Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Lovely spot with well appointed amenities. Service was great and easy walk into shopping centre of town. We had a very enjoyable short stay with this family run establishment. Bay of Islands were beautiful and a short distance to the falls and treaty signing location.

First impressions matter. A friendly face at reception with a quick response to request for help. The studio was clean, spacious and contemporary. It even had a seaview. The bed as comfortable and every amenity worked as it should. Great parking and decor. What else is there to say? The Admiral delivered past my expectation. I would definitely stay again.

We booked for a night in the Garden Studio but when we arrived had been upgraded to Room 10. The room was beautifully presented (loved the colours) and so spacious. Lovely quiet motel, no street noise. I said to my husband" lets stay on a few more nights, this is lovely" but alas we needed to get back to the farm. Will hopefully get to stay here again.

We stayed one night in a studio unit - very clean and tidy throughout. Beds were very good and pour unit had lovely views out over the bay from the landing. Staff were exceptionally considerate and supportive.

Admiral View is a charming spot with friendly staff and cozy rooms. The hotel is within easy walking distance to all of Paihia’s main spots and is a great jumping off point for exploring the Bay of Islands and Northland.

Lovely place to stay - a quiet location without being far from everything you need. 5 min walk to restaurants and 10 mins to the wharf. Very clean with comfortable beds & pillows. Nice crockery - a small thing but personal touch which makes you feel like the owners really care. I stayed in a spa unit and enjoyed good water pressure with piping hot water. Good view for the limited time I spent in the unit during the day. No need to be on the waterfront. Dvd player was a nice touch even though I didn't use it. And a very comprehensive guest directory including "things to do on a rainy day". Lovely people & I would have no hesitation in staying again.

Our three night stay was the perfect way to end our New Zealand adventure! Penny was super helpful and available. She upgraded us to a larger room with a beautiful view of the ocean. There was ample parking. The room and grounds were super clean, bed and pillows were comfy, and we loved being able to walk all around Paihia. We highly recommend a stay there whenever you're able to visit the Bay of Islands!

We only get to Paihia twice a year but always stay here because its clean, comfortable, quiet, and 3-4 min walk to the water. Being one road back from the water, means no traffic noise, just the birdsong. And you can see the water from the balcony anyway. The hosts are friendly and helpful, and unless you plan on sitting on your balcony all day looking at the water, you do not need to be anywhere else. Its a beautiful stroll along the water to the township past bards and restaurants. The rooms are clean and spacious, the bed is comfortable, & shower pressure awesome.

We looked very much forward to staying at this place, based on the online information and photos. The photos were clearly edited to make the unit look much nicer than it was in reality. The place did not meet our expectations. Although spacious and functional, the unit was dated and the accessibility shower came as an unpleasant surprise. The bathroom was mouldy in many places, such as the tiled shower floor, walls and ceiling, as there was no extractor fan, nor any heated towel rails. The mirror cabinet was badly damaged and out of order and the integrated lights did no longer work. Some of the towels were frayed and simply too old. There were leftover toothpaste marks on the glass holder. All the window sills were quite dirty and the net curtains in the rooms showed mould. The kettle was chipped and worn, there were dirty edges around the sink and stove. The sofa upholstery was saggy, we could not relax on this piece of furniture, the armchairs were ok. The beds were comfortable, but the bedrooms lacked natural light. Some sheets were very thin and felt cheap. Sitting outside meant sitting in the carpark. The first night was noisy due to inconsiderate motel guests next to us. We would not stay in this place again and are surprised of the 4 star rating, as this unit definitely does not meet the quality, comfort and cleanliness standard.

Response from Penny Boles, General Manager at Admiral's View Lodge & Motel
Responded 19 Jun 2023
We sincerely apologise for our unit not living up to your expectations and are sorry you did not feel able to discuss this with us during your stay. Based on your review it does not live up to our expectations either. With regards to the mould issue of the bathroom this has been rectified, unfortunately the contractor we hired to replace the shower walls did not do a great job and used the wrong silicon and did not make the shower watertight. This allowed the water to get to places it should not have. Thank you for bringing the lack of cleanliness to our attention, this has been discussed with the housekeeping team and re-training has been undertaken with the entire team. We pride ourselves on cleanliness and this clearly did not live up to our standards. We have also passed your comments on the standard of the linen to our supplier. With regards to the wear and tear of the unit, these issues are slowly being addressed. Due to the pandemic we are approximately 2.5 years behind in our planned maintenance but are endeavouring to make up that ground as quickly as possible. We will never be the most modern property, but aim to provide a clean, comfortable stay. Nga mihi Penny
