Helpful staff and good position. They booked trips for us as well & great recommendations. Not far from Keri keri and markets and going over to Russell on the ferry which goes regularly from Paihia. The Green's Thai Restaurant with the Robot service was great.

After check-out, I was appalled to get a message. "That a fish odor had penetrated the curtains, bedding and carpet and that a 'Deep Clean' was required! Also, that a Deep Clean was not available on Friday, therefore the next weeks tenant was told to cancel their stay. Then I was told the fee last time was $400 in addition to $100 normal fee. This $500 was charged INSTANTLY to my credit card which Busby Manor had taken a print of on check-in. I AM A SOLO 79 YEAR OLD PENSIONER THAT ATE OUT EVERY NIGHT except Wednesday when I cooked a small fillet of local fish, none of which was put in the garbage bin that I emptied before check-out. The receipt I received stated only 'carpet clean' $400 + $100 cleaning fee. THIS IS A BLATANT RIP-OFF and seems to be a regular occurrence at Busby Manor. The rooms have no extractor fans. I sat outside before going for meals with door wide open. For obvious reasons I would NEVER recommend Busby Manor to anyone!…

Dear Leo Sorry that we were unable to elimate the strong fishy smell in your apartment ready for the arriving guests. We are currently fully booked so had no alternative room to check them into. Many of our guests go ion commercial fishing charters or cook curry during their stay. We have an Ozone machine that will eliminate odours between 4 and 24 hours in 99.9% of cases. In the last 10 years we have had 3 incidences of which yours was one where the machine was not effective. In the other two instances the guests purchased Hoki from the supermarket. Hoki is a very odiferous fish and when it is old it can be really strong. I am not sure what fish you cooked but it must have been spoilt given that the smell remained. When we realised we were unable to check the guests the afternoon of your departure, we contacted them to offer alternative similar accommodation which would have cost us $ 2300 for the week plus $725 for the lost room so over$3,000 without any cleaning costs. Fortunately as they are Owners at the Resort they offered to to defer their visit reducing the cost to the levy $725 We left the ozone machine on over the weekend and on Monday still needed to remove and wash all curtains cushions and the bedspreads which were still smelly. We booked a commercial cleanser to clean the carpets and couches and organised our cleaning team to come back in and deep clean surfaces in the apartment.just to be sure that all smells were eliminated. We are awaiting a final invoice but costs will be about $2000. We have only billed you for some of the cleaning costs and understand staff advised you of the full situation . Our vision is to have the most well maintained and welcoming timeshare resort in Australasia. All guest are asked to sign a guarantee on arrival that authorises us to bill the credit card number supplied for any costs or damage resulting from their stay. Most small items we do not bill for an have never invoiced full costs order to be reasonable. This guarantee is not kept at the Resort and is lodged with secure pay. It is removed 1-2 days after check out so a call needs to be made on any costs to be billed on departure. Or very shortly after. In closing thank you again for acknowledging the work of our staff and the and cleanliness of the resort and rooms in your rating . regards sharon

This would be the cleanest, best located place in the country. Our swapped timeshare week to this week at Busby could not have been better. On the beach, laundry facilities available, close to restaurants, level waking distances and very helpful and efficient staff. Thank you for a great week. Jan & John

Sharon and the team at Busby were exceptionally helpful with everything, nothing was a problem. They organised trips for us and were super friendly. The apartment was super clean, had plenty of nice quality linen and most of all plenty of things to cook with. The location is second to none, wake up to the sound of the ocean and walk to loads of nice restaurants.

We booked Busby Manor vis RCI as we’ve Timeshare with Club Wyndham & wanted to use our credits. We checked in after hours with ease as Sharon send me an email with all relevant details of how to check in if we arrive late. Keys were in the box next to the office & ws had no trouble checking in. Room was clean, well maintained & bathroom was tidy as well. They had separate heaters for rooms as the unit didn’t have central heating. Initially I felt cold but after an hour of turning all the heating, we were good. Kitchen had all necessary utensils, pots, pans & glasses.

We had a great week at Busby Manor. It is central to everything in Paihia - shops, restaurants and the ferry to Russell are all in walking distance. We arrived early but our 1 bedroom room was ready. We found it spotlessly clean, with views across to the beach and beyond. Will definitely stay there again!

We have stayed at Busby several times now. Just across the road from the beach and 5 min walk to Paihia shops. Plenty to do in the area. Very friendly and attentive staff. the units are quite small but have everything you need and are well maintained. We look for the RCI points deals and will be happy to stay again at Busby Manor.

We traded our timeshare week to stay here, as of course there's no overseas travel at the moment. So all of the guests that we met were also New Zealanders. The resort has a nice pool, but unfortunately there was a strong wind blowing most of the time and the pool was not heated, so we didn't use it. There is also a spa pool. Our one bedroom unit was fairly comfortable, although we always find the lounge seating fairly uncomfortable and this was no exception. The bathroom had a good shower, and the self-contained kitchen included most things required to cook in (which we did quite a lot).

Thank you for your comments. We have varied compositions for our rooms. Our tub chairs are not soft and cuddly but work well for some of our older owners who have difficulty getting out of chairs. We have introduced leather reclining/lift chairs into some apartments so recommend you contact us ahead of your next visit and we can move you into a room with a recliner or with a sofa instead of tub chairs
