Everything inside is great quality and so comfortable.
A set of stairs leads down to a stunning bay to walk along or enjoy a swim. It truly is a paradise found.
The owner Theo is so friendly and helpful. He cannot do enough to make your stay just perfect.
We absolutely loved this stay on our month on the north island and recommend highly for a couple stay.
Unfortunately the access lets the place down.
The properly is at the bottom of a 3 section driveway which is incredibly steep. Parking down there is shocking, if there’s a car already down the blind driveway good luck turning around.
We were stuck down there for a good 40-45minutes trying to get our car (brand new Kia Sportage) up the last steep hill to the gate when leaving the property one of the days after heavy rain. Our cars both have the technology, they’re not old, and it was a real mission, we were anxious to return.
There is no parking at the top, no footpath or handrails to walk it.
The owner did help us but We were also told that he had never seen a thing like this before (us getting stuck) but right next to us was parked some form of ATV with 4 mega wheels either side and a pulley on the front. So you did wonder how they get on.
The corners of the driveway are also so terrible we’ve both returned home with damages to our vehicles.
This ended up being a stressful stay, sadly.
(I will thank the owner though as on the last night we had kids with us which were not planned and he was politely flexible with that).
We did have a number of problems, no wifi, no tv signal No bbq gas but in each case Theo was on hand to try and sort.
There was only one sunbed and that had seen better days.
So not everything went smoothly but the view was fantastic.
apartment. Theo was an excellenthost who couldn’t have been more helpful. The steep driveway is a bit of a disadvantage but the privacy and views are worth it. There are steps down to the beach which are quite steep and would be greatly improved if the handrail went all the way down.
The owner bundles a number of properties together - with the nicer, more modern ones prominent in the photos.
Here's the full story:
Upon arriving we were told to park, in reverse, down a very steep (15%) drive with very little clearance on both sides. We had a very small car, but even then it would have been a challenge to do this at night or without assistance.
Then we were escorted to the apartment. Great views, but so does every property in this town. The apartment was musty, dated, had no aircon and one of the windows didn't lock. It was not the apartment we saw in the photos, so were very disappointed.
Then we were told that in order to get to the town (apart from driving) we had to walk over the beach - which was sand and also large rocks. There was no way to do this walk without hiking shoes, and for anyone with any mobility issues - the risk was enormous.
And we were told to avoid high tide, as the walk back would not be accessible. Upon walking to town over these treacherous rocks in low-tide, we realised it would be very difficult to access town - esp if you wanted to carry anything back to the apartment or have a drink. So we walked back to the apartment at 6.30 pm (being told to avoid the 9pm high tide) and low and behold, the walk back over the rocks were covered in water.
So the only way to access town was to either risk yourself on this rocky beach walk or drive up and down this difficult driveway.
We decided that we could not be constrained for three days under these circumstances.
We told the owner that we were leaving as this was not to the standards we were expecting nor was the apartment in any way accessible. He then told us that he had taken the money for all three days, without our consent or knowledge - and that we should take the matter up with Booking.com (which also was unhelpful, but that's another issue).
Although we lost all money for 3 days bookings, we found a much nicer, more modern apartment which was actually less money too.
In summary, we were deceived on a number of levels:
- marketed an apartment which we did not receive
- in no way informed that access to the apartment was limited
- forced to pay for accommodation that was sub-standard, falsely marketed and terrible access to town
Recommendation: contact the local iSITE and they will tell you more about this property before you rent it.
As a Kiwi, I always wanted to visit this part of NZ, and having travelled around the country, I know that general standards at hotels, lodges and B&Bs are very high. However the Bay of Islands Beach House is below these standards on number of levels and is the poorest accommodation I have ever stayed in in New Zealand.
Parking.
First off, the parking is down a steep drive in which you have to reverse your car into. This means that, even with a small car as we had, parking is a arduous task and requires two people and daylight.
Accommodation.
Our rooms were musty and dated. It was not clean. One of the windows did not lock so we felt it was not secure. Sofa in the living room was smelly and dirty. The website photos are very deceptive.
Access to town.
We were told that it was an easy walk over the beach to town, apart from high tide. This was untrue. In fact, you had to have hiking boots, even at low tide to climb over rocks, and unless you had balance like an All Black, you could not bring any bags or shopping. High tide started at 6pm in the summer, so this meant you could not walk into town for dinner or back. And as per the parking, you could not bring your car.
Having returned to Paihia, we found better, cheaper and more modern accommodation with equally amazing views.
We had the Penthouse, which I recommend if you are traveling as a couple. You will love the bath tub and the sauna. There is a small, but great kitchen to cook youown meals. You can relax on your private patio, and enjoy the wonderful view of the Bay of Islands. Walk down to the beach, take a kayak, go around the islands...
The location of the beach house is perfect: on Sullivans beach, outside of the busy tourist town of Paihia... But you can still walk to town through the coastline, especially during low tide. We never used our car when we were staying there.
We even walked to Waitangi treaty grounds, and also took the ferry to Russel from Paihia. And, we really enjoyed our dolphin cruise.
The steep hill to get down to the beach house may look frightening at the beginning, but you get used to it.
This was the perfect start for our honeymoon trip in New Zealand, and we will definitely go back to Bay of Islands Beach House when we come back.
We miss the sound of the birds, and the waves on the beach.
