It was extended and transformed into the Kings Hotel and stood unchanged for decades until 2014. Visited with my wife and 2 kids, 2 rooms shared between us, 1 double and 1 twin.
We've stayed previously around 2 years ago, so we had no compunction about booking again.
To start positively, as well as being very well priced, the twin room was absolutely fine, no complaints at all. Breakfast was plain but filling, but no clear signs or instructions about whether seating was required or regarding the cooked breakfast caused confusion.
On arriving at 2 pm we did note that the hotel appeared very dark and we had concerns that it was initially closed, so not necessarily a positive beginning, but staff were very polite
In the double room we noted cracks, cobwebs and a general fading of the decor. It was completely serviceable but it felt unloved.
The service we received was very good, but it's a shame that's completely overshadowed by the fact that the entire hotel needs a lick of paint, with even the carpets appearing faded.
I recognise that at such a good price it's difficult to find fault, but should we need a hotel again even at such a price we'd find it difficult to choose it, even if other hotels were more expensive. It's such a shame as the staff were very friendly and helpful.

Friendly welcome on arrival
Room, communal areas and outside all clean and tidy.
Had a ground floor double room which was a decent size for the 2 of us
Bathroom decor a little tired but still usable

I wish I could give it zero stars.
My room was so cold I thought I’d been given the walk in fridge to sleep in. I had the radiator on, a portable heater AND a hot water bottle and I was still cold with jumpers on.
The noise went on from 9pm-1am including banging and crashing about, shouting and swearing, and slamming doors. No one did anything about this, staff didn’t seem to care.
The rooms leave a LOT to be desired. They don’t smell amazing, don’t feel clean, have dated interiors and don’t even get me started on the 70’s-excuse for a bathroom. The hot tap didn’t turn so it was either cold water or nothing.
I chose to eat out at a restaurant in town alone as the dinner menu here is nothing special. When I went for (included) breakfast I was told I’d have to wait if I wanted a cooked breakfast, and was left alone in the cold bar area for 40 minutes. When later asked if I wanted a cooked breakfast I said yes please (as it’s already been paid for) I then received it at my table. There was no menu or conversation of choices.. just a full English. They didn’t ask if I was vegetarian and certainly didn’t care for any allergies. When it came the sausages were reheated frozen ones, the bacon was mostly fat and the mushrooms were absolutely disgusting.
The staff lounged around in tracksuit bottoms and coats so not only was this unprofessional but I was unsure as to who actually works here to ask for help.

We arrived and the place was ok, front of house staff were generally nice at first (the people we dealt with). Turns out whoever else covers the other shifts are terribly rude and will happily throw accusations at you for their dirty rooms.
Basically the day we got home I politely rang back to ask if I could get my electric tooth brush sent back as I left it there and before I could find out if they had it the receptionist started accusing us of smoking in the rooms. One of our friends pulled two single beds together before he went to sleep and told us that multiple cigarette butts were out on the floor underneath one of the beds which he moved (the morning after he was explaining this to us saying how gross it was).
The receptionist and manager started telling us they had video evidence of cigarette butts on the floor, ash on the window and cigarettes in milk. I explained that we don’t doubt that either as we saw this too, and then told her how none of us are smokers and our friend with this ‘smoky milk’ in his room was lactose intolerant (not even joking). So I explained this to her whilst I just sat there in a bit of shock with how aggressive their accusations were - they were basically blaming their lack of cleanliness on us and insisted all their rooms get cleaned. I can tell you, as none of their accusations are true that this is a very dirty place to stay in. I’d avoid!

So-called suite was filthy. Neither the bedroom or bathroom had been cleaned. Bedding was not fresh. Smelled like a brothel. The ‘manager’ was rude, dripping with sweat when serving the burnt and near inedible breakfast. The clientele in the bar should be given a wide berth. Rough and rowdy. Shockingly poor. This is a hotel overrun by incompetence, rudeness and general malaise. Also, for a 'budget' hotel this was massively overpriced. To be avoided.

When I arrived after a four hour travel I found the hotel was not even open. There seems to be a dispute between swapping owners and the new owner is unaware of all the bookings through online third parties, even though it's the hotels responsibility to inform them if they are closed. The night porter rang the new owner who I over heard on the phone say "it's not their problem and I need to ring ebookers for a refund". disgusting lack of care and organisation. stay somewhere else and avoid like the plague.

My Dad and I (+ dog!) stayed at The Eden House Hotel for one night whilst visiting Grantham and surrounding areas. Despite the mixed the views I liked what I saw - unfussy, value for money and town centre within walking distance (c15mins). The hotel has recently been taken over by a great family who all gave us a warm welcome. It is large and bright. Yes some areas need a bit of TLC but everywhere was clean and tidy (including our bedrooms). The restaurant was not up and running so no breakfast (due to last minute staff issues) but was not a big deal. We would stay again. Wish this family the best of luck on getting up and running - they have a great attitude and were most helpful/went out of their way to help where they could.

Spent one night but wish we had stayed longer. A welcoming reception by friendly manager. Our room was large and airy. Bed linen and towels were clean. Bathroom was clean also with plenty of hot water. We were charged £10 extra for a dog which is expected. Full cooked breakfast to set us on our way. Ample parking for our campervan. Had been a little wary due to some negative feedback but was pleasantly surprised. Hotel is very well placed for Grantham centre. Good walks for dogs very nearby. Would recommend staying as this hotel offers very good value for money and all the reasons above.
