This is a condo building. Avoid this if you can. It's basic, which was OK, but there is NO beach, just sandbags. When the local electricity failed, so did all the emergency backups of the hotel..so no generator or elevators or lights or hot water and sewage for a day. That's a maintenance deficit of hotel management, and there are lots of signs of that problem. The lanais on one side of the building are unstable and under repair. All conveniences are off-site (though there are shops a block away). I'd give it 3 stars at most.

Where do I start?! We arrived yesterday and the power went out at 6:00 this morning. It was restored for a short time and now it’s out until further notice. The water is also out. We are on the seventh floor. I feel sorry for the guests on higher floors. With no working elevator the stairs are tiring. There is a portable generator in the parking lot that they hope to use but they have to patch into the existing wiring. The room is clean with a great view of the ocean. It’s nice to have a kitchen but everything in the refrigerator has spoiled with no power. The staff are very helpful but the hotel has no backup plan whatsoever.

PROS We rented an apartment on 11th floor with an amazing view. The rental had everything we need. CONS: the registration clerk was unfriendly and unhelpful There was carpet removed in the hallway in our section, they were removing the residual glue on the floor with a grinder that was about the size of a shop vac followed by a person with an actual shop vac. It sounded like a jack hammer and went on for hours every Monday to Friday. The mattress was horrible. It was covered wit a plastic sheet which made the sheets come off as soon as you got in it, I always felt damp as it made me sweaty and it was well worn and sunk below my body. Upper Back pain every day. The final day the power went out to the area. Unavoidable. When we asked to get help with taking down my suitcase the registration clerk said I can’t help you. Rented a condo with a west side balcony. The owner was wonderful to work with. There was construction going on the building on the left side. I had no issues with electricity while there for two weeks. Rented a vehicle and you are to pay for parking during your stay. Great area with restaurants close by within walking distance. Staff were friendly to deal with. They were happy to have people visit due to the unfortunate fire damage done I old Lahania area.

My third stay is the past 10 years and the 3rd time is NOT the charm 😒 Very disappointed in a few areas: I get it, an unspeakable tragedy happened here- I made these reservations 3 months before the fire- was assigned the condo I requested- studio ocean view 12th floor for the best view I could afford. Got switched to 1st floor without prior notice to me! I was put in a first floor- sorry, I originally didn’t cancel because the Maui economy begged us to come- so I feel I’ll do my part and show up, spend $5,000 on accommodations for 8 days, car and airfare but I expect good service- I don’t expect an attitude of take what you get and be grateful. I am grateful but not pleased with the Royal Kahana Outrigger. I was also met with an unknown charge for parking of $125 - another unexpected bite out of my budget! (Never was charged for parking here before) First off, the building is undergoing lots of construction to repair the building, noisy and a bit unnerving- they didn’t have a notice on their website about it. The linens on the bed were gross!! I didn’t inspect them the first night and I so wish I had! The 1st morning here, I noticed dark stains on the mattress cover so decided to strip the bed and wash everything myself only to find blood stains on the mattress sheet too!! Ruined my day- I couldn’t believe post Covid, they would allow such a gross bed- the housekeepers came up after 2 calls and as they stripped the bed, more dirt and what looked like flea dirt were exposed!! Ahhh! Even a few pillows had sweat and drool stains- unacceptable! The housekeepers replaced everything with new linens and were sorry. Next up, tv not working right- had to call twice to have someone fix it. Unit 903 has a shower with half door and no hand held shower head- so you freeze in the shower, the floor gets soaked and can’t rinse all the sand from your lower parts. The kitchen has zero counter space. Lastly, first time I’ve rented a condo with no beach chairs, umbrellas or cooler (?) and I’ve rented here twice before, Kauai 4 times, Kona once and St Thomas once- all the other condo owners catered to their guests but not 903 owners. No beach in front of condos- grassy area to sit overlooking the ocean. Angie, the manager tried to help when I found out I was moved to first floor to make sure I was reassigned an upper floor, so thanks Angie! However, I will never return to this condominium resort again.

Would give this 0 stars if possible. I rented through airbnb, Royal Kahana unit 317. Operated by Maui Paradise Properties. At first glance it looked nice- as in when I walked in through the front door. Upon further inspection I noticed there were pieces of dark hair (I’m literally all blonde) in every piece of bedding (pillow cases, comforter, sheets). Then I saw the towels in the bathroom: makeup, glitter, just straight up dirty. WiFi wasn’t working but that was the least of my worries. I then spotted ants or possibly termites crawling on the kitchen counter (ok, I get it, maybe there’s a crumb, it’s a tropical island, etc. well then I saw them on the walls, in the closet on my clothes, bathroom door. The company was very poor at communicating they told me that housekeeping would call me…I got a hotel nearby and had to be out of there at 10am. No call. I called and nobody answered. LUCKILY, a miracle from airbnb. They gave me a refund and paid for part of my other hotel. They were super apologetic on the renters behalf.
Additional note: I saw a post on fb about room #320 being infested with roaches and the family ended up leaving the entire property. I messaged Maui Paradise Properties about my concerns. They assured me they stay on top of spraying and cleaning. It was all disastrous so just don’t stay there. Currently staying at Maui Coast Hotel, for the same amount, highly recommend this hotel.
