Stayed here for a 6 night family vacation with small kids. The condo we stayed in was on the 6th floor and had great views of the ocean and sunrise. The condo itself was clean and in a good condition. The pool has some wear and tear. It was freezing cold and we did not see anyone using it most of the time we were there. Our kids will normally swim in cold water and it was too cold for them. The beach in front of the complex is nice and has good swimming. We saw a lot of sketchy people around the complex and everyone seemed on guard, even the regulars that you could tell either owned or rented often. I would not let your wife or kids out if your sight while there. The location is convenient for going to the North Shore, but does not have much around. For the cost, it is not a bad choice to be right on the ocean.

My husband and I stayed at this VRBO #134630 location from July 29 to August 28, 2013, which for most tourists and vacationers is a long time on the island. After about 30 days here on Oahu we got to know the location, building, and rental unit very well. The VRBO condo is located along Route 83 (Kam Hwy) north and about 40 miles from the Honolulu airport. It takes about 50-65 minutes to arrive from the airport if renting a car. The location is Oahu “country style living” on the upper east side of the island also considered the North Shore area. The drive is spectacular with many miles of the road north from the city just 20 to 30 feet from the water’s edge. The colors of the ocean water are beautiful. There are numerous beaches along the way. It’s a leisurely drive with a 35 MPH speed limit all the way on Route 83 north and south.

The building itself (Pat’s at Punaluu), is apartment/condo style living. The building itself is “dated” and was built 38 years ago. There is not much that one can upgrade to a 38 year old building. You are provided with your own private parking area, and for this unit it is covered parking, close to the elevators. There are two elevators, and you need a special electronic key fob in order to activate the lift. Each condo unit is independently owned and very few of the units have full time residents. Most have been purchased by investors as vacation rental units. This unit is located on the 8th floor and is a corner unit facing the ocean and south towards a range of mountains. The view from the east balcony or Lanai facing the ocean water is spectacular. The view from the side balcony (Lanai) to the south is ok. You look at a 7 story condo/apartment building and you look down upon the huge roof of an old restaurant building that has been closed/vacant for many years. However, just stand at the cook top while preparing a meal and your view is just spectacular over-looking the ocean, palm trees from both the east and south east. It is just spectacular. Majestic mountains, rich in foliage stand in the background to the southwest. On many days you may see folks parasailing in distant valleys. One day we saw someone fly right into the clouds over the mountains.

The unit is “nicely appointed” with modern maple cabinets, black galaxy granite counter tops and stainless appliances. The dishwasher was replaced about one year ago. The condo is nice, with a nice ambience. The unit is considered a “penthouse” as it’s an 8th floor apartment/condo with a spectacular ocean view. The building has units that are as high as 9 floors so you’re not quite up to the top. All units within the building, however, face the ocean and the views are totally awesome. The owner has a team to address repairs and housekeeping concerns. Kathy, the housekeeper, has a great personality and was very responsive to us. She left us her personal telephone number to call if we needed anything household related. Eric, the handyman, was also very nice, and was called out to the unit to replace 3 electrical sockets/switches, burned out light bulb, and to reset a failed ceiling fan due to an electrical outage from a storm. Both Kathy and Eric are valuable assets to the owner.

The unit is equipped with a large screen flat panel TV and Bose surround sound. A small amount of free on-demand movies are available with Oceanic Time Warner cable service, so expect basic service and HD channels that you would find on the mainland. The remote control for the cable TV needs to be replaced from the cable company, as the buttons stick and is frustrating to use. The unit also has a secure high speed wi-fi internet connection which was great to have. Bring your laptop or iPad. Cell phone service for calling is excellent if wanting to make calls back to the mainland. No problems getting ATT or Verizon service. The unit is equipped with quality cookware, utensils, plates, and glasses. The kitchen island and state of the art cook top was very nice. All you need to do is supply your own food items. Some basic sundry items like shampoo, bar soaps, and lotions like that of a hotel are stocked for the guest. Bring your own toothpaste, sun blocks and other personal care items that you might use on a regular basis.The California king size bed was very firm. A stacked washer/dryer is in the unit. You can wash and dry clothes during your stay and even have clean clothes in your suitcase before going home. Linens are of high quality. The shower is great, with nice hot, soft water. There is no air-conditioning in the unit but you get nice breezes that flow through the condo unit. When trade winds are not present, the unit can get warm. There are remote controlled ceiling fans in the living area and bedroom. Remember you are located on the windward side of the island which usually has nice constant ocean/Pacific breezes and intermittent rain showers.

