A very pleasant stay. The lodge that we had was large accommodating 6 people. There was a lovely view of Rutland Water. The lodges were well equipped with dishwasher, and washer for clothes. There were only 4 glasses and 5 whisky glasses, but there were at least six plates and each type of cutlery. The ironing board had a very loose cover which moved about making ironing very difficult. The towel rail in the ensuite bathroom has come loose and the master bedroom table lamp shade is broken. I complained about all of these and was not charged for any missing items on check out. Electricity cost a flat rate of GBP 40 for a 3 bedroom unit. We did not use the leisure centre but the bar/restaurant has been renovated since our last visit and looks very nice and modern, but there are not enough sockets to charge laptops or mobile phones since only the leisure centre, bar and restaurant have wifi. The lodges still do not have wifi although I was informed 3 years ago that all the lodges would have wifi soon. When we arrived the two of lights down the steep path to our lodge were out, especially the one before the steps down to our lodge from the path. It was pitch black at night that I tripped down these steps. I complained on three consecutive days before all the four lamps were on at night.

We stayed 7 days in a 1 bedroom apartment. The unit itself is very good. All the furniture were solid and good quality pots/pans/cutlery provided. The issue is the service. Upon arriving when I went to pool reception the very first day, I was told ALL the pool family slots for the entire week were already booked. The slots themselves are very limited. Only 4-6PM each day for the family (other times are for adults). This meant we were unable to use the pool even once during our 7 day stay. The grounds are good but limited service available.

Decided on an early spring break, chose this resort, not called Barnsdale Country Club any longer, it is Rutland Hall and Hotel.
Arrived too early and could not get into the lodge until 4pm, our problem
Timber and slate 'A' frame lodge as shown in the photograph, very spacious. Ours was a 3 bedroom plus 2 bathroom and an extra downstairs loo. Sleeps 8 including 2 on the sofa which opens out into a bed.
The mattress in the min bedroom on the ground floor was very lumpy and certainly in need of replacing. Upstairs are two smaller single beds, ok for me at just 5ft 6in but would not want to be any taller. This is where the building comes to its apex so a taller person would struggle.
It's really a couple of kids bedrooms but word of warning, the Velux type roof windows are not safe, they open far too wide, easy for a young child to get onto the low level sink and climb through, nothing to stop the falling to the ground as it a sheer drop
Everything in the lodge you want, full kitchen, washer/drier, dishwasher etc etc
Leisure facilities on site are excellent, virtually everything you need no matter what your age is. Very good size indoor pool and gym, all weather tennis courts, mini golf and pitch and putt
Gardens are landscaped really well, plenty of greenery, all very well maintained. Fields of sheep to the sides, ducks, rabbits and squirrels
Then there is Rutland Water, ok its not the lake district, its flat but we were just 50 yards from the water. Plenty of walks if that is what you are into
If there was any disappointment it is the nearby towns and villages. Oakham is 2 miles away and is okay, Tesco, Weatherspoons, pubs and restaurants and a few independent shops. Other villages around the area I was disappointed in. Barnsdale gardens is good if you are into that stuff, we went very early in the season so not much to show, it would be very much better in about 6 weeks time.
Finally, the restaurant on site 'Blossoms'. Looks like it has only very recently been refurbished (last few weeks), food was superb, good choice too. However if you want the cheaper option, bar menu, last orders is 6pm after that it is the restaurant and then the price really does go up. The style and decorating and design of Blossoms is excellent as is the food
We were in lodge 28, recommend to anyone whether you are a young or older couple or a family

Although booked a ground floor 2 bedroom lodge 12 months in advance, we were allocated an apartment 4 flights of stairs in the reception building, all lodges were fully occupied so we were unable to change, Communal areas above floor 1 were freezing cold as the wall heaters were variously broken or not turned on. On entering the apartment we were shocked as this too was freezing and all heaters were cold to the touch. we assumed these heaters were some form of overnight storage heaters so did not complain as there were no alternative rooms. On the second night we returned to find the apartment still very cold and complained. A very nice man came to investigate the heating, determined it defunct and kindly provided us with some portable panel heaters to heat the lounge area. The heating was not fixed during our stay, we canceled planned guests from staying as the bedrooms remained cold. In addition, the dishwashed did not heat up which was problematic as its use resulted in any oils or grease being plastered over the the entire wash load which then needed hand washing . We gave up and left a day early

