The whole apartment had this smell which would not go away at all. It was daunting. The kitchen floor was sticky as hell...avoided going on that side. The decor is tiresome. A bit of walk too from the isite and city centre. Only reason for an extra star was the cost. But had i opted to pay 30 dollars more could have got a way better deal.

In desperate need of refurbishment.
Easter weekend so nothing else available at short notice.
Could feel the bed springs so not a good sleep.
No basic things like Salt & Pepper, tissues, face cloth or soap.
Hot pool was burning hot so couldn’t use.
Bug crawling in bath.
Very friendly manager though who was helpful and made the stay bearable.

The Good:

Located in a quiet area, two blocks from a park, and a short walk to shopping area.
Less expensive than many other hotels/motels.

Very friendly, nice, and helpful owner.

Kitchen area and refrigerator meant we could eat breakfast in our room and save money on food.

WiFi worked in the early morning and afternoon but seemed to get slow in the evenings when everyone was in their rooms.

The Rest:

Looks like it was built in the 1950s or 60s and that it has not been updated since that time.

Walls of the room were marked and could use a cleaning and a paint job.

Carpet is worn and threadbare in places and needs to be replaced.

Bathroom needs to be torn out and replaced - no water pressure, mold growing on the shower curtain, appears to be rot around the area where the shower/tub meets the wall.

This worked out fine for the four nights that four of us were there, but it definitely took some getting used to, and all of us wore socks all the time rather than going barefoot in the room.

When we arrived we got greeted by the friendly owner/manager. He showed us to our room . We had friends visitng from overseas so there were a total of 4 adults & 2 children. We booked a 2 bedroom unit and the room seemed okay in the beginning. Howevver when we opened the bathroom cupboard, it had rubbish (used sanitary pad) lying in the cupboard. The toilet had no rubbish bins. The sheets on the bed did not look fresh. The wall behind the toilet pan was rotting, and the floors(both kitchen & bathroom) looked as if it had not been mopped for months. The unit had a full kitchen facility, however had very old cups, plates & bowls. It only had 1 dirty pot and a rusty tea-pot.(we had to wash the pot to use it, we did not bother with the tea-pot). The facility advertises it has a pool, the pool temperature was 42degrees. I am not sure if this is standrad temperature but seemed awefully hot. Someone(possibly a guest) hosed cold water into the pool. My kids with our friend decided to go for a swim and while they were in the pool a guest comes in, jumps into the water nude. My kids quickly jumped out of the pool. We complained to the manager and he apologied but the guest remained in the pool, needless to say my kids did not return to the pool. There was one baby Cockroach roaming in the kitchen, which quickly disappeared into the rotting window pane.

What can you say to someone who gave you shelter? Our flight was cancelled and we were stuck in Rotorua for four days. We used booking.com to make reservations. When we arrived he noted that we could easily fit into the larger of the two rooms and allowed us to cancel our other reservation without penalty. The room was two bedrooms and slept nine with one bathroom (separate toilet). It included a full kitchen with microwave. The walls were painted cinderblock. There was no a/c but fans were available. We were there during summer. It was clean but a bit dingy. The bathroom was OK but the shower was too low for me (I'm 6'3") and only warm water. It was your typical motel experience. Nothing like the hospitality of a hotel or b and b.

Older type motel close to everything and everywhere. Décor a bit dated but clean and management were helpful and friendly. Shower over bath was not ideal and could have done with a new shower curtain as the one we had was moldy. No milk supplied but not a biggie. Definitely value for money though. Would use again.

The motel is well located in Rotorua to the CBD. The units are dated as noted in other reviews, but the unit we had was clean and tidy. The service was good, and the price made it a great place to base ourselves for a couple of days.
If you aren't worried about shiny new fittings etc, but want a comfortable, well sized place to stay - here is a great option. If you want flash, go somewhere else.

I stayed here with my parents for one night and had a relaxing and enjoyable time! The owner was super friendly and was willing to give tips and vouchers to the places we were planning to visit in Rotorua. I highly recommend to stay here for a great value while being stay close to all the local areas!

This motel is well located for both the town and park. The room we had was well equipped and clean. It has its own mineral pool which is free a bonus.
If needed the owner will arrange pick up from the bus drop off.

Stayed just for one night. A nice big room, or rooms. Had all you needed and free wifi, but was just dated and old. Well stocked kitchen. Fairly central, about a 10 minute walk to the main areas. Easy parking. Nice, friendly owner.
