The overall experience was good. The location and rooms are excellent. The room I booked was family style with two rooms, and the kitchen supplies and washing machine was a surprise. I totally support the eco friendly service like housekeeping come every 3 days but whatever toiletries we need we could collect it from the reception.

However there are something I’d like to recommend.
The access from the main entrance wasn’t open 24hrs. I saw quite often that guests wanted to get in for check in but they couldn’t get in. Same goes to us, we checked out and keep our bags in the hotel. When we went back to take our luggage, we couldn’t get in because we don’t have the key with us anymore.

Secondly, the hot water supply was not stable during our stay. The first three days had no hot water when we about to take shower, we contacted the staff and they fixed it within an hour tho, appreciated the efficiency (we were here for leisure so an hour wasn’t effect us much, but for business guest or people who have plan on the day, that would be a different story). Later on my stay, I was taking shower and the hot water run out and I had to finish my shower with cold water.

Thirdly, we weren’t informed about the WiFi access and the usage limit. We read the hotel information in the room and finally noticed we need to ask the receptionist directly. I suggest that staff should have informed the guest when they check in so they don’t have to go in and out for just a WiFi access.

Lastly, could be check up the arrival rooms before guests check in, we saw dead flies when we just got in.

It was still an enjoyable stay, I’d like to visit again on my next trip and I love to see the hotel getting better.

Dear ElaineFong0715 Thank you for taking the time to provide such valuable feedback about your recent stay. We find all feedback very vauleable and helpful to make our Guest stay more comfortable. In regards to getting into the hotel we do have an intercom on the right hand side of recpetion that allows access to the building through spekaing wiht threception, and as this building is a mixed use building of residents and guests we find thi s a wonderful safety feature of your stay. This feedback about the fly wil lbe passed onto our Housekeeping department as this is normally checked. In town to watch Women’s World T20 Cup Final, these apts have a great location on Collins Street opposite tram stop. Backs onto Flinders Lane and all the wonderful dining & coffee spots. Brunetti was a favourite haunt for us but heaps to choose from. The Block Arcade across the road past Novotel also has heaps of cafes. Coles and Woolworths close by for provisions. The 2 bed apt was good overall, with kitchen & washing facilities. Plenty of hot water. Make sure you request a room with street view as some just have a brick wall outlook! Although clean overall, there needed to be a better attention to detail eg there were lots of marks on the wall, finger nails found in bed, marks on duvets which did not have a cover, dirty grout in parts of the bathroom, dirty windows, broken lamp, dodgy light switch, non functioning internal phone (staff knew, but we were not told about). The apt is not serviced daily, so this necessitated asking for rubbish to be removed - told to leave outside door and on one occasion I had to take bag down to main garbage area in basement. Requested clean towels, new rubbish bags and toiletries supplied by reception. The security was good - key access to building and lifts, staff pleasant. The apts look to be venues for groups on hen/stag nights (bit noisy at night), singles in town for business or weddings. It was value for money and good for short stay (we stayed 4 nights), but any longer might wish for something a bit more up market. Would I stay again, maybe for a night or two, just for it location and good tariff.

Good central location - tram stop right outside front door. One block away from Flinders Street train station. Easy walking distance to most attractions especially South Bank, Bourke Street Mall etc or close enough to tram stops for those attractions a bit further away.
Accommodation is a good size, fully equipped to be self sufficient, cooking and washing facilities provided in room. Check in and out easy, staff friendly.
Accommodation clean and regular servicing even over the Xmas and new year break.
Would recommend and stay here again.

The room was modern and clean with new appliances. The location of BreakFree on Collins was wonderful.Tram stop was literally at the door and Swanston Street was a couple of hundred metres away. 5 minutes walk to Bourke Street Mall and Federation Square was a similar distance in the other direction on Swanston Street.

