This review is written bearing in mind that the cost of this hotel is high and it is promoted as luxury boutique. On the positive side the room we were allocated was a good size on the third floor with a large balcony overlooking the pool (and busy road!). On the downside we were woken at 8 on the first morning by the cleaning staff chatting outside our room (301) and collecting cleaning equipment from a cupboard next door. The jacuzzi was fenced off and empty and the featured heated pools were not operating due to a water shortage. I understand why this was needed but there was no notification in advance and no reduction in cost as a result. When we used the main pool the large parasols were not in use and there was no one on hand to put them up.
We ate on two nights in the restaurant and on the first the food was excellent and the service adequate. On the second there were only four customers including us. The waiting staff were inattentive spending time in the kitchen chatting - they also had a pc linked in playing loud music which I had to ask twice to be turned down. I suspect that the chef was also distracted because the food this time was overcooked!
Overall a disappointing stay bearing in mind the price - would not stay here again.

If you want a quality stay with excellence at all points then you can’t go past this hotel. With friendly and courteous staff, well appointed clean rooms with sea views, along with a restaurant (The Glasshouse) that provides exquisite meals in presentation, taste and quality at very reasonable prices then font look any further. This is the best in Paihia!

This was a brilliant location with a stunning view over the bay and across to Waitangi nearby to Paihia’s main shopping precinct and wharf. The rooms were well serviced and comfortable. The restaurant had an awesome value added breakfast menu with the three egg omelette and the eggs Benedict being a particular hit. The coffee was delicious and as an experienced drinker of coffee from many places this is high praise. The dinner menu was also very nice with some exotic flavours especially the slow cooked lamb. The outdoor pools were great for relaxation after a busy day’s sightseeing. We appreciated the route advice when we checked out to avoid holiday traffic from Auckland returning home. Overall a really wonderful stay and hopefully we will be back soon.

Booked a one night stay with breakfast included.....very reasonably priced. We arrived just before check in time but front desk were helpful and polite and as the room was ready welcomed check in. Our room on floor one was beautiful.....super comfy bed....large tv and all amenities we could need. Jet tub in the bathroom was big enough for two and toiletries provided were of a good quality. Breakfast was pleasant and again service excellent. Really enjoyed staying at this hotel; didn’t want to leave!! Views of the bay outstanding!

You will see some mixed reviews for this property.

We had 2 x 1 bedroom rooms interconnecting with a rollaway in one for our family of 5. We had a room on the 3rd floor which offered spectacular views of the bay and wonderful sun.

The property has excellent pool facilities which we used and were well used by other guests. There are 5 hot pools adjacent to the larger, cooler pool.

The property is 4 star in my view not 5. It definitely is showing signs of age, peeling wallpaper and the exterior needs a good wash and paint.

However the location, right across the road from the beach and playground, easy walk to town and the views make it pretty hard to beat.

I wish they had onsite parking and the entrance at the reception end is just plain weird. This definitely needs attention, first impressions and all that.

We had a pleasant meal in the Glasshouse restaurant last night.

The staff were very accommodating with extra towels and a late checkout.

Would I stay here again? More than likely yes we would.

We paid $476 a night, well more than we would have paid for Westin in Fiji or similar. We were so disappointed. The location really is primo, but the rest; cabinetry in bathroom stained and damaged, hair on the walls, pillows are awful. One of the small pools was empty and surrounded by traffic cones. Apparently they couldn't fill it because of the drought. Yes there is a drought and so that's fair enough, but put a board over it! looking at dirty old traffic cones ruins the whole outlook. I discovered there's not duvet cover on the duvet. They double sheet the beds and put a duvet in the middle. And it was stained. I certainly don't stay in one place when I sleep so the thought of a non covered duvet on me is gross. I asked the house keeping staff but they said "no, we don't have any and yes, it's a bit weird". I also walked past rooms where the duvet was on the floor while they were making the beds. We ditched the duvet and thankfully it was warm so we only needed the sheets. We thought we'd stay by the pool and have nibbles or lunch at the house restaurant. Nope. Not open. We were offered free breakfast. 4 items on the menu. So we said no thanks and walked down to the village where there are some nice options. And yes, you can walk to the village easily. The location of this place is great. We did get a small per night refund with no arguments which was good.

