My son is at university at the moment, and the configuration of I.R.E. reminded me of that - everyone has their own rooms, but the eating and sofa areas are communal. But this is like no uni dorm in existence. It's astonishingly good value for money, thoughtfully equipped and extremely comfortable. I notice they let the rooms facing away from the main road first, and indeed they are really very quiet. The conservatory lets out onto a small but private garden which makes you forget you're within 50 yards of a roundabout. All the decor, in my room and elsewhere was quality stuff, some a bit unusual, but clean and newish. I noticed from the many stickers detailing standards achieved and awards won that it's been in operation since at least 2013. You'd think from a quick glance that the decorators had just moved out. Amazingly generous and diverse goodies available for breakfast, and everything you'd expect to find in a well equipped kitchen. Being thrown together won't be to everyone's taste; a couple of my fellow guests made quick coffees and scuttled back to their rooms, but at least one couple were happy to exchange suggestions about local sights, which I rather liked, as I was there on my own. It seems a bit petty to nitpick when you get all this for £66 pn (Friday and Saturday nights in my case), but... Could we have a loaf of bread? I'd have liked toast to go with the Marmite, honey and peanut butter provided. Put at least two more switches in the kitchen. There are 19 lights on one switch - seven normal overhead lights, eight downlighters and four under unit lights. A choice of a little bit more subtle lighting late at night might not be a bad idea. But I'm just being petty. Hats off to Sue and Steve. Everyone should open places like this!

Amazing place to stay. Loved the room. Price good for the night, close enough to town. Breakfast, help yourself in a modern kitchen with a garden. 10/10. Freedom to come and go as you wish. A small driveway for approx 4 cars. but ideal. families, singles can stay with various rooms with the most beautiful bathroom.

To my mind this place is truly the best place i have ever stayed in, it is clean, warm, comfortable, well kept, the concept is unique. you have to experience it to really appreciate how different it is from other hotels and guest houses, although it is on a main road it so very quiet and has a beautiful garden with lots of furniture so you can sit outside with a coffee and enjoy a very relaxed break, i would have no hesitation in staying again and would certainly recommend travellers to the area to give it a go. the staff are so very friendly and welcoming, and could certainly become friends overtime

This is a lovely guest house just 10 minutes from the harbour and the town centre. We stayed here whilst seeing Ed Sheeran and it’s a lovely clean room with a spacious bathroom. Luckily when we arrived the room had the windows open as it was very hot and thankfully they provided a fan!! The hosts are lovely and don’t stay on site but provide you with the door code before you arrive and we’re really helpful in giving us a taxi company which would be best to get to the gig. I would definitely stay here again although we didn’t have breakfast it did look like a really nice buffet in the communal kitchen and I had a really good sleep as the bedding was really fresh and comfortable and even though the house is just off a main road it was very quiet too. Lovely room. Lovely staff. Lovely place

This is a lovely b+b, plenty of parking space, quiet secluded garden,very good breakfast choices, spacious rooms with large communal kitchen and conservatory. We would definitely visit here again . We saw Ed Sheeran's last night of his tour which was amazing
