What a place, we stayed on the top story, the view was stunning. Private balcony. Well appointed room,its of space. Very impressed.

Spa bath was old and dated and did not work, bathroom very squashed and cabinetry in both bathroom and kitchenette clearly had some water swelling damage that needs repairing for the price charged.

Above comments do not detract from the fact I would definitely stay here again.

We thought we were booking the best hotel in town and happily paid a rate of $350 excluding BF ,the experience we had was horrendous starting with basic facilities even an Air BNB would offer like WiFi did not work ,no staff at the reception at all time except check inn where only keys were handed with no further discussion, no parking on site was available as the property is undergoing some dispute we studied ,we were on double occupancy with room having amenities for one occupant only no milk pods in the room ,all night the mini bar made a wired noise in the morning we called reception no answer we had to go extra mile to order for two coffees to the room which when arrived smelled absolutely burnt.
On check out we took down the two cups full to be able to communicate the issues faces the GM arranged at the desk and said we were late for check out addressed that the check in and out time is on the check in agreement that’s signed by us and expected us to read every detail but did not accept that the reception staff needs to share all of this during guest arrival as a part of enhancing a 1st timers experience!! Honestly the most disappointing stay I had being a part of the hospitality industry for over 10 years I feel they failed to meet the bare minimum .

You can’t get a better spot in Paihia than this. It’s within walking distance to Waitangi and the main wharf, plus it’s right across the road from an excellent beach and playground. If you’re on one of the higher floors there is a view over to Waitangi.

The staff were all really friendly with us and we couldn’t fault the food or the restaurant.

Reading back in the reviews, yes the place needs a makeover but our room was clean and had everything we needed including a kitchenette and free, good wifi. You’re not paying extortionate prices to stay here and I’m sure if they had a Reno, they’d charge more. So enjoy the great value while you can.

There are some simple things that could be done to make it a little bit better. It felt like the whole place could have a water blast to bring it up to scratch. The ground around the pools could use a daily clean. Felt like the inside maintenance was there but outside was lacking.

Was also disappointed that the bar/restaurant wasn’t available all day for those poolside. Would have been great to get drinks. Plus restaurant had closed when we asked for lunch around 1:45pm. But it didn’t dampen our spirits as we just brought down our own drinks and snacks from the room.

Those were small things and the view, pools, spa, location and friendly staff far outweighed those small details. We’ll be back for sure!

Sadly this hotel is in desperate need of a deep clean and water blast. I stayed 1 night with my husband for a treat for our anniversary. I booked the spa bath room and it was gross. The plug was full of so much hair and gunk that when you pulled it it just kept going and going. The spa jets were surrounded in green mould, the silicon around the bath and all corners and surroundings THICK with black gunk that scraped off onto your finger nail.
No attention to detail, bed valance half tucked in, old leaves on the dirty and depressing balcony. The glass dividers between balconys were covered in cobweb and bird poo. Everywhere you look is just grimy, the outdoor furniture, walls, tiles, umbrellas etc..
When I asked to have the bath cleaned out I was met with a very unhelpful, unapologetic, monotone, expressionless women who just couldnt be bothered.
Apparently there is a happy hour at 5pm (I was informed at check in) , but during happy hour no-one knew any information about it so I just got a drink from my room.
It was just shocking to me really, I thought this was meant to be a good upmarket place but I would never stay here again. Its saving grace was the breakfast, that was delicious.
Worst of all I emailed them 2 weeks ago with my summary of my experience and photos to see what they would say and I got no response, not good.

perfect size rooms with a great uninterrupted view to the water, great pools - warm and cold options so can enjoy in spring. Lovely restaurant. Loved the location playground across the road and short walk to town along the waterfront. Will stay again

Could not fault our stay at the Paihia Beach Resort and Spa. The small hot pools were a family favourite and the servings in the restaurant are good quality and a good size. The radio in the kitchen sometimes competes with the music in the restaurant but this is a minor thing.

Absolutely love coming here for our weekend getaways. It’s so relaxing. The staff are always nice. The room service ladies are so cool. Love being able to sit it the personal spa pools and listen to waves crashing on the beach at the same time ☺️

La Spa Natural is our all time favourite for pampering both me and my partner. Definitely cannot wait to book in again on our next free weekend.

We have stayed in 17 hotels during our 5 week visit to NZ, this hotel is by far the worst! Not only is it tired and dated, it is unclean and definitely not worthy of the 4 star rating it currently holds - do not be fooled by the pictures on the website.
We stayed in room 106 which was old, had an overwhelming smell of bleach and a faulty tap in the kitchen which leaked into the under sink cupboard. The most disturbing problem of all were the cockroaches which we saw in our room and in the corridors.
The shower in the bathroom flooded every time it was used, and neither the sink or shower tray drained away properly. The kitchenware was inadequate, the cooker filthy and the net curtains were mouldy.
The positive feedback is that the staff were great, despite working in such conditions, and the food was good although the thought of the cockroaches was off putting!
We discussed all of this with our travel agent (Trailfinders) and with the team at the hotel and all tried to make our stay more palatable with a bottle of wine and the offer of free breakfast. Unfortunately, we decided to leave the hotel a day early and book into alternative accommodation.
The hotel rating definitely needs to be reassessed- this is at very best a 3 star hotel.

Property is located next to the native bush & gardens all around and with ongoing humid heat wave there is always a visit from certain unwanted creatures. We have hosted over nine hundred guests in your room this year and most have been delighted with the experience. For the price tag this apartment was not of acceptable quality. Cabinets worn and stained, furniture broken and doors and drawers hanging at odd angles. Parking was basically on the street as insufficient parks and those were for small cars only.
The building was dirty and looking at the great view could be so much better if not adorned by black dirt and mold on the structure above the deck below.
Maintenance should be a priority given the price charged, have seen better 3 star motels. Check in is at 3pm and cleaners still with cupboards open and trolleys going as guests arriving…
What have they been doing since 10.00am check out?
Seems like some good management is needed.

I don’t know how you would define the word the resort in this context but a hotel with 22 rooms only is really pushing it a bit. We stayed here for two nights as part of our tour of New Zealand. Having read previous reviews it was with some trepidation that we checked in. I must say our room on the third floor was spacious,
clean and tidy and enjoyed a fabulous view across the bay. However there was dirt on the balcony and the sofas were a little stained but other than that all was acceptable. We only had breakfast in the hotel but the food was good. However, if you are on b&b basis you are allowed only one hot option off the menu (which is fair) but only one drink. You have to choose orange juice or coffee which seems a bit churlish. Staff are not unfriendly but several were surly. The pool area is decorated in dark grey tiles. This made the water look black and uninviting. The spa area is lovely and I enjoyed an excellent massage.

My apologies I thought I had answered this. I do not think so. There is a Spa with Steam Room , Sauna and Massage area but I do not recall seeing a gym.

Yes there is an elevator. Large enough for two people plus small luggage.

"It is about a 6-8 minute walk from the Marina with a bend up a hill. Not too challenging though but be aware."
