I stayed here 3 weeks and unit was okay, but nothing special. It could use a good deep cleaning as the weekly “tidies” by the cleaners just don’t do it. I had to vacuum and wipe things down even though the place had been cleaned before my arrival.

Access to the beach is great and a wonderful place for surfing or just a walk. View to the pool is great but can be noisy at times, especially on weekends. Closing the sliding doors helps to cut down on noise.

Rental agency provided minimal check-in instructions. It was not easy to determine how to enter the garage and which car space was assigned, nor how to operate the key entry pad in the elevator. No information was provided for Internet access. All of this was remedied within a day, with a couple of phone calls to the agent, but it was an annoyance. I have suggested to the agent that they provide a printed copy of this information inside the unit, as well as an email outlining the same.

There is no longer a “Black Oak Cafe” on the premises, as it has been replaced by Xenia Grill which is open Wednesday to Sunday from 1200.

It should be emphasized that this property is NOT a holiday resort as represented by the agency, rather a nice residential apartment community with good amenities. Overall my stay was good, but for the price, I will rent elsewhere next time.

We stayed in a three bedroom apartment with private swimming pool and absolutely enjoyed the New Year holiday.
The pools are lovely and the beach is a couple of minute walk away. There’s also board walk behind the great for walking or cycling.
The only drawback is that it’s a bit far from shops/restaurants. There’s no cafe or shops on site, we had to drive to town about 10 min away or Uber eats.

Advertised as a resort - false.
It’s residential apartments that are rented out. Some rules to note when going with the family. There are no balls allowed in or around the pool.
Beautiful gardens but they decided to add chicken manure in mid January when they were booked out. Unpleasant smell around the pool and on our balcony.
Nice enough apartments, spacious and tidy. Great beach. However no restaurants or cafes within walking distance. Be prepared to drive. Kingscliff centre is 6km away.
Overall disappointing due to the false advertising.

Stayed with another couple and child (plus our family of 4), in apartment 95, absolutely brilliant. Everything neat and tidy, very spacious, quiet, could hear the beach, but not see it, and was only a minutes walk away through a lovely maintained bush track. Beautiful board walk between the apartment and beach, small kids playground just outside the complex too. Both rooms had a large ensuite attached, and the media room was perfect for kids quiet time while adults relaxed on the large balcony with a wine and ready to go BBQ. Pool area was great, very quiet and not many kids around, but we had no issues with being too loud.
Downside is not much reception, but internet was provided. All appliances are for the tech savvy, but there are instructions if you get stuck. Needed keys for all gates in/out and we only had 1 set for 2 families, minor inconvenience.
Brilliant stay, would definitely recommend it and hope to go back someday!

We have stayed at Cotton beach resort multiple times over the summer holidays, and it never fails to disappoint. We always book a 2 bedroom exec room with the plunge pool..this is a must! Tweed Coast Holiday Rentals is super easy to book through, and their apartments seem to better than others. More up to date. Our friends booked through another company and the apartment they got this year was very drab.
We prefer Unit 5, as it has modern decor, a big tv and free wifi!
the complex is really quiet and peaceful and the beach is stunning, you can hear it from the bedroom at night so its really relaxing...the gym is good too!
The only down side is that the onsite restaurant doesn't open for coffee in the morning, but thats a good reason to do a beach walk.
If you are looking to rent an apartment and not stay in a hotel, then this is the best one along that stretch of coastline..we have booked again for next January..cant wait!

my uni friends and i stayed in a 2 bedroom apartment with a plunge pool over our christmas break. the apartment was really nice! both bedrooms had en-suites and very spacious. the wifi worked really well and we had good phone reception too we are all with telstra , the kitchen facilities had everything we needed and the air conditioning was an added bonus especially because the weather was so hot. nice quiet location and close to lots of really pretty beaches where we spent a lot of our time. we ate dinner at the restaurant on our first night and the food was delicious, will be back again soon hopefully.

We had a delightful 4 night stay at Cotton Beach resort, staying in apartment #95, a light, spacious and beautifully appointed three bedroom apartment with a huge balcony facing bush land. The bird life was amazing.
It’s a 2 minute walk to the beach through the back gate, with access to a boardwalk running from Kingscliff to Cabarita. The complex has two lovely pools and there is a great Greek restaurant downstairs.
The apartment was immaculate, and had all conveniences including excellent WiFi connection.
We were two couples and the apartment would comfortably accommodate a third couple, or a family. There are two allocated parking spaces.
The location is excellent, it’s a three minute drive to Cabarita shopping centre or to the Coles complex at Casuarina, and 10 minutes to the Farm. Lots of great local restaurants and I would suggest booking ahead. We had some lovely drives through the district, and surrounding villages, particularly enjoying Bangalow.

These apartments are beautiful but would not recommend staying here with kids we stayed 5 nights and were lucky to have a plunge pool. The first night my kids who aren’t young 13&16 went in the pool about 730pm and got told to keep the noise down they were that embarrassed came inside and never went in the pool again. Our 3rd night we were sitting on the balcony talking having dinner not loud at all and once again we were told to keep our noise down.

This woman residing above us was apparently the caretaker. She tarnished our stay at the apartment and we went out everyday to avoid being roused on like children.

It would appear the apartments are full of old retirees who despise the people who stay as holiday tenants. Would not recommend this unit to anyone who doesn’t whisper.

I’ve now noticed many bad reviews families that have had the same issues with this on site care taker. We contacted Tweed Coast Holidays and they really couldn’t care less.

For the purposes of this review I will refer to the Cotton Beach Resort as the Cotton Beach Retirement Community. My family, friends etc booked a number of units in this complex for my sisters wedding. Whilst the units and gardens were nice, sadly that’s where it ended. This complex is run by a group of old horrible people who obviously don’t remember what it is like to have children. We had a number of noise complaints despite being quiet prior to the noise curfew of 10pm. Our children got told to stop making noise when in the pool at 1:00pm in the day. The rules at this place are draconian. It is not a family friendly resort as advertised. Heaven forbid if you sit in your own lap pool and have some music playing (not loudly).
DO NOT STAY HERE you will be constantly chastised / watched. If you want a family getaway with children this is deft not the place.
We observed one of the residents filming children when in the pool, then coincidentally 2 mins later the kids got in trouble for laughing. Pathetic old cronies.

Loved every minute of our stay!! Was absolutely amazing. Our room was so spacious and looked over the gardens and pool area. spent most of our time sitting on the balcony as it was really big and had a dinning setting and outdoor sofa.
We will be back again for sure. onsite restaurant has great food and you can hear the ocean at night from the apartment. Also had wifi and large TV although didnt watch to much TV.
