Please note that due to the original architectural features of our Isle of Man Hotels, they are not suitable for any guests requiring 'Wheelchair' or 'Street level access', as all have external steps to access the hotel entrance. Fantastic hotel, spotlessly clean, wonderful friendly staff and meals are amazing with the chefs able to cater for any allergies or intolerances. Rooms are of a good standard, well equipped and sea view rooms are available on request and a small extra fee. Short walk to nearest bus stop, Manx Electric Railway and Horse Drawn Tram passes the front door during the summer months.

The room was comfortable 308 with a lovely bathroom but at the back of the hotel facing close up to what looked like a cliff edge so no view.did look in one of the sea view rooms which was lovely. The lift which takes two is inadequate for the size of the hotel. At Breakfast it was near Impossible to call the lift. The food buffet style was good although a little rushed. Staff very efficient and friendly. Not suitable for disabled guests as very steep steps up to the hotel, not wheelchair accessible. Overall our stay was great but wouldnt recommend it to anyone who has poor mobility.

Absolutely loved our stay here! The hotel was spotlessly clean, the food was lovely and the staff couldn't have been more kind or attentive. Our room was really spacious, I'd highly recommend staying here! We would definitely stay again! My only tiny gripe is that we were above the kitchen, so the room was unbearably hot at times plus the staff were very noisy outside around 6 a.m each day! But other than that we couldn't fault it. Immaculately presented, spotlessly clean and really comfy beds.

We went on a coach trip and did not expect the room to be so spacious. We also had a sea view and were on the first floor. It was very clean and tidy. The staff could not have been more attentive and helpful throughout our stay. We would definitely stay there again.

I have just returned after a five night stay with a coach party at the Rutland. I had a really nice time. The staff and the food were great. My room was a decent size with plenty of storage and nice en-suite shower room. I was at the back of the hotel so had no view so if I went again I would pay for a sea view, definitely would be worth it. My room was very warm even with the windows open and fan on. The only negative, but the group was warned, was the steps up to the hotel at the front which are steep and quite treacherous. It was a nice walk along the prom to the centre of Douglas though a little far for some of the party. Good place to stay when visiting the island.

Lovely big room for a 3 star itshould be a 4. All thestaff were top.class. i hurt my hand and the south african barman and young receptionist were really helpful. Got me ice for my bruise and werw very caring

Stayed here as part of a coach holiday. Certainly can't be described as disabled friendly, several steps up to the main entrance (all the hotels in this area appear to be the same). that could be slippy when the weather was wet. Recently been completely refurbished and looks brilliant. Dining room is quite large (buffet service) meals choices are limited but we're enjoyable. Waiting staff were always about to clear away plates. Entertainment room seemed small for the size of the hotel. Bedroom was large enough for purpose and had enough storage space. Ensuite small but fit for the purpose, plenty of hot water for the shower. Our room didn't have much of a view, but that didn't bother me. A nice place to explore from.

Stayed here for two nights and from start to finish it was perfect. We booked a standard double room but we were blown away with the room we were given, a stunning executive room (104) overlooking the sea. Staff were really friendly and nothing was too much trouble. We didn't have dinner but the breakfast was lovely, a great choice and no shortage of anything. The only negative we can give is that the steps outside are very steep and extremely slippy when wet. Apart from this it was perfect and we will definitely return hopefully in the near future.

Hotel is mainly catered for coach parties so as a couple it didn't really suit us. Hotel has the smallest lift I have ever seen, big enough for 2 people at a push... as long as they don't have any luggage! Used the stairs once, we were on the 4th floor and the corridors are very confusing, no signage to point you in the right direction ... could be very dangerous in an emergency evacuation. Room itself was comfortable and clean, complimentary toiletries not the best and the fans from the kitchen came on just after 6am which were very loud so not much peace and quiet. Evening entertainment definitely an acquired taste ... suited the coach parties I guess but glad we went out in the evening to be honest. Breakfast was good with plenty of choice, although eggs were a bit dry after being under the heat lamps too long Coffee a little on the weak side. Nice enough hotel on the whole but won't be our choice when next visiting the Isle of Man
