The location is about 10 mins walk from the train station but private parking is an added bonus. The staff were friendly and home from home. Happy to use their items and have a glass of wine in their lounge. Room was a great size. Location was awesome! Close to the beach, shops and theatres. Good choice at breakfast and made to order. Would really recommend if you're staying in eastbourne. Good value for money.

Impressed by the personal greeting and family atmosphere - the proprietors take the trouble to remember your name and one gets the impression that previous guests return and are treated like old friends. The facilities met/exceeded my expectations in most respects (clean and tidy, warm, comfortable), but it was the 'touches' that stood out for me; some of the information in the guest guide has almost certainly been updated as a result of guest feedback and guests are asked about their leisure experiences so that these can be recommended to other guests. It is as though the proprietors have thought about what they would want to find if they were staying there - the wall-mounted hygiene product dispensers, the extra towel for stepping onto the floor from the shower, a choice of firm and soft pillows, to name but a few.

Excellent location for the beach, various restaurants, shops and the railway station - with the added bonus of having on-site parking. We were welcomed by the lovely Nickole who was full of smiles and very friendly. She explained the breakfast room, showed us the evening facilities (i.e. if you wanted use of a microwave), and where the lounge area was (with drink facilities if required). Our booking was for 2 single rooms and as requested were on the same floor. The rooms, each with their own bathroom, have everything you need and the beds were very comfy. Overall this B&B is nice and clean and in a good location. At the end of my stay I had the pleasure of meeting the owner Steve and through our chat I could see his passion for ensuring his guests would have a great stay (since they took this place on last year), and that he would be a good custodian of this lovely old Victorian building. I look forward to returning in the very near future.

Pretty expensive for a big house i would say as i can't call it a hotel, people who ever been in hotels can tell this is not even close, but that's fine as we seen that the town is a very poor town and all hotels looks like big old houses, so probably i wouldn't find smthng better in that place. Came with my husband, when i got in the room it was very cold, it felt like -20. Toilet wasn't left cleaned 100% it had black hair all over it, i had to clean it myself. Probably the housekeeping should keep their hair up, there was no soap, the toilet roll was full of lint/fluff and dust. We thought is gonna get warmer at some point..it didn't. Only in the night time for probably an hour it was warm and then me and my husband woke up in the middle of the night freezing. We had to get dressed with many clothes as it was very hard to sleep in there. We gave it another chance as we paid for 2 nights wich i regret, the breakfast was very poor, only one sausage and one egg, egg 50% raw + 1kg of beans. It didn't look like an english traditional breakfast. We most of the time been out to explore, and anyway no exagerating, outside it was warmer than in the room, second night we came back to sleep, it was warm and nice, i was impressed cause it took 2 days to feel the heat in the room. Guess what??? at 3 am me and my husband we woke up again freezing and we had to pack everything to catch the train from 4:30 as it was impossible to rest. Maybe upstairs is not that cold, but guys, you need to put an electric radiator in the rooms downstairs. Disappointed.

Hi! We wouldn't call it a hotel either; the clue is in the name. ;-) Sounds like you are not easily impressed, by Eastbourne, our place or an other place you saw. While I appreciate the length of time you spent writing this, you might have considered coming and seeing any of us with any of these issues? Our heating is consistent and on a timer so having different temperatures on different days is odd. We have electric heaters for every room, we have hot water bottles we have extra blankets. I won't reply further as I will leave it to people to put your long review in context of all the others and draw their own conclusions. But for your own enjoyment on future holidays, may I suggest you talk to your hosts if there is something you would like? Best of luck, Steve

My husband and I were warmly welcomed when we arrived by the one of the owners, Steve and CK his dog. We were given our room key and shown how to access the entrance doors. Steve also showed us the dining room and explained that there were wine glasses etc that we could borrow and that there was a fridge guests could store food and drink in and also that there was a microwave should anyone wish to cook food in the evening. We were also told that guests were welcome to eat their own food there. We were also shown the lounge area. Our room was on the second floor. It was lovely and light and spacious. The bed and pillows were soooo comfortable and the bed linen was excellent quality. A lovely touch was the folder with helpful information about the hotel and its background and how to use the tv remotes etc. The breakfast each morning was delicious and served very quickly. The staff we encountered were really friendly and helpful. In fact, the first morning we really liked the music playing in the background. The young man serving us (possibly Steve’s son) took the trouble to find out what it was for us. The b&b has a lively relaxed atmosphere and was very quiet at night. We never heard other guests at all. We had such a wonderful stay that we will definitely book to stay another time. We highly recommend this family run bed and breakfast.

