We have stayed here before and returned as we know the units are very high quality and always spotless and the location is ideal with an easy walk to the town centre and all the attractions. Love the modern decor and it’s so nice to sit and look out over the water in comfort. Host are very welcoming and friendly and obviously take pride in their property. We will be back.

Having refused to stay at my original booking I found a room here and was very pleased with the choice. Made to feel very welcome by the owners I was shown to my unit which was spotless, it had a bedroom and living room so would sleep 4, large bathroom and full kitchen and a carton of fresh milk. Allocated parking for each unit with extra long bays at the front for boats. I stayed for 2 nights and asked if I could leave my motorcycle there for the rest of the check out day. No problem whatsoever, parked outside their private garage they even took in my riding gear so I could continue to spend the day in shirt and shorts. Excellent service, thank you very much.

There is very little we can add to previous positive reviews.
Much appreciated was the fresh coffee and plunger; a carton of fresh milk; free WiFi; Sky TV with a full complement of channels in the lounge; double glazing making the rooms very quiet; excellent aircon/heating unit.
Just a point that may not be obvious. The bedroom TV (also nice to have) is linked to the lounge TV, so whatever channel is showing in the lounge, will be the one in the bedroom.
A sea view unit is well worth the extra cost.
Now our first choice of accommodation as we are regular visitors to Paihia (family in the area), but this was an extra trip to 'support local' as the hotel industry has been hit hard by Covid19 - and our oversea trips had been cancelled.

We had an excellent 3 night stay at the Breakwater Motel. The apartment was well equipped and maintained, a laundry was available on site, parking was easy, advice and help were readily available and the location was ideal for shops, restaurants and ferries. It is important to note that there is a main road between the motel and the sea and at times this can be noisy although this was only noticeable when we opened the French windows. We would be happy to return and thoroughly recommend this motel. The photos show the view from our room.

We booked this very last minute, and had never stayed in anything called a 'motel' before, so I was honestly not expecting much.
Surprisingly it was utterly lovely - exceptionally clean, spacious, modern, comfortable. The mini kitchen was more than adequate for us - it would easily suit a long stay. The bathroom was huge, and the complimentary toiletries were by far the nicest that we had (across two weeks staying in a wide range of places).
The location was excellent too. Genuinely highly recommended!

This motel had been recommended by a friend who had visited a few years ago. We stayed 6 nights and used the Breakwater as our base for exploring this part of New Zealand. It is perfectly situated for that.
The property and more specifically, our room, was wonderful. We chose a waterfront suite and it was well worth the extra cost, providing a beautiful view of the bay which we enjoyed every evening with a glass (or 2) of wine.
The owners, Ken and Lyne were very friendly and helpful. We checked in 15-March and checked out 21-March. In this timeframe, New Zealand went from seeming indifference to the COVID-19 situation to closing down the country on the 25th, hours after we had left. In the same timeframe, Canada was responding with border and travel restrictions, and the airline situation was uncertain. In response to this, we changed our stay with them several times, ultimately staying with them 6 nights instead of the original 2. They accommodated us with no complaints.
It was a wonderful experience.

This motel is located just across the street from the beach, which is great but as it is at the base of the hill traffic noise is disruptive. With the balcony doors closed it diminishes.
The rooms are large and well appointed, and it is spotlessly clean.

We were pleasantly surprised how much we enjoyed our stay. The room was clean, spacious and quiet. The kitchenette was very useful and we wished we could have stayed longer. The location is very good and you can get to the downtown area by walking. We had a room overlooking the water and it was so nice to enjoy coffee in the morning on the balcony. (the balcony was a bit tiny but it worked for us)

A modern, clean room in a great location with a beautiful view. Busy road in front spoils the view but double glazed windows ensure you don’t hear it overnight. We stayed in room 2 with a grassy area out the front and a view of the bay

A classy, comfortable, immaculately clean, well equipped yet affordable waterfront accommodation in the most perfect location in Paihia. Breakwater is a stones throw from the main centre but far enough out to be surrounded by sea sounds and birds in the forest right next door. This was our second stay at Breakwater Motel in Paihia and just as it were the first time around, we had a wonderful and relaxing time. Lyn and Ken, the owners and hosts were warm and accommodating to all our needs without being intrusive. They are truly great. The one thing I appreciated so much was their hard work at doing everything properly, from the beautiful gardens to the filter coffee provided, sky TV and well equipped kitchen. It made self catering so easy. The sheets were perfectly clean and of great quality, the showers and bathroom facilities were beautiful and big and there was a TV in the lounge and bedroom. We watched the sunrise over the ocean, parasailers, dogs being walked, swimmers swimming off to the islands just off the coast and birds in the beautiful gardens below all from the comfort and privacy of our balcony over a warm cup of coffee. Honestly, I'd go back over and over and can't wait to take family to Paihia and stay there knowing all our needs will be so well met.
