I really wanted to give Domresidenz a 5 star review but there were a few quirks that may or may not be important to you.
First everything I loved and find important in a hotel ....
It's a great location. Just around the corner from the Dom - it's in the heart of the city and you can walk everywhere.
It's clean and modern and has a SUPER comfortable bed.
There is only 1 apartment on each floor so there is literally no need for anyone to come on your floor and make noise in the hallway.
The windows are super-sound proofed and you cannot even hear the church bells when the windows are closed.
There are lots of added touches that make a good stay great - like the use of an ipad, a music system, a large tv with Netflix that plays in several languages, a loaner umbrella etc
So why not 5 stars?
On a Sunday, all the stores are closed so you can not stop by the antique store to inquire about leaving your luggage or making sure of where to meet Thomas upon check in. The car park is a bit of a walk so you are left wondering exactly what to do... Many phones do not work in Europe without wifi so we had to ask a hotel to call for us to get information from Thomas. My point is, you may feel a bit lost as a traveller whereas at a traditional hotel, there is always someone at the front desk.
Part of the beauty of the building is how old it is and I am sure it was difficult to deal with uneven floors etc. There are a few steps in the apartment ( #2) but the lip of the floor going into the bathroom isn't a step, more of a high ridge - consequently I stubbed my toe almost every time I went in - especially in the middle of the night! Ok maybe I am clumsy and you are not but it is something you need to look out for. A small incline would have served this area better.
Unfortunately there was construction while we were there that we were not informed about until we arrived ( 21, October, 2018) The building was covered in plastic and scaffolding so we had no view, only a small hole ripped into the plastic for fresh air at night and extremely LOUD jackhammering all day from 8 am - 4:30 pm. So much so that we could not use the room during these hours. Thomas graciously gave us a bottle of wine as compensation but because at this apartment you pay for your stay up front instead of at the end as you would at a hotel, we did not realize that this construction would actually be a much larger invasion than a bottle of wine would make up for. I did ask for a discount off the room and I was given a free night for a future stay instead. While this seems generous, it only helps if I return to Regensburg which I most likely won't do any time soon if at all as we like to visit different areas when we vacation. So it actually is not a compensation for the inconvenience. I tell you all this in case you have a reservation soon - so you can ask if the construction is finished and decide if you are ok with it because the other amenities make up for it or if you would rather stay elsewhere.

All this may or may not be a factor for you as you decide the pros and cons of each hotel option. I will say Thomas is a good business man who takes pride in his building and I believe tries his best to create a high end experience for you. He is very friendly and speaks English very well. He is helpful and has the answer to your questions.

I arrived very late in the evening and Thomas greeted me at the door. The apartment is in the depths of Regensburg and can be difficult to find in the car. Thomas patiently guided me to a local parking spot close by. He had everything prepared - even a map with local breakfast and dinner places marked.

He prepared everything for me including an AC because it was so hot. I really appreciated that and made my stay very comfortable.

The whole apartment has everything. The internet is great and I can do my video calls for work without any problems. My favourite thing is the towels - they smelled so nice :)

It has a lot of modern touches such as a Sonos system, Netflix. Thomas and his team has certainly spent a lot of time in designing the apartment. I was impressed with how modern it is as well as the old touches of furniture and paintings. I just wished I had time to visit Thomas' family antique shop around the corner. There seems to be a lot of nice pieces there.

The views are not really there but it has a charm as you look down the alleyways of Regensburg. The tourist sites are not that far away.

There are a few things that people should note. There is also a low doorway (as you would expect in a historical building) which although Thomas warned me, takes a bit to get used to. Parking is at Dachauplatz - around 8 mins walk. Thomas can get discounted parking there if required.

On departure, Thomas was able to let me stay a little later so that I could do my conference calls. That really helped me out a lot.

Overall, a wonderful place to have stayed at.

Domresidenz is as advertised and seen in photos. Luxurious. Attention to details. Thomas was attentive, friendly and quick to make me feel welcome.

The apartment was clean, smelled good, had a Sonos sound system, all kitchen utensils and items provided, and the bed was comfortable.

Location can’t be better if you care about seeing the true Regensburg which is my favorite city in the world.

If I am ever in town again I will certainly be returning. Perfect.

We've stayed in historic, luxury properties across Europe. And this boutique hotel has surpassed the others in its attention to luxury details. This upscale apartment feels like home with the adjustable top-of-the-line beds, Sonos music/audio system with iPads, and spa bathroom. Located in the most charming part of town, I wish we had more time to stay. And Thomas went out of his way to make our stay perfect. A great value for the level of accommodation. Quiet, relaxing, and my kids were entertained by the amenities. Look forward to returning soon!

This is a great property, very well located and superbly renovated. The manager was extremely helpful and flexible with our delayed check in. Was a little noisy late at night. We would definitely stay here again.
