With a host of unique or unusual features (including a cinema lounge as well as a swimming pool, organic garden and orchard, chickens, ducks, donkeys and sheep), Mokoia Downs offers memorable experiences rather than simply a place to stay. Set in five acres of beautiful, park-like grounds, Mokoia Downs is just over 10 minutes from central Rotorua and within easy driving distance of all amenities and attractions. it's also far enough away to avoid the sulphur smell! Enjoy enchanting walks around the grounds, feed and pet the animals, and just soak up the tranquility and seclusion offered in this idyllic setting.

Teresa and Mick were fantastic hosts. Helping us book restaurants and tours, and hosting a homemade liqueur tasting too! The rooms were really comfortable and the breakfasts were delicious. It was great to feed all the animals in the morning too.
