Just spent a 5 night stay here. Great location. Great apartment, well equipped, clean and tidy.
The only thing that let it down was the housekeeping, the room wasn’t vacuumed for the whole stay, the beds looked like a teenager had made them, and whilst the tea and coffee was refreshed apparently this doesn’t extend to the small carton of milk, even when requested.
The receptionist on our arrival was great, welcoming and very helpful, others after that less so.

We enjoyed four nights at the Sea Spray Suites over the July school holidays.

The property is located about a 10 walk from central Paihia (ie: not in the main business district). We actually enjoyed that however, as it was a pleasant walk and made for a quieter area.

The rooms are (as other reviewers have noted) a little tired. They were clean, tidy and functional however, and the tiredness didn't detract from the enjoyment of our stay too much. A little maintenance would go a long way to overcome these issues.

The is car parking on site, but the parks are relatively small. Most of the vehicles we saw were either SUVs or people movers, and the parks were barely large enough for these vehicles to park next to one another.

There is a laundry on site, but it wasn't always open during its advertised opening hours, and was relatively expensive to use.

Our one real gripe was room servicing. Our room wasn't fully serviced at all during our stay, and there was nothing on the website or in the booking details to suggest that would be the case. Small items like shampoo (etc) were sometimes replenished, but even this was a bit hit-and-miss (despite the card being left out asking for the room to be serviced). Of course, replacement items were provided when we asked, but we shouldn't have had to ask.

While we enjoyed our stay, and would stay again, we were left with the impression that there was a general lack of attention to detail. Not what we expect from Heritage Hotels.

well located - just a ten minute walk to the main wharf where the Russell ferry and the Bay of Islands tours depart from. We extended our stay there, just so happy with the suite we had and the extremely kind staff. We had a problem with getting the mini-stereo to play a CD. The East Asian background lady from reception worked so hard to get it to work or find an alternative, but didn't manage it. Ah well, so we didn't get to hear Beethoven's 6th with the waves lapping on the beach across the road. We decided to extend our stay and Sam was so helpful in negotiating a good rate and offering us whatever milk, tea, coffee, or towels we wanted. The next day I was sent to get some pepper from reception, as the kitchen pepper shaker was empty. Reception closed, but a lady in a unit above (NZ/Pacific) asked me if I needed anything. I explained pepper. She said - I'll get you some from my kitchen. And did. All these ladies were just great. The facilities in the suite were good enough that I could cook a meal for four. Back in a heart beat, mostly because of the staff!

There is nothing basically wrong with this hotel but there are one or two niggles that can be pointed out.
Firstly the picture is misleading. Most of the suites are not facing the front with a beautiful view but at the back. The ground floor ones are dark and have not got much going for them as far as I could see.
We were lucky and had one of the sea facing suites which was lovely and had great views out over the Bay. In places it was a bit tired though, the bathroom sink was cracked and needed replacing for instance. It was also right next to the 24hour petrol station.
My main criticism was the servicing of the suite and grounds. We stayed for 4 nights and during this time we had to ask for toiletries, cleaning agents and condiments to be replaced when they ran out. The floors were never hoovered/ vacuumed and we found half an old meat pie and sausage roll in the oven after a day in the suite!
The grounds were not swept during our time as far as I could see and they should have been.
The staff were always polite but really someone needs to organise things here.

Please allow me to respond to the issues you have raised. 1) We have 30 units, 24 Deluxe Suites which are non seaview and 6 Premium suites with seaviews which are slightly more expensive. Our official website has genuine information, unfortunately we are unable to control the websites of other travel agents interpretations 2) Yes you are 100% correct, the basin is cracked & I can confirm to you that the bathroom is having a full refurbishment which is scheduled for April this year 3) House Keeping Standards - It is very disappointing to read the House Keeping issues you raised, we thrive ourselves on providing exceptionally high levels of cleanliness and I sincerely apologise that you did not experience this, I will definitely follow up with my team 4) Grounds - once again we pride ourselves on providing a clean property both internally & externally and I can assure you that our grounds are maintained almost every day, this time of year a lot of leaves fall from the trees surrounding our property and we try our very best to maintain the tidiness. We stayed here for two nights and we were really happy with the quality of this accommodation. Really well equipped and the location was right on the beach and only a 10 minute walk from the main shopping area in Paihia.

