We stayed 4 nights and loved it! Loris at the reception desk was so helpful, always happy to answer any questions.
We had the hotel organise transport from the airport. That way we didn't have to spend time looking for it as it is in a business/living complex.
The hotel is conveniently located between 2 metro stations, in 10 min. walking distance to restaurants, shopping strip and lovely bars.
Bear in mind that it is a design hotel - the wardrobe space was limited and the bathroom could have had a small table to put toiletries on, but as you are only spending a short time in the hotel - it doesn't really matter in my opinion.
Breakfast is good and plentiful. You can store your luggage if your train/flight is later in the afternoon and come back to pick it up. We left it in our room, my daughter left her ipad on charge while we went for a last shop. When we came back our luggage had been moved to a storage room by the reception desk and Loris had my daughter's ipad still on charge for her at the desk. That is service!!

I was a little apprehensive that the very contemporary decor might not be to my taste, but the quality and flair of the design of this recently renovated hotel completely won us over. On the fourth floor of a traditional 19th century building, it is restful haven in a largely residential area. Rooms are well-equipped and spotless, though we would have liked a full length mirror. Breakfast was fresh and tasty though it would have been nice to have had some fresh fruit. The three front of house staff Raffaella, Andreas and Fabiano are very helpful, particularly in recommending restaurants used by the locals. Room cleaning and breakfast preparation by Mary is also superb. We also got to know the building's concierge and his lovely dog Max. Two metro stations are ten minutes' walk away, with the Vatican and other sights also within easy walking distance. This is one of the nicest city hotels we've stayed at and is highly recommended. October in Rome is glorious - largely sunny and in the low to mid 20s every day.

Stayed here with my wonderful girlfriend for a week in April. Great room and nicely sized bathroom. All very clean and with fresh design.
Staff very helpful and service minded. Breakfast was sufficient - especially if you like pastries - and the coffee was great and based on individual choice.
Nice location in the Prati area. A lot of sights, restaurants and good shopping wtihin walking distance. Would certainly consider staying here again when visiting Rome next time.

We stayed at Fabio Massimo mid december.
The hotel is nice but we were disappointed when we arrived considering all the good reviews it has we were expecting more.
First, the hotel does not have a real entrance so our taxi didn't find it at first. It is inside a regular building.
The person at the front desk was nice, like all the other person working here.
We found the room rather small, once again we were expecting a much larger room. The room was comfy, very modern and very clean.
Some details: there isn't additional blanket in the room, nothing to write down something.
The breakfast was nice but one again, it could have been better (fresh bread, fresh orange juice, fresh pastries...). There was bread, and pastries but industrial type.

The location is not very nice, apart from being close to the Vatican, there's nothing to do in the neighborhood. If we were to come back in Rome, we would chose another location (but it's not related to the hotel itself which was still a good hotel).

In conclusion, I don't understand why people are so enthusiastic about this hotel, it is a nice hotel but lacking elements that could make it worth 5 points rating.

Dear Elise, we are sorry your stay was not the Top. Actually our being on the fourth floor, private, quite and comfortable has mecome a plus for the Hotel. Actually Prati suburb is one of the best we have in touwn and nothing can be found as much as here. Residential, shopping, monuments, Vatican and just 15 minutes walking to Piazza del Popolo..... All our pastries in the breakfast are not at all industrial and we are sorry you could not appreciate this. Hoping next time to do much more for you to let being your stay absolutely unforgettable. Not sure if this is the standard set up for hotels in Italy, but we were surprised to find the hotel was just one corridor in a block of private apartments and offices. Although the hotel looks trendy and sophisticated on the internet, the minimalistic set up of the room was sparse to say the least. The trendy wardrobe was just six coat hangers hanging from the ceiling. Not very practical. The noise from the apartment above was unacceptable and resulted in four sleepless nights, regardless of how many times the staff were requested to ask for quiet. The breakfast was simple and not kept fully stocked on most days.

On a positive side, the hotel is situated in a quiet location within the Vatican City and was within a good walk from the rest of the city. The staff were very friendly and tried to accommodate all our simple requests, such as hot water as there is no tea making facilities in the room. They might boast Sky TV etc which is fine, so long as your speak Italian as they could not change the TV to English.

Not a bad place but it didn't do enough to encourage us to return there for another stay. Pity.

The Fabio really is a great find in Rome. Before we arrived, the hotel booked us a taxi from the airport. This was good experience and made our arrival at the hotel effortless. (The fee was 55 Euros). The driver was very nice. He also took us back on the return journey. The staff at the hotel all speak excellent English and because the hotel is so small, (about 10 rooms?), the staff never appeared to be too busy, and always made time to talk to us and to help us. They were happy to look things up for us and print things out for us. Our room was overlooking the buildings inner courtyard and was really quiet. There was a big comfortable bed. The bathroom and shower was nice and looked new. The mini bar was free! each day we received 2 bottles of water, 2 cans of Fanta and Coke and 2 small packs of biscuits. This was really handy. The room was spotlessly clean. The free breakfast was small in variety but considering there are only 10 rooms it was reasonable. The hotel tea was actually very nice, which is surprising for a hotel out of England. There was a choice of cereal, fruit juice, ham,egg, cheese, toast and pastries.The hotel is in a quiet part of Rome, about 15 minutes walk from the Vatican and was also less than 5 minutes walk from Lepanto Metro Station. Tickets are 1.50 Euro's for a single journey. The staff were able to suggest a number of nice restaurants in the area. The district itself is not in the centre of Rome and is west of the River Tiber, but its easy to get into the main area either on foot or by Metro. The area that the hotel is in feels very safe and there were no beggars or annoying people trying to sell you things like there are in other parts of Rome. We had a brilliant stay at the Fabio and if we go back to Rome will definitely stay here again. Tips on what to do. The Vatican is a MUST SEE. Make sure you pre book on line. If you don't there will be a huge queue. St Peters Basilica is also a must. There was a queue but it moved quite fast and we only had to wait 15 minutes. It was worth the wait. Do go to the roof for great views. If you want to go out of Rome, then go to the Villa D'Este Gardens at Tivoli. We went there on the train from Tibertina Station in Rome to Tivoli. The return fare for the 2 of us was about £10. The gardens were stunning. Great trip and great hotel.

We went mid May; for the amount we paid for two nights at this hotel, we thought it would be very nice. First of all, it is not a "hotel" there are several rooms on the fourth floor of a regular building which they turned into a "hotel" I would not call it that.
The pictures make it look beautiful and modern, but what they don't show is that the floor in the room has areas where there are lumps and wholes under the carpet. The bathroom has a large shower with a tile that is very smooth, making it very slippery when it's wet and there is no shower mat. So I fell down and hit the floor very hard with my hip, arm and wrist. The staff is very inexperienced and seemed to not know what to do. We had already paid through Agoda.com for two nights and were not able to cancel can move to a thru hotel. So we stayed but again, it was definitely not what we thought and what we have experienced with other nice hotels. The breakfast was the same both days and nothing special. No coffee or tea in the room either. I would not recommend this hotel to anyone. One more thing, I had asked about parking and they had told me they had parking. What a lie! when we got there, we were lucky to get a parking space in the street and we asked the front desk person if that was ok to leave the car there since they DON'T have a parking area, he said yes. We got a ticket!!!
