Our 3 nights here was the final resort accommodation of our NZ touring holiday.
Ron and Lesley were extremely friendly and welcoming hosts.

Their property is perfectly located in a quiet residential area of Rotorua far away from the busyness of the central area and the sulphur smells.
Their driveway is quite steep but Ron is on hand to help with manoeuvring vehicles and luggage which was much appreciated.

We booked via Booking.com the room and the apartment we were allocated was huge - 2 bedrooms, a large lounge with a clever kitchenette which could be closed off, and a bathroom with shower. The furnishings were very luxurious and comfortable. It also included a garden area with table and chairs. Ron and Lesley operate a 'shoes off indoors' policy to help keep everywhere nice which we were very happy to respect.

Breakfast items are included and in the room all ready for you to use - orange juice, cereals, bread and yogurt , jam, teas & coffees and fresh milk. - the most simple of our holiday accommodation breakfasts but perfectly adequate to set you up for the days adventures.

We stayed at Karanda B&B for 2 nights in Jan in double room. The bathroom is shared with another room but fortunately the it wasn’t occupied for the most part, so we had the bathroom to ourselves. Continental breakfast was served out on the terrace, where you get a chance to meet other guests and enjoy lovely views out over Rotorua. Leslie and Charles were great hosts and this place had a real family atmosphere, making you feel very welcome, shared some nice stories, local knowledge and tips on where to visit. If you are looking for something local and homely, this is the place for you.

It is a great chance to relax in a warm environment at the end of a long and tiring day. It is very pleasing to find a warm home environment and a clean environment at the end of such a winter day in Rotorua. “Karanda BnB” served us by providing a beautiful and peaceful environment. Thank you.

We traveled to Rotorua from the north. Stupidly, while the cyclone Gabrielle was keeping the country in suspense. Lucky for us: there is no better place than the Karanda to compensate bad luck. Great hosts, great accommodation and best of all: the best beds we have slept in since arriving in New Zealand. So we did what you can do: the Polinesian Spa, the Kuirau park and otherwise felt comfortable in the apartment while it was raining cats and dogs outside. If the weather had been better, the location would certainly have been more than a 9.

We live only 90 km from this property but wanted a break away from home for a special occasion. Ron and Lesley provided this ten fold. We had the apartment as we like to be self contained and know the Rotorua District well so just wanted to chill out and relax in beautiful surroundings. We had our own deck and breakfast provisions were amply provided for. We even took our own evening meals with canapes and wine. The decor is stunning, certainly showcasing the taste of the owners. High class fabrics and crisp sheets. We did not want for anything and if we did I am sure it would have been provided. We had beautiful views over the town towards the lake. The furnishings were soft and ornaments reflecting the owners' travels. There is another studio as well as the apartment and rooms in the main house for B&B. By the number of guests when we were there, it was very popular. Thank you Ron and Lesley for a fabulous stay.

My husband and I stayed at Karanda for 3 nights to explore Rotorua. Karanda is only 5 minute drive from town and close to most of the attractions. Lesley and Ron made our stay the best experience, their place ticks all the boxes; beautiful view, nice building, comfortable, cosy, clean etc etc.
Lesley and Ron also helped us to organise our day trips and recommended a couple of restaurants that by the way were great.
Thanks guys, we’ll be back for sure!

Very high-end and tasteful furnishings and fittings throughout this large suite opening on to a lovely garden offering views over Rotorua and beyond. Especially large and comfortable bed. Immaculately clean and with excellent facilities. It was a delight! The owners were friendly and helpful. Nervous drivers may find the driveway a challenge though the owner does offer to help with manouvering the vehicle.

Ron and Leslie are very welcoming with a gorgeous place and and a stunning view. Their cat is a great plus for pet lovers in need of a fur fix. Leslie makes a delicious and beautiful breakfast and Ron is a barista par excellance.

We spent 2 nights in the 2 bedroom suite and couldn’t have been happier. The beds were very comfortable and Ron and Lesley could not have been more welcoming or helpful. Breakfast was available in the suite including yoghurts, cereal selection, bread and local jams, honey and butter. We made use of the BBQ which was fantastic.