Dear Guest, Firstly, I would like to thank you for your online review about your stay. I do see some concerns and i will certainly address them. During last two months , we have hosted over two thousand guests staying with us. Most of these guests have enjoyed and appreciated the world class experience at the resort. During a severe drought phase in the lives of a twenty five plus team are still working diligently around the clock to deliver a quality hospitality experience. This is also true for every Tourism operator in our region & this displays our resilience . I have a received brief note about your expectation gap as a traveller coming from Fiji islands. Having worked very closely with some of the luxury properties located in Fiji myself, We admire them & understand that there are some lovely properties. However, if a traveller compare and critiques an individual property with another across the globe, inevitably, there will be product proposition & its perceived value gaps. Your submission of very dismissing comments at the check in regarding dried gardens & our inability to use hoses to wash off the building despite your knowledge of the severe drought conditions that prevail in the Northland region is very disappointing. Our rooms, facilities,qualified staff, & our resort function are in line with high hospitality standards. We will accept your feedback & improve our response to critical process improvements in the future.

We recently spent 3 nights here and loved it. All rooms face the ocean and it is a quick easy walk to town. Our room was serviced to a high standard- comfortable, well appointed and private. Excellent service and a warm welcome awaits you at reception. And yes, the towels are fluffy, the bed is comfortable- as a fussy traveller, the attention to detail makes this place well worth recommending

Unfortunately overpriced for the standard of accommodation. Do not be fooled by the website photos. Even my photos make the accommodation look good yet when you are in the room it is clear this place needs work These photos are either way out of date and or hide the true state of the accommodation. This hotel is trading off its awards from yesteryear and is in need a refurbishment

We stayed in the Superior Suite on Level 3

I have no problem with three star accommodation. I do have a problem with being over charged for poor quality accommodation at 4/ 5 star rates.

On the positive:

The hotel refunded $100 when I bought issues below to their attention
Friendly reception and cleaning staff.
Excellent sea views

On the negative:

Tired looking rooms
Water damaged timber in the kitchen
Sofa seating stained and worn/stained dining room seating
A shower that floods the bathroom floor due to shower head setup
A cassette player in the room. That’s right this room has a cassette player. This shows how old the setup is.
No battery in remote.
Floor tiles looking dated and old
Dated pine furniture
Dated amenities in bathroom
Exposed wires from TV in bedroom running down the wall instead of being hidden behind the wall
No robes in room upon arrival
Adjoining doors to next door hotel room unlocked with no key to lock it. Great if you want to your electronics to go missing
Rubbish bin in bathroom old and not working correctly
Reception closed by either 9.30 pm or 10.00pm and no one to answer phone after these hours (or no one picked up when we tried)
No room service after reception closes (you have to prebook after hours room service – who prebooks their after-hours service?)
Blunt restaurant staff
Apart from the pool area an extremely basic common area setup
Exterior of hotel needs a paint job and some well overdue maintenance.

A lovely property that has not been maintained and refreshed - for a 5 star property attracting $500 / night not including breakfast it is clearly way too pricy for what it is and the photographs on the website do not reflect the actual condition of the property. That said we loved the breakfast and feel of The Glasshouse restaurant which is part of the property. Housekeeping was poor and the room was not serviced well in spite of providing feedback. We were also disappointed that in spite of booking almost a year ahead and requesting a room with a view we got what was probably the worst room ~ avoid rooms 107 and 108! An investment to refresh and renovate the property and improve housekeeping will make it a great place to stay in.

This place is amazing
Opposite the beach and an easy 5 minute walk to town.
We stayed for 3 days and didn’t want to leave.
The manager Aysuha was extremely friendly and attentive
We stayed in room 106 and had direct access to the pool and spa
Unit was spotless and well equipped
We will be back

My apologies I thought I had answered this. I do not think so. There is a Spa with Steam Room , Sauna and Massage area but I do not recall seeing a gym.
