It is well known that the Grand Canal proudly represents Venice… But there is a place where the Grand Canal separates into streams and meets the Canal Regio. At this crossing, a magic appearance comes true: here the ‘glorious river’ does not only represent a simple background, but becomes the so-admired perspective that everybody knows. Here it is located our B&B, in the front row, and we are waiting for you to offer an experience full of art, entertainement and relax! We live at the upper floors of Palazzo Zen, on the Grand Canal, in the Riva di Biasio area. We are close both to the train station and Piazzale Roma, in case you will reach Venice by car. A ten minutes walk will lead you to Rialto Bridge. We have 2 Junior Suite and a triple room, all of them with private bathroom.

This place is amazing! Located just in front of the Grand Canal and the water bus stop of line 1, 5.1 and 5.2 which provides you with excellent transport options to explore the city. After being greted by the owner Laura, who provided us with a warm welcome and a lot of useful inforamtion we got a room that was very nice. This room had a view of the garden next door, and a 90 degree head turn to a smaller view of the canal as well. The garden room has its own private bathroom, but it's located just ouside the room in the corridor. No problem to get to it and you can put up a screen to block the view from anyone of the other guests in the other two rooms, if they should happen to walk past on their way to the kitchen area. In the kitchen area you have access to tea, coffee and a shelf in a fridge. The breakfast is very good. At arrival you can put together your menu and set at which time you want the breakfast served, starting at 0830. The brakfast is then served in yout room. There is also a common room with a view of the canal. To get to the B&B, you just have to find the little alley to the left of the building (facing it) and walk 40m in. Once inside, there is one step up to take to get to the elevator that brings you to the B&B at the third floor.
I would absoultely try to stay here again if in Venice, but probably try to hire the more expensive suite with Canal views.
Other useful information that is good to know is that the water bus to the Airport is just 1 or 2 stops away, likewise if you arrive by train or car to P.la Roma the water bus just need to take you 1 or 2 stops before you arrive at the correct stop.

Great location, large room, excellent breakfast, with an unbelievable view. Laura's family run B&B is directly in front of the Grand Canal providing a great perspective on life in Venice. Steps away from a vaporetto stop, you can easily reach all of Venice. The breakfast which is delivered to the room every morning is delicious and served with a smile. We can't wait to go back!

A wonderful stay. A beautiful B+B that Laura and her husband are so kind to share.
Great communications before our stay, and Laura sent directions on how to find the house. Room was large and clean, and having breakfast delivered every morning (waking up to the smell of warming pastries was amazing) really made a special stay.
It’s well situated and once we had our bearings we walked miles and didn’t really get to lost. The recommended restaurants in the welcome pack are well worth a try.

This was such a lovely B and B. The host was very friendly and accommodating and the breakfast was just amazing. The accommodation was a lovely respite from the liveliness of Venice, close to the station and in a quiet part of time. Our family had a fantastic weekend at Laura's B&B last weekend. They attic room was very spacious for a family of 4 and nicely decorated with all the comforts. Laura was so kind and gave us good tips and restaurant recommendations. Wonderful location on the Grand Canal, near the train station. Would definitely go back!!

Incredible. Beautiful. The hospitality here is above any we have had in Europe. Rooms cleaned daily. Made to order breakfast brought to the room every morning. Perfect location right in the Grand Canal and very close to taxi stations. If we even come to Venice again we will stay here.

Wife and I spent three (3) wonderful nights here prior to embarking on a 20-night cruise in the Med. The property is very close and easy to get to from the nearby Vaporetto (water taxi) stop at Riva di Biasio. Literally get off the taxi, take a left, walk a few meters, take a right down Calle Zen, walk a few more meters down the alleyway and it is on the right.
Property is clean, comfortable, and convenient. And the service was OUTSTANDING! We thoroughly enjoyed our breakfasts in our room on the cart they wheeled in. The elevator to get there was easy to use. Our room did NOT have a direct view of the canal, but we could see it from a common area. We loved just walking around the area near us, finding restaurants and a good grocery store (where I bought wine and beer and Grappa!).
Being so close to the water taxi meant we could just get on and off wherever and whenever we wanted. We jumped on the taxi on a Sunday morning to go to church at St. Marks and spent 90 minutes inside the magnificent cathedral with a couple hundred worshippers.
We bought the VENEZIA UNICA CITY PASS for 3 days transport and pre-paid entry into 3 museums plus 7 public water closet (toilet) admissions. Recommend this.

My wife and I stopped here for three nights during our stay in Venice. The hospitality by Laura made you feel at home. The location is away from the crowds but close to everything your need - local restaurants and transport with a great view of the Canal Grande. The apartment only has three well appointed bedrooms so book early to avoid disappointment