There are some very nice beaches just 5 to 20 minutes away from the condo. The condo is equipped with beach towels, beach chairs and some snorkeling equipment for guests. The North Shore beaches are spectacular and the small historic town of Haleiwa is about 30 minutes away. Route 83, the main road, can get heavy and slow with traffic both to the north and south. It is a 2 lane road. Waimea Falls, the Dole Plantation and Polynesian Culture Center are within a 30 minute drive, with the Polynesian Cultural Center just 7-10 minutes up the road. Shopping at a new Long’s Drug (CVS) is just 5-10 minutes away and there is a Foodland grocery store about 6 miles up the road. McDonald’s and Domino’s Pizza are close by as are numerous food trucks. Don’t miss the burgers at either the Kahuka Grill or Seven Brothers. The food store and other retail stores in La’ie, the nearest town to the condo, are closed on Sunday due to the Mormon religion. No alcoholic beverages are sold in La’ie at any stores or restaurants. They are available at many other locations along the way.

Sleeping in the unit is not the best as the bedroom is located in the rear of the unit, ( as with all units at Pat’s at Punaluu) and just off the main Route 83 road. Emergency vehicles can be heard throughout the day and night. It is difficult to sleep-in past 5:30 AM or 6:00 AM as traffic and commercial vehicles are busy back and forth quite early. There is also an Oahu public bus stop (known as The Bus) in front of the building so you get occasional bus noises. The local Marine base training station (MCAS) uses the perimeter of the island as a flight path (for helicopters), so be prepared for a daily occurrence of helicopters flying back and forth. We noticed most of the training occurs between 5:00 PM to about 10:00 PM weekdays. They are fun to watch but a bit noisy. In my opinion, what you are paying for here are the views, the apartment style living, and a relaxed location in the country, away from the massive crowds and traffic of the Honolulu area.

There is 3 night minimum in this condo. Despite some minor issues we enjoyed our stay; the condo location was great for us and out of the way from the large tourist crowds. We had the ability to dine in, cook, and relax, and walk along the beach. The ocean water is just about a 100 foot walk, and the pool area is clean but not heated. The beach is secluded, clean, with aquamarine clear smooth waters, as the waters are protected by a natural coral reef which breaks waves. The workers at Pat’s at Punaluu are constantly maintaining the outside of the building. The building is a non-smoking building, only service animals are permitted. The building does employ a one person security man on duty at night. We felt safe and secure staying here.

Since we stayed for nearly a full month, our daily rate was reduced to make this location affordable and a “good value” for what we received. I wanted to provide an objective and honest review of our accommodations. Many potential visitors to this unit will have flown from far distances, spending lots of money for a vacation, not knowing what they might be getting for the rental costs until they open the door and live in the unit. Overall we rate this unit and month long accommodation an 8 out of 10 rating. Views rated 10/10 to the East (ocean view) from the balcony. Views to southeast rated 7/10, due to the 7 story building and old restaurant roof being visible. Appliances rated 9/10 (only because the water dispenser and ice maker did not work correctly). Comfort level 9/10. Noise level 7/10.

The owner also owns unit PH11 in the same building just next door to our unit. After seeing unit PH11 (VRBO #420507) our opinion is that PH11 is “elegant”, newly remodeled and quite nice. I would recommend unit PH11 over PH12 if available, with PH11 as my 1st choice. You won’t be disappointed with either unit. PH12 does have double balconies (called “lanais” in Hawaii) but PH11 seemed brighter. Both units have some furniture out on the balconies to sit and enjoy morning coffee or an evening dinner.