Stayed in one bedroom apartment. Was an awesome location. Flinders st one block away, tram stop on doorstep. Easy walking to many attractions. We were there for Boxing Day test which was an easy walk.
Room itself was not too bad. Bit tired in some respects but okay. Was led to believe there would be washing and drying facilities in room but only had a washing machine.
Was plenty of room for our family of four including our two teenage kids.
Would stay here again.

I essentially wanted a hassle free, central CBD apartment with kitchen and washing amenities for my young family. And I go it. But, some issues for future reference.
Hotel staff- very friendly and helpful as check in and check out was very easy.
Room- The 2 bedroom deluxe apartment that we stayed in should’ve been deluxe or at the very least good. The floors had dust all over it, they hadn’t been cleaned properly. The TV was very small and most channels didn’t work. The doors for the bathroom toilet didn’t have a locking feature. The cot we ordered was filthy. The wifi didn’t work at all and that was quite disappointing.

With a little more cleaning care and some tweaks this could be an amazing place to stay as you are within walking distance of everything- good shops, great food and coffee. The little Italian restaurant around the corner is a gem as are the myriad of food restaurants in the lanes.

Location very convenient. The reception however is on level 6 at the building together with the bank. So rather confusing at first. The lack of drop off zone is something they should make us aware. But the service is great, food is everywhere, tram is just outside the door. Walk around CBD and free ride on tram. We asked for a room with a balcony but there was nothing to see. So cheaper without the balcony. Oh I wish they changed the type of bed sheets, too noisy every time we moved

The location is excellent. The price was high for the quality of inclusions but it was peak season. No tissues, dishwasher powder & limited dishwasher liquid provided took away from otherwise excellent provisions. We had to ask several times for eg a sharp knife.

Excellent location with Tram across the road. We stayed in a "deluxe" one bedroom which was renovated nicely. Had well equipped kitchen as well as dryer/washing machine. Bed was comfy. We stayed at "the back" which is quiet. Great location. Just a few tweaks needed such as a full length mirror, better lighting in bathroom (a makeup mirror would work or an extra light in the ceiling - only one there for some reason?) Only 2 hooks in bathroom, would be good to have more or a hanging rail to hang bathmat. Lots of wardrobe space but one end opened up onto the side table so you couldn't open it. Loads of other space though however the hanging rail was so high, even my 6ft 4 husband could only just reach it. They may be planning to add one lower down? Also would be good to have a small table to eat at/use laptop. Would stay again. Good value for money. Staff were always very helpful and friendly

The photos on the website of a nice, fresh, modern looking apartment are false.
The 2 bedroom apartment I booked was very tired and run down. There was a queen bed in one room, with a small robe which had only 3 hangers. The other room was extremely small with 2 single beds, no wardrobe at all. There were only 2 burners working on gas cooktop and a very limited range of utensils and cookware. The lounge room had a table with 4 chairs but the living area had seating for only 3 people, and it was very uncomfortable. There was a decent size balcony, with a small table and 2 chairs, but trying to slide the door open and closed, then locking the door was near impossible.
The ONLY good thing is the location and friendly staff.

The "balcony" on our room wasn't really much of a balcony. Just a door so you could open and feel likeyou wer eoutside. but the balcony wasn't big enough to actually stand on! Sorry, it's hard to describe.

All the rooms I've stayed in at Breakfree-on-Collins have been self contained apartments. For apartments which have guest rooms, the bathroom does have a connecting door from the main bedroom( lockable ) and a hallway entrance for the guests to use

We did not have a car either. We flew from Perth. Breakfree are very friendly, just give them a call. There is hotel parking not sure how much though

Hi srast83, in regards to Breakfree on Collins, Melbourne, the difference between one bedroom apartment (22 sqm) and superior one bedroom apartment (32 sqm) is size. My advice :- when you decide to book superior one bdrm - in the comment section, make sure you specify NO CHANGES TO BOOKING. We booked sup 1bdrm for space and comfort but was 'upgraded' to 2bdrm apt which meant space was cramped. When we requested back for what we booked, was told 'sold out'. Size of rooms are avail on diff booking website, not on Breakfree website.
