Beaches Guest House is a friendly relaxed family run guest house ideally located with the seafront esplanade on the doorstep and just a few minutes’ walk from Ayr’s town centre, which boasts a great selection of shopping, dining and nightlife. Beaches Guest House is perfectly located for business trips, golfing breaks, horse race meetings and family holidays or for exploring the many local tourist attractions.This Victorian terraced Guest House has been tastefully refurbished to the highest standards. All guest rooms feature a LCD/DVD TV, a selection of hot beverages along with homemade shortbread. All Beaches rooms also have a private bathroom with luxury toiletries. Locally sourced produce from Ayrshire farms is used in the Full Scottish breakfast, which is cooked to order. Free-range eggs, haggis, square sausage, tattie scones and homemade jams and marmalades are just some of those on offer. Continental options are also available. This was the start of our Scottish holiday and we couldn't have chosen a better place. Situated close to the beach our room had sea view and we were able to enjoy this with a cup of tea and Jan's 'to die for' homemade Shortbread. The room layout gives you plenty of space to store everything away, should you stay more than one night. The bed is extremely comfortable and you find everything on the refreshment tray that you want. I also loved the Bathroom, which again offers storage for all the toiletries. The highlight was the breakfast, which was the best experience throughout our travels in Scotland. Jan is a real gem, warm and welcoming and simply can't do enough for you. Should we be able to have another holiday in Scotland, we will definitely make this our first stop and not just for one night!!!

Where do I start? The host was warm, friendly and welcoming. The room was beautiful and comfortable with panoramic views of the stunning coastline. There was everything you could possibly need in the room...and then some. From fluffy towels, toiletries & dressing gowns to gorgeous homemade shortbread, fresh milk & a whole range of teas to choose from. I don't think anything was missing. Everything had been thought of to ensure you had an enjoyable stay. There was a flat screen smart tv in the room along with free wifi with the code conveniently displayed so you didn't have to request it. The bed was huge with quality bedding & big comfy pillows. Everywhere was spotlessly clean not a rogue hair or speck of dust in sight. The breakfast was delicious in fact I think we would go so far as to say its the best guest house breakfast we have ever had. The quality produce was all fresh, tasty & perfectly cooked to order. Would we stay here again? Of course we would we've already made a booking for in the near future & can't wait to return. Thank you Jan for a wonderful stay 😊

This was an amazing find! We decided to add an extra night on our road trip around Scotland and luckily managed to find Beaches. Jan sent us a lovely message to check our arrival time and greeted us with such a warm welcome on our arrival. She could not do any more to help and make us feel at home. The room had excellent facilities, the kitchen was well equipped, the TV was great and lovely to have a sofa to relax on, we were really impressed with the addition of a robe too. I have to say that the home.made shortbread was also a great touch and absolutely delicious. Jan has made so much effort with regard to Covid 19 regulations, hand sanitisers located by each door and the whole place was spotlesly clean. Beaches is ideally located and was lovely to watch the sun set over the sea with our chips. There is a lovely garden where you can also relax in and is so tranquil. We had an amazing night's sleep here, according to the sleep app, the best we have had all week 😊 I wish we could have stayed longer, if I return to Ayr this is definitely where I will be staying, couldn't recommend it enough.

We had a fabulous stay with Jan and Harris at the Beaches Guest House. Jan made us feel instantly at home. We stayed in the attic room which was spotless, the bed was comfy and we loved the extra touches like the homemade shortbread, water bottles, sweets and dressing gowns. The view of the beach was amazing. At the rear of the property there was a beautiful garden where you could sit out and parking for our motorcycle, leaving it safe and secure. Breakfast was made to order and had everything you could want. The guest house is situated 2 minutes away from the beach and 5 minutes from town. We will definitely be back to stay soon!

rooms are gorgeous and have everything you need.jan even made delicious fresh homemade shortbread, the breakfasts are delicious and it comes with homemade jam. They even have a wee mascot Harris that will happily great all of the quests in his garden. They garden is very nice and well kept and it is great area to relax. Everything about this place is first class. 10/10 highly recommend and will definitely be returning!

What a fabulous time we have had. Jan is a wonderful hostess, friendly, hospitable , a great cook. We stayed in room 5, with amazing views of the coast, the sunset is better entertainment than the huge tv and netflix! All the wee touches made our stay so comfortable. Homemade shortbread, sweeties, an amazing choice of teas, decaf coffee was very welcome. The silent fridge in the room was handy for snacking and fresh milk had been provided . The bed was huge and very comfortable, the towels fluffy , thick and soft. We had the pleasure of meeting Kirsty on arrival and also Harris when were able to enjoy the garden. All in all we just had a lovely time. Our first visit and I'm sure it won't be our last 😊

I recently stayed at Beaches Guest House and had a wonderful experience. The rooms were impeccably clean, with a level of care that truly stands out. The bed linen and towels were of high quality, adding a touch of luxury to the stay, and the bed itself was extremely comfortable, allowing for a restful night’s sleep. Fabulous accommodation and location right opposite ayr beach. My stay was for 5 nights during covid restrictions. Our room was on ground level and had its own kitchen with oven, grill, microwave, toaster and mini fridge freezer. Room had 2 single beds which were so comfortable mattress, pillows and duvet top quality. This room has own entrance via the garden and just out the back gate to the beach. Jan the owner could not do enough to make your stay special she was always about to have friendly chat or see if you needed anything else. The breakfasts definitely worth having plenty of choice and all cooked fresh for you quality Fabulous. Booked to come back at end of summer.

A wonderful bolt hole for anyone visiting this lovely town and very close to the sea and racecourse.
The room we stayed in was an attic room on the top floor with an amazing view overlooking the sea, it was clean and tastefully decorated. The bathroom had a lovely jacuzzi bath. The complimentary homemade shortbread biscuits in our room were to die for! The host was lovely, welcoming and couldn't do enough for us. Jan catered to our every need, she went above and beyond to make everything about our stay perfect. The breakfast was plentiful, freshly cooked to order and choice was superb. This is ideally situated close to Ayr racecourse and so close to the beach. I can't recommend this quaint little guest house enough, thanks for making our stay amazing!

We had a wonderful stay. Jan took such good care of us and made us feel so welcome from the offset. We stayed in room 3 which had access to the beautiful garden. It is a family room with a king size bed and a single bed, a lovely couch, dressing table and good sized wardrobe with ample hangers. Robes are provided along with a fridge, well stocked drinks tray and homemade shortbread. Everywhere was spotlessly clean.
We opted for breakfast both days and wasn't disappointed. Freshly prepared fruit medley, granola pots, lots of choice of cereals and fruit juices. Homemade preserves and a freshly cooked breakfast cooked to perfection - simply outstanding.
The location was first class, right by the beach, within walking distance of lots of lovely restaurants.
Thank you to Jan, Vicky and not forgetting Harris for a truly wonderful break. We cannot wait to come back.
