We were only staying for a night and had very low expectations. We checked in easy enough and were given a 250ml bottle of milk for tea and coffee. The room was clean a d modern, the sofabed was set up as well as the double bed although only 2 pillows between 4 people was disappointing. The bathroom was clean, although having a toilet paper and hand towel dispenser as you would find in a public toilet was a bit strange.
As other reviews have said the walls are paper thin and you can hear other guests but the noise was minimal after 10pm and we managed to have a good nights rest.

Pretty poor place - it should be so much better. Is a new building, but already feels quite dated & worn. It seems to be run as a hobby than a business - basic things like having a welcome desk staffed in business hours, having an inviting entrance etc are all missing.
It's pretty cheap ($105 for 1 night), but still felt like I paid too much for what it was.

We had a very unfortunate experience at the Uni Hotel. We had payed for a a 'deluxe' room for a family of 4. We were shocked to have one of the beds as a pull out sofa bed which was extreamly squeeky. The room was full of dust and had a strange smell. The side table had a fresh coffee cup ring which was not cleaned, ripped wallpaper stuck back on with duct tape and the toilet brush was black with filth.
The bathroom was outdated and was nothing like the photos advertised (especially for a deluxe room.) Rooms had paper thin walls. We were up most of the night as the above room tenants were walking around. We could hear every footstep, drawers opening and toilet flushing. We only stayed 1 of 2 nights that we had booked and managed to get most of our money back for the 2nd night. We won't be back

Due to late arrival into Hamilton, the office was closed on arrival to the motel. There was a note at the office asking me to phone a given number to obtain the key to my room. I called twice and no one answered my call for about 5 minutes. When I received a return phone call, the service was a little blunt. I then went into my room to find a note about the shower head being broken. I went to investigate the issue and was really disappointed. The shower head was not broken but it was no longer attached to the wall, meaning that I had to shower with one hand holding the shower head. Having paid the full room price, I believed this was unacceptable. Why would I have not been put in another room? Then I sat down on the bed and could practically hear every word of the conversation next door, the walls are super thin. I was woken up at 4am and 5am by loud footsteps on the floor above me. Then as I was about to check out I looked under the beds to make sure I had not dropped anything, to find that the floor under the beds have not been cleaned for a really long time! Really disappointed with the experience at this motel and will never stay here again.

A group of 6 of us had been attending a 3 day Badminton tournament in Hamilton. We had a celebration function so decided to stay the night rather than driving back to Auckland. We booked 2 rooms stating clearly 3 Adults. Whilst the rooms were clean.... newish Motel. Everything else was well below standard. We had to ask twice for extra sofa beds to be made up and 3x to get extra towels. NO HANDSOAP on basin... during Covid. In fact not shower gels/shampoo etc of any sort. Only 1 hand towel. Basic tiny amount of milk suitable for 1 cup of tea/coffee each. Only 2 water glasses & coffee cups. Barely provided any utensils. Despite advertising WIFI... was not functioning.

I would not recommend staying at the Uni Motel for several reasons.
1. The apartment had a funky smell coming from the bathroom so much so I had to sleep with the bathroom window open, yes, in the middle of winter.
2. The walls are paper thin, so much so I could have joined in the conversation next door with no trouble.
3. Very noisy as flooring is only hardwood.
4. Narrow hallway with washing stored there, which appeared to be both clean and dirty.

We booked via booking.com for 1x night checking in 19th January and out on the 20th January 2021. It would be our stop over in Hamilton before heading to Cambridge. Everything inside the room (except beds) was dirty. Walls were filthy with staina like they hadnt been wiped down in years. The floor was gross -it was sticky & our feet got so dirty & dark frm walking on it we ended up wearing shoes inside. I raised the uncleanliness with the duty manager who said they'd start checking after the cleaners had been but couldnt do anything else as it was the only room available. The paper thin walls meant we could hear every thud every time someone walked around upstairs & could hear every convo from the neighbouring rooms. It was so noisy. The lights inside are so dim and even during daylight hours with the curtains open, its still quite dark. The sinks are slow to drain (probably blocked from lack of maintenance) and shower was just gross, make sure you wear your jandals inside.
The automatic lock on the door was annoying as hell as you need to use the key to re-enter every time you leave the room. Our door lock was shoddy (lack of maintenance) that our key got stuck while trying to unlock the door. The duty manager called the locksmith who got there at 9.20pm and needed to be inside our room to fix the lock temporarily. It couldve waited till the morning but the duty manager insisted it be done then and there so my children who were tired and shoulve been in bed had to wait until nearly 10pm for the work to be completed. The locksmith even said to the duty manager at one point that if we were paying customers this would be unacceptable. We shouldve received half rate on our room after all the trouble, lack of cleanliness or alternative but was only offered a $10 discount. I informed the duty manager i wouldnt be leaving a positive rreview, and shortly after we checked out i received a notification via booking.com that our booking was cancelled to prevent me from leaving a review on booking.com site. So im leaving this review here as i wouldnt want other families falling for the inaccurate pics online and having the misfortune of staying at such a disgusting place. The pictures online are not an accurate portrayal of what it really looks like.. and when my booking was "cancelled" by the motel via booking.com although we actually completed our stay there, it makes me wonder how many other bad reviews have been kept off booking.com by the motel through cancelling other guests' trips.
The DM was friendly enough, but not forthcoming with any positive solutions/alternatives to all the problems with the room, and was more interested in speaking to someone on his phone 80% of the time. After i asked to speak with the manager or owner he kept telling me he was in charge and there was noone else.

I would not recommend this motel to anyone. It was so incredible noisy, the walls must be paper thin. What's the point in paying for a bed if it's too noisy to sleep? The walls were so thing I could easily hear conversations and the TVs of my neighbours as well as people walking around and the carpark outside my window. One of the nights I stayed, the student home next door also had a loud party with thumping bass.
Other issues: WIFI was useless and only worked half the time. Shower drain semi blocked, shower filled up with water. Kitchenette understocked eg it had a hotplate but no pots/pans. Room cold due to thin walls, so you had to run heater all the time.
Redeeming feature: staff seemed friendly.

Got room 11 which is at front near road. Surprised that this was very quiet and had a good sleep in the very comfortable bed. Good hot water supply and heaps of pressure. Very clean and had dining table and two chairs together with a double couch. Would stay there again if in the area. One suggestion to be better is there should be towel rails in bathroom and a soap holder in shower

The walls are so thin that you feel you live in the next room's family. We had neighbors who did so much noise we simply couldnt sleep. In the bathroom in 2nd flour there is no hot water pressure. The floor is uneven so all the water stays there. The loo is the cheapest I had in NZ and anatomicaly suits for a kid, not for elder people. In the dark narrow entrance there is a bin collect with filse pouring to the ground. After a sleepless night we just to be away from this cheap-cheap-cheap place. Not recomended indeed.