The owner is responsive to concerns to make your stay a memorable one. There are factors to the complex property that are beyond the owner’s control. We have used the VRBO concept many times and really enjoy this way of traveling. We have traveled the world. We would consider this unit again. I suggest you complete your research and due diligence before renting any unit at Pat’s at Punaluu. After traveling so far, and spending lots of money, you don’t want any disappointing surprises when you open the door and live in your rental unit. Some units in the building are dated and not as nice as PH11 and PH12. PH11 and PH12 units are full one-bedroom units, while others in the complex are considered studios with small alcoves for sleeping. PH11 has a queen bed; PH12 has a California King bed. The owners of these two units understand quality; they have good communication between owner and renter, and will do whatever is necessary to make your stay very memorable. They did for us. Make your reservation for PH11 or PH12 early. The owner requires you to sign a rental agreement. You can feel comfortable by working with Damien and Lynn making advanced deposits since it is a long distance rental. They accept a credit card for both deposit and final payment. We had no problems paying in-full well in advance, which they did not require. Contact the owners directly for rental terms. We hope you enjoy your stay as much as we did. Once you open the doors to PH12, your spectacular vacation starts. The unit quickly becomes, “your home away from home.” If you have any specific questions about PH12, don’t hesitate to ask.

Personally, my husband and I had a wonderful time staying in a rented condo at Pat's at Punal'uu on Oahu. The accomodations inside the condo we reneted were more than fine for the 2 of us and it was nicer than I expected for the price. The furniture was not brand new, as anyone who would use new furniture in a beach rental would be insane, but the place was very nice and liveable. I would have been more than happy to live there for a month. The unite we rented is no longer being rented, but there are many great rental units available. The only downside to the condo we rented was that the bedroom window opens up to the street side, so you do hear the very light noise of the street outside at night rather than the surf, but we were always so exhausted from our daily activities, we would fall alseep right away.

The kitchen was nicely renovated and they had everything you could possible need to cook a nice meal. The appliances were brand new, the bedroom (more of an alcove) was small but the bed was very comfy and it was nice having all the beach items (chairs, boogie boards, etc...) at our disposal. They had a 4 or 5 drawer standing dresser and a closet to hand up our clothes. There was shampoo, conditioner a hairdryer (I left my curling iron there) and the shower had great water pressure with great hot water. There was some mid rust on some metal aread in the bathroom, but it was not due to age, but rather due to the mositure in the air. Overall I would rate the accomodations an 8 out of 10.

The renovations of the complex were ongoing at the time, but were not an issue with us. We were gone most of the day anyway, but the days we were out on the beach, we did barely noticed any construction noise. There was the occasional noise of a sander or saw from where other units are being renovated, but the noise was not annoying by any means. The front of the building had been repainted and they were in the process of refacing and painting the back side of the building. The view from the balcomy was lovely, but there were ropes from the scaffolding below , but it by no means ruined our view. I would suggest checking with the person you rent from to see if the renovations have been finished.

Just as an FYI, my husband and I aren't trashy people, so it's not like we have low standards or anything, but this is a great place for the price and the views can't be beat. We even were able to watch the migration of the Humpback whales from the balcony of our condo. It was a memorable sight. Snorkeling off of the beach (it's only waist to chest deep for at least 200 to 300 feet offshore) I saw a sea turtle, many fish and a sting ray. It was cool!

The beach is beautiful and the water was nice and calm. Reef shoes are essential as the area can be rocky in places (smooth coral) but it is like there most places in hawaii. My husband and I left reef shoes at the condo for future guests,.

The location is great, as it is away from the hustle and bustle of the city and there are many lovely places in the surrounding areas. i hope I can be of further assistance to any of you others who may be looking at this property...

My husband and I have already booked a penthouse unit for our May 2009 trip and we are VERY excited to be going back to Pats at Punal'uu!