Staff were lovely. We used the laundry facilities as we were here for a month and cost literally nothing. They will even provide free beach towels rather than let you sneak the room towels down to the beach!

Car park is right but otherwise no complaints

We’ve stayed here before and stayed at Heritage properties before. I really don’t believe this property warrants being part of the Heritage chain anymore. We treated ourselves to the most expensive, 2 bedroom seafront apartment which was on the 1st floor of the 3 level building (no lift).
The apartment was tired - damaged walls, damaged cabinets, holes in the drapes, cracked bathroom basin, leaking kitchen tap etc (see photos). The combo oven/microwave was extremely difficult to use despite instructions provided. The noise from the apartment above was really irritating as there is obviously inadequate insulation between levels. The kids running around above us sounded like a herd of elephants.
We returned after a day out and were surprised to find the room had not been serviced. On querying we were advised ‘due to Covid’ rooms were not being serviced. Ridiculous! We’ve been traveling around NZ for over two weeks and NZ is at level 1. No excuse for this. We were told apartments would only be serviced for stays 3 nights or more. Reception said however they would make an exception and have our apartment serviced after the 2nd night. This never happened and once again we had to ask for fresh towels.
Sam, at reception was lovely and very obliging but it wasn’t enough sadly.

Really poor experience at this hotel. No one was available for check-in when we first arrived. For over $300/night the unit was tiny, the bed was very small & very uncomfortable, after one bad night we asked for a mattress topper so one of us could sleep in the lounge (that’s how bad the main bed was), and the woman at reception was rude & unhelpful. Hard to understand how this place could be part of the Heritage chain. We left a day early & went elsewhere. Such a shame to receive such poor service in our own country, particularly given the current struggling tourism industry - I would far prefer to have spent our money elsewhere.

Dear Excursion614562, We appreciate all fair feedback whether complimentary or constructive and we would like to respond as follows: 1) Although the Reception office was unattended when you arrived, we were just a phone call away and the instructions are located on Reception Door on how to contact us 24/7 2) The majority of the beds in our one bedroom deluxe suites are queen sized, which is the size in the room you were allocated - this is generally standard through NZ motels & apartments 3) Rates are based on supply & demand and the first week of January is prime-time for many tourist destinations 4) You are right the sofa beds are not that comfortable but we will use your feedback to look into ways to provide additional comfort 5) It is disappointing that you note our behaviour was rude & unhelpful, unfortunately as we were 100% occupied we were unable to find you an alternative room & you interpreted this as rude - we genuinely thrive on providing exceptional customer service & we are disappointed we were unable to provide an immediate resolution. One bedroom apartment on the ground floor. Had booked on line and paid up in full. Still had to produce ID, not sure why. Standard of cleanliness was poor. Over 3 day stay no surfaces wiped, mould in the shower. Single inflexible showerhead. One piece of soap had to suffice for two of us, to be used in shower and hand basin. Seems mean. Not sure how this hotel qualifies for 4 stars. Perhaps their own rating rather than independent rating.

We stayed for 2 nights and were shocked at how stunning the view from our room was and how close we were to the beach. The location was perfect for restaurants and shopping. Everything we needed was within a 5 minute walk and there were plenty of activities that could be booked at the information centre down the road.
Paihia is beautiful and Sea Spray Suites was the cherry on top! The staff truely went above and beyond for us, we couldn’t recommend them more highly.

Our son, my wife & I stayed one night as we have before on a couple of occasions & loved the handy location with a beautiful view of beach & bay directly across the road , spacious , clean , cozy temperature controlled by remote if needed. Each time we’ve stayed here the staff have been amazing, helpful and friendly eg…phoned reception to ask if we could have a bit more milk for our coffee and cornflakes, to our amazement had a fresh milk at the door in minutes. I’d highly recommend to anyone to spend time here just relaxing or a stopover on the move . Happy to share our experience
