This was a very clean, comfortable hotel located close to many excellent restaurants and the Vatican. We never had to get an Uber for dinner as we had so many restaurant choices within walking distance! The front-desk staff were friendly and helpful. The continental breakfast included different pastries, toast, yogurt, fruit, coffee, tea, and more. Overall, this was a good place to rest every night after a long day of activities!

Excellent small Hotel, no so far from metro station and public bus stop. Clean room and good breakfast . Surely will stay here next time in Rome. Some problem for car parking but easily solved from hotel service. Really a value for money place !

A modern boutique hotel, with a musical theme: clean, neat, smart, small intimate with a great continental breakfast. Have now stayed here twice and will come back again. Close to the Vatican, lot's on nice places to eat nearby. Great value.

We went there about ten years ago and it was nice. It is not nice anymore, first we reserved months in advance to get a room with a balcony, we got a confirmation by email, when we arrive they told us there was no room with balcony available. So they gave us a standard room with the shower in the bath and no balcony. The room was smelling dust and there was black mold around the bath. We decided not to stay, we were and they charged us one night. The surroundings of the hotel has changed also, it is very dirty now.

Awful experience with the front desk manager. He flat out lied to us about the cost of their airport transfer. Completely unprofessional and discourteous to us. Very deceitful and unhelpful. When I asked for the managers name he said that is private. Completely ruined our stay.

lovely compact hotel close to Vatican City. Some lovely coffee shops within easy walking distance. Hotel was basic but clean and the staff were friendly and attentive. I would have no hesitation in recommending this hotel to other users.

My husband and I stayed at the Franklin for 7 nights in early May and it was the most pleasant hotel we've been to. The location is on a VERY quiet street in a residential area, and even though our room faced he street, thre was absolutely no street noise once the windows were closed. Even though the location is a bit off the tourist route, it's still very easy to get around the city thanks to a bus at the corner and the metro just a few blcks away. The Vatican is within walking distance, as are may other sites. The room was large, the bed firm, the closet ample, the robes and slippers were divine, and the AC worked. The breakfast was excellent...eggs, meats, cheeses, cereals, the works! And the cd player that's in each room is a very nice touch. I can't say enough good things about the staff who all went out of their way to make sure we were comfortable.If we return to Rome we'll definitely go back to the Franklin.Nanette

We stayed at The Franklin in Rome during the month of March. It was wonderful and very accomodating. You are staying in a non-tourist type area. If you like to see how the Italians live in the city this is great. The Vatican is in walking distance. The rooms are soundproof so you do not hear the street noise or your neighbors. The rooms are very neat and modern. The bath is like a spa. The people that work there are nice and try very hard to please you. I can't wait to go back. The local restaraunts are wonderful.

The Franklin Hotel has to be one Rome's best kept secrets!
We stayed for seven nights for a special birthday treat and were not disappointed. From the very first moment we were treated well by the very friendly, helpful staff.
Breakfast was lovely, always plenty to help yourself to with oranges to juice and vegetables to juice too!
The choice of places to eat within a five minute radius was fantasic, from the Cassanova across the road to the fabulous Veggie restuarant around the corner !
The room was furnished well (with those lovely fluffy slippers it felt so welcoming ) having the C.D library downstairs was a welcome bonus, to chill to music was so good.
Would not hesitate to recommend the Franklin to anyone!

I stayed at the Franklin for one night a few weeks ago. Like some of the other reviewers, we were put in a tiny single room with a less than average sized double bed and no room to move around. I asked why when I'd reserved a "standard" room the room was smaller than the majority in the hotel (checking the fire escape plans on each floor made this clear to me!) and was eventually upgraded but the hotel blamed the website we had booked with. In atmosphere, service and facilities it's basically a youth hostel that has been done up with some cheap gimmicks (the CDs, the stereos - more Hitachi than Bang & Olufson, rubber flooring in the hallways). Definitely not 4 star. The garden is lovely, but there's no bar or cafe service after you return from a hard day's sightseeing, so its usefulness as a place to relax is quite diminished. Paying for a 4 star hotel, and then having to wander the streets to get a snack for my sick co-traveller was not ideal.

Yes, its very close to the Vatican but in a down-at-heel Roman neighbourhood with few joys to be found roaming the local streets, so once you've done the Vatican the rest of your trip will be a hassle of taxis, metro and 30-40 minute walks.

Unlike one of the reviews I read above, I thought the photos were very unrepresentative of the reality of the hotel. It's cramped throughout (not just the tiny rooms) and throughout our (mercifully brief) stay, there always seemed to be some staff drama going on (doing the accounts in reception on the guest seating - come on!!!).

As several people said, its a rip off and panders to what people might think a boutique hotel is supposed to be like. There are better ways to spend 200 euros than being dazzled by a free-to-use CD collection.

Hi! The closest train station is probably Termini. You can reach it by metro. The metro station Ottaviano is actually pretty close to the hotel - 10 minutes walking. Hope that helps :)

I had to call them to get them to confirm. Since it is international you may want to use a calling card. The owner speaks fair English if you talk slow. I don't believe they offer any transportation, they are small and only have a dozen or so rooms. But the staff is only very friendly and you are about 1/2 from the subway and less than a mile from the vatican. the neighborhood feels a bit sketchy but we had no problems during our stay in the fall. If you need access to public transport get a Roma pass. It includes three days of public transit and one or two entrance fees to things like the colosseum and Roman forum. If you go to Vatican(not included in Roma pass) i strongly recommend a guide to skip the line and get some good information. But be aware it's very crowded but totally worth the visit.

There is free wifi at the hotel, so you can check in on your phone or laptop. And the staff gave us the hotels email address,to email the boarding passes to. They printed it in the morning we left the hotel, we picked it up at reception :)