Generally I am NOT too picky, but I can’t recommend staying here. My family and I recently stayed while on vacation. These condos are far from most of the sites/popular areas on Oahu and it’s generally not a comfortable area. The inside of the condo we stayed in was nicely decorated, but everything previous reviews have said about the sewer smell and the noise are true. There is a constant smell when you are outside. There is road noise as well as noise from the elevator all day/night (and I live in the city so I’m well used to “ambient noise”). Unfortunately, the bedrooms are located next to the elevators so you hear that noise constantly. The view of the sunrise is very nice, but the outdoor space/decks of the condos need a good power wash. There was mildew all over it the deck. So much that it really wasn’t a comfortable or inviting space. I understand that the environment is moist and susceptible to mold/mildew growth, but regular cleaning can take care of this issue, and it just doesn’t get done. It was inexpensive, but I wouldn’t stay here again. I’d most certainly pay a little more to stay somewhere else.

Health risk: constant sewage smell coming in with tradewinds(cumulative carcinogens), tap water smells like swamp water, mold indoor and outdoor unmanageable as it constantly blows in living in all fabric and furniture. Immediately contaminating our clothing and horse property paperwork books, etc. gas chamber. Dept has no enforcement., lab reports submitted to them. Management caustic, a vacation rental set up for disrepair so they can blame it on tenant and keep deposits. Do not pay cash, do not trust any property managers. Owners living in building are dissatisfied and disgruntled including sewage, mold, constant cigarette and cannabis smoke blowing in. Debris from roof line falls on everything everywhere and blows into unit. Management uses that to fine tenants and eventually drive them out helping property managers keep deposits. Even if something looks more expensive in the end it’s cheaper. Building should not be used as a vacation rental. Faulty electric surges, blows electronics. Building manager fines repeatedly- tenants and property owners harassment continually. No compensation for property damage including debris from roofline outdoors and blowing inside tenant blamed for debris mold contamination. Too much stress Expense. Harassment (Paul,Lyndon) , Unsafe. If they’re decontaminate all your property before moving it into a new place

Hidden gem for a quiet and peaceful vacation. Stayed for a month vacation, had plenty of time to talk to local residents and other vacationers. It's a great community to join for vacation. Right on the beach on a sparsely populated side of the island. If you're used to hotels with convenience stores open 24hr or 5 restaurants in a 2 block radius, then you're going to the wrong place
This was the country side of the island, perfect for those that think Waikiki is a nightmare. The beach is "private", though there are no private beaches in Hawaii, there's no public parking nearby and the only access to the beach is via private property access for Pat's @ Punaluu, so that keeps the beach very empty.
The beach is protected by a shoal about 1000 yards of the beach, it keeps all the major surf and waves from violently crashing on the sandy beach, making the beach much calmer and relaxing, and turtles seem tolive it! You can snorkel the reef and your practically guaranteed to see plenty of turtles. If you don't get lucky enough to see one swimming, they beach at night right outside the building, take a night stroll to see them (keep your distance though).
Others posts mention sewage smell - that appears to have been resolved. Talked to some residents, they say it used to be bad and they mentioned the new septic system installed fixed the problem. Thank God, We didn't have issues with smell.
There is ongoing construction, the outside of the building is being refurbished on the beach side, so on occasion and irregular basis, there is jack hammering during the day. Only bothersome of you intend to stay IN your rental. They appear to be halfway done with this work so I'm sure in several months this won't be a problem anymore.
Not much for stores, but there is a grocery store or 2 north of the condos, in Hauula and Laie. There are food trucks and a very small convenience store walking distance to the south, but they don't have everything you need. If you're getting to this condo, you'll likely have a car, if you don't, you'll want one for sure to explore the east and north shores. The car makes the stores and restaurants in nearby towns very reachable. Hauula is 5 minutes, Laie is 10.
Units don't have AC (some might, unsure) , they depend on the breeze to keep cool and it seems to work.
Pool had strange hours, not open during construction hours (m-f 8-4, holidays? ) but it seems to be closed because the construction is directly above the pool. When the construction moves across the building (seemingly real soon) the pool will likely reopen...?
Go enjoy this place. But don't expect a city environment. Highly recommend for families and especially those that are weak swimmers. You will easily overlook the bad for the overwhelm amount of good.

