I stayed for 2 nights in September 2017. The rooms are charmless and the bathroom door badly damaged. The manager told me that the door was to be replaced and that an earlier guest's dog had done the damage. Perhaps, but it was very scruffy.
The phone had a red light that wouldn't stop flashing, the cutlery was mismatched and the duty managed was in baggy track pants and a tee shirt. Overall, much lower professional standard that I expect. Won't stay again.

The location was okay, the staff nice but the rooms were very dimly lit making it hard to get ready in the morning and there was an overwhelming smell from a kitchen beneath us the entire night.

I stayed at this motel for one night recently as I had a 6.30am flight out next morning.
The room had e/thing I needed, comfortable bed, air con, coffee / tea etc. + only 15 - 20 min drive to the airport. Although my room was at the front (110), I had no problem with traffic noise. Only small complaint I had, was the carpet in front of the fridge was wet, due to previous person / people turning off the fridge & it was unable to be dried completely before I was there.

Stayed here for five nights. The room smelt terrible. The towels while clean were stained and shabby. People smoked outside the door , the hot water kept running out. Good location for public transport, but over priced, and ordinary. We had to wash all of our clothes to get rid of the smell. A poor option with little to redeem it

We arrived at this Motel and the unkempt carpark was the first sign that things were not going to be good. They went downhill from there. After registering at the office we were given a key and pointed in the direction of the furthest unit on the ground floor. Upon entering the room the first thing to hit us was the acrid smell of stale cigarette smoke and the almost complete lack of natural light. When we turned the lights on and this did not make any difference we decided that we could not possibly stay in this room so went back and informed reception . We were then given the keys to another unit which was marginally better in that it had 2 windows. As we had already paid we decided to make the best of it and give it a go. This room also suffered from a lack of light-all the light bulbs were the minimum possible wattage so this made reading out of the question. The windows looked like they had not been cleaned for a couple of years and the iron was unusable as it was so dirty it would not slide across the garments we were attempting to iron. We did request and receive another on. The ironing board was covered in a cover which was so thin it was like ironing on metal .
I then checked the sheets which were clean but the top bed cover felt thick and clammy with
the oil excreted from human skin-we discarded these covers immediately . I searched for but could not locate a compenduim and when I requested one at reception was told that they were on order.
The room also looked so battered and worn that it needed a total face lift and the bathroom needed a thorough deep clean. We did however have an ok nights sleep apart from the very creaky bed and the trains which began thundering past at 5 am . I cannot recommend this accommodation to anyone under any circumstances and am amazed that they are able to achieve a 4 star Qualmark rating. A more fitting rating would be 1 star.

Ray Lee and Oaktree Motel at first seemed a good place to send our secondary school netball team who were attending the North Island Championships. However, after booking in May for an August stay, 3 weeks prior to tournament I received a call from Ray saying that he had re-arranged his motel and could no longer accomodate us. Okay. He said he was very sorry but did not offer any other solution to our team in 3 weeks not having anywhere to stay. Nealy 2 months on (and after having to find alternative accomodation myself) he has still not returned the initial deposit paid to secure the booking back in May/June. He is full of excuses and is now not returning phone calls and emails as I continue to request the return of our money. What a joke!

I stayed at Oak Tree Motel for two nights, room 103. The first night was awesome. The units on either side of mine were vacant so it was very peaceful. The second night, however, a young couple were in unit 104 next door and they decided to fornicate loudly for most of the night. Their nocturnal activities prevented me from sleeping so I tried ringing the motel telephone number but it went unanswered. I even went and knocked on the motel owners penthouse door but again, no answer. This was at around 1am and it was very cold outside. After some time, the female in room 104 went onto the outside balcony and yelled across the forecourt for her friends to join her in the room. I took the opportunity to express my concerns about the noise but they only got louder. Eventually I fitted ear plugs however I managed to get very little sleep. I was planning to extend my stay at Oak Tree but the next morning I checked out. I told the owner about his noisy guests and also told him I had tried to get his attention during the night. All credit to him, he went immediately to unit 104 and told me afterwards he had told the occupants they must leave.
The motel is in a very convenient location and it is modern and well maintained. The TV is modern and the wifi is as good as any wifi I've experienced in a motel. All in all, an excellent motel with my experience marred by disgraceful behavior from guests and an inability to seek the owners help when it was needed.

We rang up two hours before we arrived and managed to get a room, We had stayed there before and had found it a good place to stay. We also decided to stay 2 nights rather than the one we booked for due to a change in plans. All this was no problem.
The room was very comfortable. It is a convenient location with easy access to the motorway or centre of town. Will stay there again next time Im in Auckland.

I booked the 4 brm unit for a couple with their 5 young children for 5 nights; was advised the unit was available, provided credit card details and received email confirmation of the booking. When the family arrived they were not expected (a staff member had made an error with how they processed the booking and the unit was already occupied by others). Everyone makes a mistake, and fortunately 2 single units (though not next door to each other) were available BUT this was a shocker. If you're brave enough to risk it, be prepared to turn up for a confirmed booking and be disappointed (I was).

If you want a motel in Wellington you are pretty much forced to go to the strip south of Newmarket. We checked out at least 6 of them - most were depressing as hell, smelly & dirty, tiny, or decorated so dismally you might want to ring the Samaritans. The Oak Tree was the first cheerful, decently priced we viewed. The room was small but not tiny, decently furnished with a tiny bathroom but was airy. We bargained a good price for the room by initially walking out! The management were extremely friendly and helpful once we were staying there.

"Ask for a room with a/c. Try for a room in the block attached to reception. This is a little further away from the motorway and railway and therefore less noisy."
