The property is located in an upmarket residential area which is still expanding as evidenced by construction work visible from the approach road at the time of our visit (March 2020, prior to Covid-19 lockdown).

There are two neighbouring self contained studio units within the grounds of the owners property with parking on the lawn alongside. This part of Cooks Beach is well established, quiet and borders the river estuary which is accessible via the owners grounds. There was a swing and table & chairs available there for guests to use overlooking the water - that spot provided a gentle breeze. It’s a 20 minute walk or 5 minute drive to the small shopping area where there are a couple of places to eat - “Go Vino“, a restaurant and “The Vessel“, a pub.

We were met on arrival by John who was working on some DIY in his garage. He gave us a quick look at the unit, showed us how to access the estuary and gave us a few ideas for places to eat in the area. There are laminated guides in the room which also provide helpful information regarding the accommodation and the area.

The studio was more compact than I had been imagining and having brought our luggage into the unit we just took out enough items we needed for our two night stay and returned the larger of our two suitcases to the car boot as we didn’t have anywhere to store it. There are a few hooks and shelves for storing clothes but nothing else in this regard.

The double bed was comfortable although judging by the fixed headboard there was enough space for a larger bed which would have been more comfortable! The studio has a comfy lounge chair; a wall mounted television with a limited selection of channels; a small table and chairs where we ate breakfast; and a kitchenette area. The latter had a fridge, sink, microwave oven, toaster and kettle along with some crockery and cutlery. Sachets of muesli, cartons of fruit and some milk were provided for breakfast. We supplemented these with cereal and bread which we were carrying in our vehicle. There would be limited opportunity to self cater in the unit in all honesty.

There was no air conditioning although there was an electric tower fan which circulated some cooling air with the window vents open at night.

The ensuite had a good walk-in shower and modern fitments including a heated mirror. Although use of the extractor fan is encouraged, it is triggered by a movement sensor and in our experience the fan usually cut-out a few moments after stepping into the shower. It would probably be more practical to have one that was linked to the light switch. Plenty of quality towels are provided (including beach ones which is ideal for the area).

The patio door opened onto a decking area which overlooked neighbouring houses. There is a small screen which separates the two studio units for some privacy and a storage bin for the seat cushions when these are not in use. We sat out on the patio a few times which was relaxing.

We only heard a bit of noise from the neighbouring unit, which was occupied by two young women, on the odd occasion but otherwise we had no issues in this regard.

We enjoyed our short stay in the area which allowed us to explore nearby Shakespeare Cliff and Lonely Beach and to revisit Hahei where we stayed on a previous occasion.

If there is a chance of bad weather for your planned stay at the Admiral Waters in Cooks Beach, Coromandel Peninsula, New Zealand, I recommend you not reserve this accommodation. Two and one half days before our planned arrival on 31 January 2023, an "atmospheric river" hit North Island; and, the hardest hit region was the Coromandel Peninsula. All four roads in and out of the Coromandel were closed, due to "slips" (landslides) and the dangerous road conditions. My husband contacted both Booking.com and the Admiral Waters. Booking.com explained that Admiral Waters would have to cancel our reservation, for us to receive a refund. John of Admiral Waters texted he would cancel the reservation, "is [sic] the roads remained closed." On 30 Jan. State Highway 25 re-opened; however, with "extreme cautions" and to "residents only." John refused to cancel our two-night reservation.

I have had a very similar experience as the previous reviewer. Booked for 12th and 13th February through Booking.com. With Cyclone Gabrielle bearing down on the North Island and Coromandel right in its path I requested cancellation charges to be waived. Roads closed and govt advice was not to travel to that area as it’s clearly extremely dangerous I would have expected some understanding. But no, all that was offered was a refund of the cleaning fee. Pretty poor hospitality from John.

Lovely place, location and lovely staff. Met our needs and we were comfortable. A little bit of finishing required in the room and it would be perfect, patches above door frames need a second coat and it looks like an extractor fan etc were meant to be installed but haven’t been

Beautiful Studio unit with well equipped kitchen. Fabulous unit with luxury bathroom & great bed. Private outdoor area & ba ks into estuary so a beautiful spot for walking to beach. Perfect for my needs & very nice hosts who went out of theur way to help.me.

Excellent experience. The owners, John and Lorraine are really sweet and with such a goodwill! The place is beautiful, it has everything you can need and more. It's super clean and fancy, really good looking. It's located in a lovely and quiet area, 5 minutes drive to Hahei and 2 minutes drive to the centre. Great quality-price ratio. The place where you'd want to spend your holidays!
