Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.

Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Booked for 1 night, lovely refurbished room and comfy bed. Such as shame this experience was ruined by the Rude Receptionist. Check in time: 2pm-5.30pm however office was closed when we arrived at 2.45pm. After several knocks, I rung the contact number only to be told by a rude young woman she was on lunch and be back in 10 mins. She did in fact arrive shortly after, we had a blunt conversation with me requesting to see the Manager only to be told they weren't in until Sunday. My point is this: please be present for your customers during the designated check in time, don't then repeat the conversation we had with your boyfriend who walked into the office once we had left showing No respect for us at all.

We stayed over here , with friends who were visiting from ths usa in the next room as us. the rooms were clean, but very dated, and old, our bathroom and toilets were an old peach pink colour, but still clean.the attitude of the hosts was not very friendly, particularly the lady pam.she came to anounce to us that the hotel had a policy of not allowing highlly aromatic food to be cooked in the kitchenettes, which is fair enough considering that there is no exhaust for the fumes , but the way it was said was not particularly nice.( my wife and me are chefs and have worked in 5 star hotels in a few different countries , so the kind of attitude towards guests who are paying was appalling.)
After we left we were charged a 68 $ on top of the bill because our 2 year old had scribbled something on the duvet.we were not informed or anything just "bam".my wife called and said please post the duvet cover to us, we will get it cleaned and sent back to you, but we are not standing for this kind of nonsensical treatment.

Had a 2 day stay at this hotel, clean and tidy, new owners who have great plans! Great, I would suggest new beds first! Also, the first hotel I have come across with no decaf coffee sachets. We were upstairs and unfortunately the noise from the people using their covered outdoor spa pools downstairs was a bit much. But once again extremely clean which was lovely and very nice owners.

We booked a family room for the night before Easter Friday, we informed the reception that we would check in after hours, and the reception was very nice in organizing the room key locked in a key box, and sent us an email with instructions and advised there will be no after-hours contact available. When we arrived at the motel at midnight, the key box was unlocked and no room key is in the key box. I sent an email at midnight stating the incident. The next morning around 9 am, I received 3 emails from different people from the motel, one asking me did I manage to get in the room or do I want a refund. Later in the Easter Friday morning, the receptionist advised their staff had forgotten to put the key into the key box. At last, I have my refund, but the experience is absolutely horrible. No one from the motel has rung us to apologize. The receptionist has sent an email to apologize but not the motel manager. Absolutely foolish mistake and the motel is not under good management.

Excellent location in Fenton Street.
The motel was perfect for us, a family of 4. The lady at the check in was very friendly. Property was clean and just the right amenities needed for 2 nights. Parking was just outside the room

They have a locked garage for mountain bikes, they have a clean and refreshing spa after a day out on the trails. Reception is always there and friendly, kitchen came in handy and rooms were great! would definitely recommend if traveling to Rotorua.

We stayed in the motel December 2011 for two nights , was really resonably priced compared to others in the area. Rooms were a bit dated but still clean and large enough with kitchen facilities & spa bath

As a resort owner, I have to agree with the negative reviews. There were so many minor and major defects - many of which would have taken very little effort to "fix". The noise level I can accept as management would have little control, but watering down the liquid soap, presenting a previously opened single serving coffee sachet, not changing the linens for our second night, putting a safety pin in the sink drain plug instead of spending at most a couple of dollars for a proper one, toilet seat totally loose with only one nut out of two holding it down ..... come on, that's unacceptable.

One of the worst beds - would have been better to camp out in a sleeping bag.

The pictures on the website is far from the truth. False advertising. Decor from the 80s. It’s very tired, worn down and dirty. The whole thing was just gross. I won’t be going back and I really want to warn others not to go there.