Aloha, yup they're undergoing construction... close to year now but vacationers or buyers should choose wisely, its your responsibility go over reviews, investigate 'that unit' specifically before getting it!!, I had an absolutely Amazing time w breathe taking views from 9th floor you can see n feel the ocean breeze from living room sofa. Coffee & lunch on patio. Least of all head downstairs hit the beach in 2 mins. If you're looking for a peaceful & quiet serene place this is it! Another trip bottom corner unit hear crashing waves & 10 secs to you beach lounge at your leisure! Heaven on earth! Who can ask for anything more. Turtles & whale watching during right seasons. Tips: Rent early if your looking for good place & deal! Parking available. Near a few food trucks 5-10 mins walk, Joes fruit stand w Acai bowls & tradition local HI food. Swimming pool, bbq, small workout facility w Saunas lawn chairs provided (? ) feels like 5 star resort wo service lol Mahalo

We love this place! This was our second time and my family and I had a great experience. We stayed at one of the cottages on the second floor. The view was beyond perfect. Clear water, we saw turtles swimming from our window... The cottage was very clean and had everything we needed. The pool was refreshing but we definitely enjoyed snorkeling more than anything.
Very safe beach for kids. We stayed for an entire month and never got bored 👍🌈

Believe what you are reading, this is NOT where you want to stay. I don’t complain about accommodations, but I really dropped the ball when I booked a condo here. I neglected to read the reviews for the building as well as the unit we rented. Although the unit had been nicely updated, and the beach views were lovely , the building was beat and it impacted our stay. The jackhammering and construction during the week was definitely a huge negative. But most importantly, the sewage smell is truly awful. I suppose it depends on your unit location, but we were close to the center and it was strong and disgusting. I actually woke up in the middle of the night as the smell was so strong and powerful, I truly thought we would be evacuated. Strong no, don’t consider it.

Very run down building in a sketchy area. We arrived and immediately knew that this was a bad choice of accommodations. The outside of the building is coming apart, and it is very obviously old and decrepit.
Our unit was just ok on the inside. We had booked through Airbnb and although it was pretty clean, the unit was dated and overlooked a nasty parking garage roof. There was also mould and rust growing in various places throughout the unit. Definitely not what we paid for.
The outdoor space was gross as well, with a few lonely lawn chairs and some old rusty bbq’s. The foot wash by the pool did not work and the pool itself was small and the water looked cloudy.
Overall, this is a terrible place. Avoid it at all costs. We actually left early, only one night into our stay, forfeiting our money to find a better place. Awful.

What a great idea. Unless the owner of the unit your friends are staying in check this page and recognize the party you're describing, I'm not sure this site will be of much use. Pats at Punalu'u is a large condo building with individually owned units - there's no one owner. That said, there is a shop across the road from the building - Kaya's Store that sells wine and spirits - you're more likely to find prosecco than champagne - and the fresh fruit is ubiquitous. Perhaps call them - 808-293-9095 - and see if they can help you out? You could probably negotiate delivery if you can figure out which unit your friends are in. Good luck!

Hello: The water in front of the condo units at Pat's is quite swallow. You can probably go out a good 100' to 200' feet easily up to your waist or chest.The good aspect to the beach is there is a large breakwater about 1000' offshore that stops any heavy waves from coming in. So the water in front of the condos is ideal for children and adults. The water is also crystal clear.

The Oahu Public Transit Bus service goes all around the island! There is a bus stop right in front of Pat's at Punaluu! It's ok if you dont mind waiting around for the next one! Take it from the local wahine (girl), RENT A CAR, there are many rental agencies that will give you a discount if you belong to certain companies!! The price is very very reasonable! If you reserve it right depending on the amount of people traveling determines that it may just cost $20 a day! Now the gas might be a different story!

Understand Pat's is not a resort in any way, it a cool, funky, eclectic mix of residents/renters and condo's at a great value. What it has to offer is a great location to unwind and travel from. The gym is minimal as a I recall, exercise bike, some weights, maybe a treadmill in a basic room. I don't have photo's.

"Grocery shop prior to destination not much for stores walkable especially without a vehicle. Arrange airport p/u min week prior to ur return"
