Relax in modern and stylish surroundings with friendly hosts who will cater to your needs. Katherine and Steve are 'locals' having lived in the area over 25 years and are both born and bred New Zealanders. Both have worked in tourism/hospitality for several years. Steve is a true local, having grown up on a farm near by.Each of the rooms has a private en suite bathroom with walk in shower, toilet and vanity, tv and dvd player, luxury linens, robes and slippers, safe and luggage rack and a most importantly a comfortable super king sized bed.Home baking and refreshments are available self serve 24/7. There is a indoor and outdoor seating area near by the guest rooms. Katherine loves to bake so there is always something delicious to nibble on.You are welcome to bring a light meal or take aways home. There are plates, glasses, cutlery in which you are welcome to use. Otherwise, Katherine is happy to prepare you a delicious meal. This may be as simple as a sandwich or a full three course dinner - Beef barbecued steak to Japanese Curry - just let her know what you would like. Prior dinner reservations are helpful otherwise you will have a limited choice. Situated across the road from Lake Rotorua you are provided with views of the lake and Mokoia Island. In the back ground - the hills of Mt Tarawera and the city lights.Walk 500m the the famous Redwood forest and Hamurana Springs track. Both are amazing. The forest is make up of large Sequoia trees and a beautiful clear stream flowing from the spring out into the lake. Several types of birds and ducks live in this area as do of course our famous trout. You cannot buy trout in NZ - you must catch your own!Lake Rotorua is famous for trout fishing, but in our area also famous for having hundreds of 'black swans'. A 'country' 9 hole golf course is located alongside the springs walk - we have golf clubs available for those wanting to play a round.Family groups are welcome at the home of Katherine and Steve. They have two senior school aged children. There are games and books to entertain and a big front lawn to run about on. Only well behaved children can be accepted - children that will not disturb other guests in the night - otherwise a full house booking (all four rooms) is available.

We spent two nights at this lodge. Nice rooms , very good breakfast and really friendly and helpful hosts who helped with recommendations on activities. We had a nice barbecue and conversation with Jeff and Janice in the evening.

Our hosts were extremely helpful! Very knowledgable and tried to make our two days we had in rotorua as exciting as possible! They even took us on a small hike through humara springs which was beautiful! Breakfast had everything one could ask for and was really tasty! Clean, airy and really spacious! Comfortable beds, heating mattress!, free wifi, dvds, coffe, tee etc.
We were really please and would definitely come back again!

Fantastic B&B runned by Janice and Jef in a wonderfull and very well maintained garden.
Clean room and bathroom with all ingredients you need.
Cooked breakfast was very nice and served around the table with other guests.
B&B lies in a peachfull and quiet area apart from hassel of Rotorua.
Even forgotten tablet was courriered to a next destination of out roundtrip.

We stayed two nights with Jeff and Janice in July. We had a great stay in one of their newly updated guest rooms. The room was perfect with an en-suite bathroom and plenty of space for our travel gear. The breakfast was robust, with cold and hot choices, plus some homemade jam (what a treat!). Their inn is located on the opposite side of the lake from Rotorua, so there are some great views of all the geothermal steam in the mornings. But due to that location, it is best to have a car to get around as there are no public transport options. We would stay with Jeff and Janice again and think you should as well!

Jeff and Janice were the first hosts we met during our honeymoon and the left us with the greatest impression! Warm, open, family-like, they were there when we arrived and at any time to help us with information and suggestions about our whereabouts. The rooms were great and cosy and we had the chance to have breakfast with them for two days in a row, it was great talking to them and sharing experiences!! They are sweet and funny and really great hosts, we enjoyed our stay very much! Vegan options were available for us and we tasted the marvelous feijoa jam Janice had made!!! Worth the trip alone :)

Francesco and I have been staied in Springwaters Lodge for three nights during our honeymoon one month ago. Everything was perfect: the house, the room but the most beautiful thing was the kindness of the people. Every day Jeff and Janice made us a very wonderful breakfast and helped us on what to do on Rotorua.
We suggest Springwaters Lodge to the people who want relax and discover Rotorua.
The Lodge is near the city but far from confusion.... perfect fo us.
Thank you Jeff and Janice! we will come back!

Spent 4 nights here and apart from having all the usual home comforts Jeff and Janice made us feel so at home. Nothing seemed too much trouble including finding a place to stow our kayak and suggesting we call them when we reached the end of our full day kayak trip (so they could call search & rescue for us if we didn't make it back). Because we were there multiple nights they came up with different breakfasts each day, and good breakfasts they were too. We had a lot of paddling to do and the breakfasts set us up well. There were a dozen other smaller things, too many to list. We expect to return to this place.

Even if we only stayed there one night, we felt the warm and attentive hospitality of Cathrine and Steve as really excellent and can only recommend them.You are taken like a family member in a very positive way!
we were welcomed with a cup of coffee and cake,in the evening they offered a glass of wine , the fridge for guests had a wide offer as well!
The rooms are well equipped and very clean, nice and quiet.You can choose to be with the family in one of the really spacious living rooms or for yourself in a smaller spot.
We liked it very much to be there , even if it is a bit outside Rotorua but with a unforgettable view over the lake!

Away from the sulphuric fumes, Katherine and Steve run a professional B&B, with a warm welcome, practical advice for things to do, and even an offer to joint their family for dinner. Comfy room, wide collection of DVDs for the guests to use (Once Were Warriors highly recommended). Would love to come back again!

there is not enough words to describe how awesome is this B&B :
1. Cleanliness : super clean.. both bathroom and hotel is 5 stars standard.
2. location: very good. The place is located at the north side of lake Rotorua,, 15 min drive to the town.. which is perfect so that u re sparred from the foul smell of sulfur. 500 m to hamurana spring, and lakes,
3. the bed is heavenly with a heated mattress.. very handy during winter time, room got skylight and the living room is very big, bright and homey. and there is laundry facility , and free wifi, ad my son is happy playing wii with kate's son.
4. The best of all, is the host, kate and steve. This couple is the nicest, friendliest and warmest kiwi family that i know. She is a superb cook.. as she used to run a catering company, she is also very kind. Our bed, towel etc is always well made off, and she arrange breakfast like a 5 star hotel. One day, without i requested her to do, she laundry our dirty clothes.. so when we come back ...tired from our activities.. our laundry is done.. I was touched... this kind of hospitality is beyond 5 star ... and all of this come only with modest rental price .. so it is value for money. SO i highly recommend this B&B especially if you are a picky 5 star traveler like me.
