Located in the heart of Perth, the Mantra on Hay is celebrated by guests for its convenience to the CBD, public transport, and local attractions such as Optus Stadium. However, it seems to fall short on value, with visitors criticizing the steep parking fees and room rates that don't quite match up to expectations. Opinions on cleanliness and maintenance vary, with reports of both meticulously kept spaces and rooms needing better upkeep. The hotel's atmosphere and decor receive nods for tidiness, but some areas show signs of age. Service quality at the hotel is inconsistent; while some staff members are commended for their helpfulness, others are perceived as slow to respond. Despite these criticisms, certain guests were satisfied with their accommodations and the amenities provided.

With 7 adults in our party we booked a three bedroom apartment. This was located on the top floor with some rooms having partial river views. The lounge and dinning rooms were quite large with a separate wet bar and bar fridge. The main bedroom was spacious and comes with a large en-suite with a spa bath. The other two rooms were slightly smaller with Queen beds. All rooms are air-conditioned. The main bathroom has a washing machine and dryer. Overall we found the apt very clean and well maintained and very impressive. We had breakfast included in our rate and can not recommend this restaurant highly enough. Great selection of food being topped up regularly so hot food was always hot, fresh and delicious. Best scrambled eggs I think I have ever had. Could not fault the staff, extremely helpful and friendly even down to our room attendant! Great location to bus stops with a Red CAT stop just 200 or less metres away. (All buses within city limits are free) If I ever get back to Perth, I would definitely stay here again.

We have just returned back home to Victoria after spending 2 weeks at the Mantra on Hay in Perth. I booked a 2 bedroom apartment for 2 couples - myself, my wife and my wife’s parents.

The apartment was spacious, clean and located on the 5th floor with a limited view from our balcony of the Swan River. We appreciated all the usual mod cons of a dishwasher, washing machine, dryer etc. I really appreciated the indoor heated pool on level 8 which also had gym equipment located on the northern end.

From the time of arrival to departure we found the reception staff to be very accomodating and we felt like part of the Mantra family. A big shout out to Kris, James, Matthew and Phillipe just to name a few. I booked our accommodation with the breakfast package which was very reasonable, so we ate daily in the on-site Cornerstone Bar & Kitchen which offered an A’ La Carte menu. The Cornerstone was well supervised by the personable and hard working Hari who made our stay even more pleasurable.

The location of Mantra on Hay was superb. It was a 15 minute walk into the Hay and Murray Street shopping malls (CBD) or accessible by the free Red CAT bus, 5 minutes away. The Red CAT bus stop is located 60 metres from the Mantra - turn left out of the hotel and located in front of Australia Post or across the road from the Carlton Hotel. I visited the Mantra on Murray which is in the heart of the Perth CBD and certainly not as quiet as Mantra on Hay.

Directly across the road from Mantra on Hay is a BWS as well as several eateries for lunch or dinner. The Swan River is a 5 minute walk along Bennet Street from the apartments.

The only negatives we could find are; although the wifi in the pool/gym, foyer and the Cornerstone was good, wifi signal in the apartment was generally poor most of the time. Secondly, on our last night we had the apartment above us (610 as informed) occupied by a group of young males who partied all night. I reported to reception early the following morning to be told they had already checked out early. Of course I should have reported it during the night.

Overall, the Mantra on Hay is highly recommended for the above reasons. We will certainly go back on future visits to Perth.

Cheers, Paul

Stayed for three nights over the Christmas period. Arrived early but the reception staff were very helpful and found us a room straight away.
We had a standard room which was a good size with nice spacious bathroom. Nice comfortable bed. Plenty of amenities- full size fridge, tea/coffee making, iron and ironing board with good selection of toiletries. In room safe but was in an awkward place in the bottom of wardrobe - door would not open fully.
We opted to pay extra for breakfast which was a good breakfast buffet with good selection of hot/cold food which was freshly cooked.
Hotel was about a 20 minutes walk from the city centre and railway station also only 5 minutes walk to the river front. Reasonable selection of bars/ cafes in local area.
Staff were all very helpful and friendly.
We had a late flight and the reception staff allowed us use of the shower rooms in pool/gym to freshen up.

