV 'training'. Very clean great a/c and quiet location - managers go above and beyond to assist !!!

We took a 2 bedroom service apartment. One room and bathroom in the ground floor and one room and kitchen upstairs. quite inconvinient. They had no laundry facilities. Nz being a driving holiday generally laundry in the motel was quite important. Not too happy. We stayed 2 nights and asked for change of towels . They just chaned towels did not even clean the rooms or clear dustbins

We stayed for two nights and found the place great. The room was lovely and clean, large and very well laid out. The owners were very helpful and seemed genuine people. It was very hot for the days we were there and we found it hard to cool the room down despite windows open and a fan going all day. Our main complaint would be the squeaky floors in our room and the one next door - the two rooms at the top. Every time someone moved around there was quite a bit of noise -mainly only a problem during the night. The bed was comfortable which is always important. The access to town is very easy. We would stay here again, but perhaps in a room down the bottom :)

Hi, no they do t have air conditioning. I have stayed there is summer and havent needed air conditioning at all. They do have a pedestal fan supplied but we never had to use it. Summers in Rotorua are not very hot anyway