Had an RCI exchange to this resort which is meant to be gold crown!!! they are in dire need of refurbishment been coming now for 25years and they have drastically gone downhill the carpets are filthy and the beds are very uncomfortable they are so old and when trying to move to singles together found the mattress all yellow stain’s disgusting!!!! complained and they did bring us a new bed .The resort used to be very quiet and peaceful but they have built a new marquee for large Pakistani weddings which has no sound proofing and the noise at night was unbelievable can even hear the DJ and we were not even near .The only thing that is good is the beautiful view and the area has lots of lovely places to visit but unless they upgrade them we will not be returning sadly ,please do not waste your money coming here the price to rent has doubled since taken over by new owners

Checking in was a nightmare. After waiting for about 10 minutes, we were told that we had been misled into thinking that we had booked a lodge and were to be given an apartment in the main building instead. Instead of a lodge accessible from the ground floor and with a limited number of steps and an open terrace, we were shown to a dark apartment at the top of several staircases and long corridors. This had no ensuite to the main bedroom that itself was up a further three steep stairs from the rest of the apartment. It also had no outside space and small windows. Totally unacceptable.
After lengthy discussions, we were eventually offered a very nice apartment with a private balcony and lovely views but the first half an hour after our arrival was extremely stressful and unpleasant.

We felt that information given to us about the resort was very limited. The instructions provided by you stated: "Electricity and gas is metered and charged as used." At the end of our stay we were asked to pay £40 for this - a standard summer charge! Neither are metered and we were careful in using them so this was overcharged. No toiletries were provided except soap. Timeshare guests now seem to be second-class citizens. We asked for three items on the day we arrived, asked again on the Tuesday and none were forthcoming. 1. There was a wardrobe in our room with no key and therefore no access to it. 2. There was a cafetiere for two but there were four of us. 3. There were only three tumblers. The other many timeshares we have been to, these things would have been sorted straight away, but not here. The gardens needed much attention - flower beds full of weeds. The grass on the pitch and putt was far too long for any accurate putting.

We really enjoyed exploring Rutland Water from this great location looking down onto Rutland Water.
We were delighted at the size of our apartment (number 57) in the stable block. This is the best RCI exchange we've enjoyed in the last ten years.
The pool was very well managed, and is a decent length (22.5m), perfect temperature. I booked swimming slots by phone in advance, and swam each morning at 7am.
The only fault I could find was the slow check-in. Quite simply too many guests arriving at 4pm resulted in a long queue. I suggest staggered check-ins might help.
Overall we'd love to visit this resort and this area again.

We stayed in Stable Mews 74 and after the first day there was a terrible smell coming from behind the washing machine. Reporting to reception was easy but getting maintenance to attend and rectify was another thing entirely – we were told to the run the machine to clean out the system but that didn’t work and we spent 5 days out of 7 complaining about the smell. Eventually on running the machine we ended up with a flood in the kitchen and they sent 2 lifeguards to help tidy up the mess! At no point were we offered alternative accommodation! Pointwise I thought it expensive for the size of the accommodation on offer – we have stayed in bigger studio apartments!

Good location on the shores of Rutland Water. Spacious lodge (No.31) although they are starting to show their age. Our visit was spoilt as the mattress on the double bed which must have been on the bed since they were built. We had to sleep in kids beds. Basic maintenance is lacking. Courteous staff, good parking. Some background road noise from the A606 when outside or with windows opened.
We didn’t use the leisure or spa facilities. We ate in the restaurant one evening and the food quality was good, however expect a bill of over £100 for 3 courses plus wine for a couple.

You get pool towels from the reception at the pool I recall or there are some in the apartment
We always take our own towels but think some are available to hire. In terms of BBQ depends on the unit you are hiring whether or not it has a BBQ option, you will need to check with the club directly as which unit you have.

Hello. I'm afraid we do not allow pets on our resort. The only animal permitted is service dogs (in service).
Generally this venue is located on a slope but the roads are well maintained so you should have no problems if you require a stick.
The views over Rutland Water are superb and you may wish to venture closer to the shoreline at the foot of the decline. However there is a good path along the shoreline which will eventually take you to Oakham if you wish.