Upon booking this hotel for our 5 day holiday we thought it would be an amazing experience for our first family holiday.. boy were we wrong. My husband rang up about parking prior to booking and the front office said “yes there’s car parking”. Little did we know it was $25 PER DAY which we found out upon arrival not by staff member, or website, we found this information out by a sticker on the wall in the garage once we were already committed and our tiny little hire i30 barely fit in these car spots, also the garage out gate was broken, and we had to use the in gate and risk oncoming vehicles for the entire stay! The restaurant had friendly staff, prices were steep equivalent to a high quality full service restaurant, however the food quality was very average pub grub.. breakfast had a good selection but also charged at $28 per person. The room was reasonable, but in no way shape or form rates 4 stars. Be careful when booking for example the 3 day discount deal offers housekeeping, but the 5 day deal does not. Also found a little friend, in the way of a cockaroach in the main bedroom. Yuck!
Upon departure management was understanding, and waived the car parking, we also suggested that they make this clearer for other patrons especially considering the vast amount of negative reviews about the same issue.
Overall the stay wasn’t terrible, and staff were otherwise helpful and friendly but that will be our last stay at a mantra hotel.

We had a fabulous 13night stay in a 1 bedroom apartment. As soon as we arrived the staff were amazing and very friendly, nothing was too much trouble. We ordered room service and the meal arrived hot and plentiful at a reasonable price, each and every night. Our apartment was large, spacious and clean, and while it could do with some modernization cosmetically, it was still comfortable and worth every cent we paid for it.

We thoroughly enjoyed our stay at Mantra on Hay St. We had a two bedroom two bathroom self contained unit and the lay out and size were perfect for our family and very comfortable. We all slept very well and woke feeling refreshed every morning. The staff were all friendly and helpful at all times. We feel that we received excellent value for money with our stay and would gladly recommend the hotel to our family and friends.

We stayed in the Mantra on Hay at the beginning of our trip to WA and again at the end. The staff were very friendly and helpful - better than most experiences we have had. The room was clean and adequate for an overnight stay. The breakfast in the downstairs restaurant was great and the service was excellent. We got in late on our 2nd stay and the staff were there to greet us and help us access a meal via Deliveroo at 9.30pm. The Red Bus stops very near the hotel (free hop on/hop off) and travels around the city area. We also stayed at the Mantra Foreshore, Geraldton, for 5 nights in a 2 room apartment. The apartment was fabulous with a main bedroom & ensuite plus a 2nd bedroom with access to a bathroom/laundry that could be shut off from the main living area making it private. The kitchen was very well equipped with everything we needed and lots of living space - perfect for a family gathering. The only issue we had was not having instructions available on how to operate the appliances in the apartment and we couldn't work out how to use the wall oven. The cleaning staff were very helpful and provided extra sheets and towels on request. The location was great with a short walk to all main features of the centre of Geraldton and right next door to the museum. A short walk to lots of different dining options.

The foyer looked nice, and while East Perth is a bit out of the city the locale is pleasant, amid local shops and eateries, a short walk from the Swan River, and with plenty of buses nearby including several CAT (free) options.

The apartment rooms were spacious with good aircon, but the fittings were tired, stained furniture, and frankly ugly bathroom and kitchenette. They’re in the process of renovating, but clearly hadn’t got to my room yet.

The service was curiously haphazard. Although I’m a platinum Accor member, there was no welcome on check-in; being early I left my bag and returned after work, only to have to go through most of the checkin process again with a different staff member. It was like everyone was a casual employee.

Onsite breakfast buffet was serviceable. Didn’t get to the gym as it was more pleasant to walk outside.

I was very disappointed with our family stay at Mantra on Hay, I booked online, there was no information provided about the $25 a day parking fee, the pool being unavailable for use and also the restaurant being closed.

I booked the Mantra for the reason that they have an indoor pool, something to fill in between time for my children whilst at the hotel.

On our first night the neighbours were extremely loud partying until 4am, during the day we could not keep our balcony door open due to neighbours smoking on their balconies and the cigarette smoke lingering into our room.

I would not stay here again our recommend to other families.

Aimee, there are no free weights. There is a Smith machine which will allow you to do most exercises anyway. If you see my latest review Mitchell Family 01, I included a picture of the gym equipment and treadmills. I must say though, this is a fabulous apartment block. Cheers, Paul
