We recently spent 2 weeks in this wonderful resort, on the main street of beautiful Paihia. We needed a base to explore all the north had to offer and we were NOT disappointed.
Each day we took ourselves off to a different location and drove far and wide to explore this region.
Do you need a car, some people ask. Well we also asked re rental cars in Paihia or do you hire a car from Auckland Airport, which is what we finally did. And I think there was only 1 day in 14 days, (when we went on a tour to Cape Reinga and the very northern tip of NZ), when we did not use our car.
Manager Sharon and her assistant Sacha were great tour guide people who could recommend places to including out of the way places to explore that only the locals know of!!!
Our accom was great and the photo I have supplied was taken from our unit, out toward the communal BBQ's and onward to the beautiful Bay of Islands and the deep blue sea.
Thanks Sacha and Sharon...........we love your resort and all that you helped us with, including 2 tours and a fishing trip for the old boy!!
PS........he caught so many fish that we shared the catch at the resort BBQ that evening by the pool. Just perfect!!

We traded our timeshare week to stay here, as of course there's no overseas travel at the moment. So all of the guests that we met were also New Zealanders. The resort has a nice pool, but unfortunately there was a strong wind blowing most of the time and the pool was not heated, so we didn't use it. There is also a spa pool. Our one bedroom unit was fairly comfortable, although we always find the lounge seating fairly uncomfortable and this was no exception. The bathroom had a good shower, and the self-contained kitchen included most things required to cook in (which we did quite a lot).

Thank you for your comments. We have varied compositions for our rooms. Our tub chairs are not soft and cuddly but work well for some of our older owners who have difficulty getting out of chairs. We have introduced leather reclining/lift chairs into some apartments so recommend you contact us ahead of your next visit and we can move you into a room with a recliner or with a sofa instead of tub chairs

We booked Busby Manor vis RCI as we’ve Timeshare with Club Wyndham & wanted to use our credits. We checked in after hours with ease as Sharon send me an email with all relevant details of how to check in if we arrive late. Keys were in the box next to the office & ws had no trouble checking in. Room was clean, well maintained & bathroom was tidy as well. They had separate heaters for rooms as the unit didn’t have central heating. Initially I felt cold but after an hour of turning all the heating, we were good. Kitchen had all necessary utensils, pots, pans & glasses.

My complaint is about the service. They charged me for one of their events I did NOT attend and then when I talked to them about it, the manager was very rude and made a scene. The hairdryer was not working. On my last day there, I had a cold shower because the hot water was not working (it was winter - about 8 degrees outside). The space is clean and cozy, great location but the service is disappointing, they don't listen to the client's opinion or suggestion. When I said there was no toilet paper, the manager said I should buy it myself because the resort's price is already too cheap and it was not her problem.
If you like to have access to the internet, you have to pay.
The manager was very rude to us. It's not worth the price. I'm very disappointed so I left a day earlier, after the cold shower.

Dear Caio and Thays I am so sad that your stay at Busby was not up to your expectations and you felt you needed to leave early. I believe your dissappointment arisen as your friend gifted you their Timeshare week but failed to explain that your apartment would be unserviced. Top Energy had a power outage beyond our control and you failed to mention your faulty hairdryer. We supply a 1 GB internet pass, linen, tea, coffee, milk,.sugar, whittakers chocolates and a couple of toilet rolls to set you up for arrival. After this you need to replenish your own supplies, purchase additional internet ($10 for an unlimited card) and use the coin operated laundry to wash your linen. We keep spares for all electrical items and would happily have replaced your hairdryer. Accommodation suppliers have two power meters so that Top Energy can turn off the hot water meter in a time of crisis. Unfortunately Top Energy had a power outage on your last day, My colleague was in the process of visiting all rooms to explain the situation at the time of your checkout. We explained to you on check out that this was not unique to us and had impacted all accommodation suppliers in Paihia. I am sorry you became really upset when we would not waive a $20 charge for your non attendance at a Wine Tasting Session. We have just started this as a trial and Ake Ake will visit when we have a minimum of 6 people. This is to cover his fuel and samples as he needs to travel from Kerikeri. As with most minimum number events refunds are not given for non attendance.

We had a great experience at Busby Manor in Dec. Even though we arrived early, the friendly team did their best to get our room ready and when we came back they kindly upgraded us to a 2 bed apartment as they knew we had guests coming to stay! The facilities were great, the staff were very good and gave us space but were there when we needed them too. The location was excellent and we had such a good week exploring the region both on the land and the water. We will definitely be coming back again. Thank you for making our week so enjoyable.

The best place in Paihia to stay for an amazing family holiday. The Busby manor is such a clean & tidy & beautiful place to spend a week or more away from home. The Busby manor is in the perfect location as it's right in the heart of Paihia & everything is within walking distance. Sharon @ Busby manor is such an amazing host who is very knowledgeable & helpful with local info, all you need to do is ask her & Sharon will put you onto the right people. We highly recommend this place to everyone. When you are in Paihia, this is the place to stay. Thanks again for everything. Absolutely loved our holiday. Cheers

Sharon and the team at Busby were exceptionally helpful with everything, nothing was a problem. They organised trips for us and were super friendly. The apartment was super clean, had plenty of nice quality linen and most of all plenty of things to cook with. The location is second to none, wake up to the sound of the ocean and walk to loads of nice restaurants.

We had a great week at Busby Manor. It is central to everything in Paihia - shops, restaurants and the ferry to Russell are all in walking distance. We arrived early but our 1 bedroom room was ready. We found it spotlessly clean, with views across to the beach and beyond.
Will definitely stay there again!

We love staying at Busby Manor. Best of all is the FANTASTIC LOCATION, right on waterfront. Friendly, efficient Office staff and very clean modern rooms. Close by to wonderful restaurants and right on beach for lovely long walks. Free Wifi included a big plus. Very wide TV coverage of many channels a bonus too.

Our swapped timeshare week to this week at Busby could not have been better.

Sorry there is no room for trailers on site. Parking is very limited and restricted to one car per unit. Unfortunately campavans are too tall to get around the building so are also excluded from the site.

We hired a car which I found was the best way to get around. We hired the car from Omega car rental and they picked us up from the airport. They also explained the way to get there as there is a toll road (you can take a different route to avoid the toll but it's longer). They also explained where to pay for the toll which was very handy. The road can be very windy in some sections but is such a beautiful drive. Having a car was very handy in Paihia as there were places to visit close by that required a car. The car we rented also had a sticker reminding you of which side of the road to be on which I thought was a great idea for international travelers.