We received a very warm welcome from the owner’s son (and dog!) and shown around the guest house/hotel. Things we loved were …… a) the dog! b) the friendliness of the family who run it c) the quirkiness and art which adorns the place c) the lounge area where you can just rest and read if you want to d) the fact that you can bring your own drink into the lounge and use the fridge, as it not yet licensed d) the lovely breakfast and layout of the restaurant e) free parking (not easy to find in Eastbourne). The only improvement we feel could be made is the bedroom itself but appreciate the owners are relatively new so are probably working their way through the hotel. The room was small so not much storage and it just felt very tired and dated and no nice little “boutique” touches (toiletries). I feel if the bedrooms were upgraded this would be a real little gem. I guess changing room sizes would mean less rooms and a lot of expense in refurbing but could be worth it? Or if keeping them small, they could do with being minimalist and sparkling. Overall, the place had the feel of an “old school” guest house with a modern twist, which we loved and would definitely return if we are back in the area. If you like Premier Inn type “uniform” accommodation, this won’t be for you. If you like warm, quirky, flexible, relaxing accommodation, you can’t go wrong here. One word of warning – book direct as you can’t cancel without penalty if you via Booking.com!

Really enjoyed my stay. As the other reviewers said it’s a quirky place and my room was a very small single room as I was travelling on business. The warmth and hospitality from the owners far out weighs the quirkiness.

Location is just set back from the seafront but I enjoyed morning and evening walks which was a bonus. They have parking as well which is great. Tight driveway.

The room was clean, came with toiletries, the breakfast is fabulous with a good choice of hot and cold. Music very nice for a morning start. They also have an area with teas, microwave and dishes to use at night.

I stayed for three nights and I knew arriving what to expect but, as I left I felt that I would definitely come back. Perhaps I will try a larger room with a desk next time to work. I travel a lot on business and I crave friendliness, warmth and individuality when I travel. This experience was far away from sterile hotel rooms that are soulless. Give it a try. You won’t be disappointed.

Myself, husband and two friends booked 2 nights
at this lovely B & B. The property has a car park the Access is at the side of the property. The receptionist Nickola is a friendly helpful girl, who gave us our keys and info on breakfast etc. Our room was lovely and large with a bath and shower in the room which was a novelty. Tea, coffee, hot chocolate and biscuits in the room. Toiletries provided as was a hairdryer. In the room downstairs. next to reception is a place to sit and make tea or coffee, it has music playing. The breakfast was excellent, cooked English with toast. Cereal to start, with juices. The owners of the property were pleasant and Steve did the cooking. You can walk to the beach, but if you, like my husband has problems walking, there is plenty of parking down the front.

Great location, easy to find. Car park entrance is ok, just take your time. Check in was quick and professionally done. Room 15,
Spacious, everything you need, bed was very comfortable.
Breakfast is a mix between buffet and hot options. What ever you choose from the cooked options it will be tasty, hot and presented very well. Excellent stay.

I don't accept late check in, I don't advertise that I accept late check in. I don't expect everyone to understand, particularly when claims were exaggerated or simply lied about the time or reasons they were late. I apologise for being human and not a robot. I apologise for the fact that I need to sleep because I do this every day from 7am to 10pm and I do this 52 weeks a year. I have narcolepsy, I am a mother. As you stated I am a nice person. I will continue to be nice.

There are 11 steps to the front door, so we are not ideal for wheel chair users. Once inside there is a lift to floor 1 and 2. Thankfully you called before you booked and we urge all our guests to do the same!
