This guest house is right up there with the best I've ever stayed in - and I've stayed in a lot!!
It is beautifully decorated. The bedroom we stayed in, whilst not very big, was well appointed, spotlessly clean and with nice little touches like good quality toiletries, nice biscuits to have with your tea and coffee, some free bottled water and a little bowl of sweets which my husband really appreciated! And the bed was very comfy.
There is a lovely lounge for the use of guests and this too has some nice extra touches like biscuits on the coffee table and an honesty bar if you fancy a nightcap. There are tv's in all of the rooms with a great selection of channels and On Demand options.
The staff are very friendly and helpful, happy to offer tips, call us a taxi and generally offer advice on places to go.
The Scottish breakfast was superb and really set us up for the day - so much so that we barely ate anything else until the evening on both days we stayed there.
The only thing that was less than perfect was the location. Irvine isn't really a holiday destination but it does make a good base for touring the coast and, probably because it ISN'T a resort, it offers better value than the more touristy places, and it's much quieter. We went from there to the Isle of Cumbrae for a day trip and on our way back through Largs we were happy we weren't staying there because it was heaving with people and we couldn't get into a restaurant without a 1 hour wait. Chatting to the other people staying in the guest house. it seemed that they too used it as a base for touring.
We did struggle a bit to find decent eateries within walking distance for my 90 year old Dad so we had to use the car on the first night and call a taxi on the second. That said, if we hadn't had my Dad with us, it would have been fine as the nicer restaurants seemed to be down near the harbour which was about a 15-20 minute walk, and my husband and I quite like a walk.
All in all, I would DEFINITELY recommend this guest house and wouldn't hesitate to return if I wanted another trip to that part of Scotland.

We had a one night stay here before heading to Arran and could happily have stayed for longer. The guest house is large and the owners have clearly put a lot of effort into the refurbishment and decor, it was spotless and very welcoming. Diana and family had made every effort to ensure that it would be Covid safe. Our room was lovely, the bed comfy and the breakfast was truly special. Diana is a great cook and the presentation was excellent. Diana was very welcoming and we felt that she treated us as she would part of her own family, we would highly recommend this hotel and hope to return on our next trip to beautiful Scotland.

We wanted a base for a short break visiting Ayrshire and how lucky we were to come across the reviews for Braidmead House. Our stay in the deluxe room was absolutely delightful in every respect. The decoration, furnishings and linen are of a high standard and there are so many little touches like bottled water, sweets, nice toiletries and a guest lounge with an honesty bar that demonstrate just how the owners go the extra mile to provide an exceptional customer experience. Everywhere was spotlessly clean. The hospitality is warm, friendly and they are so helpful with worthwhile hints and tips. Diana's freshly cooked breakfast definitely set us up well for the day! Irvine is a good point for exploring Ayrshire and even the isles beyond and there is a wide choice of highly rated eateries in walking or easy distance from Braidmead House - Harbourside is worth a visit. If I had one complaint about our stay, it would be that it wasn't long enough ....... at least not this time!!!

We arrived here shattered after a long drive up to Scotland. We had hoped to get much further north, but needed to stop. Everywhere was fully booked in Ayrshire until a kind receptionist at the Premier Inn suggested Braidmead House.
The suggestion was excellent, as this place was wonderful. We arrived late on a Friday night with no booking reservation. We were greeted by James who showed us a room and a suite and a lovely area to relax and watch tv or utilise the honesty bar.
We choose the suite and had a wonderful nights sleep. The suite and whole place was very clean and the bed was very comfortable. The bathroom was lovely too and the Scottish breakfast including Stornaway black pudding was delicious.
James and his mum were perfect hosts. Lovely to interact with and with lots of useful information.
It was lovely, quiet, relaxing stay that recharged our batteries and parking was a bonus too.
We’d definitely stay here again if we are in the area.

Most gorgeous and beautifully cosy b&b location which I use for business trips to office in Irvine. Rooms are so beautifully and tastefully arranged and really does make you feel it's a real home from home. Totally well looked after with a fantastic choice of freshly cooked breakfast options and always sent on your way with extra snacks and conversation.

Having stayed here a number of times I often wondered could James, his mum and the staff maintain their very high standards. Well the answer is yes. The bedrooms are of a high standard, the beds lovely and comfy with lovely soft towels. The lounge is fantastically decorated and the furniture of a high quality.. James will do his very best to accommodate your needs and is easily contactable should you arrive late etc. There is a great choice for breakfast with the full English being a challenge as there's so much, it is very high quality. Can't say enough about the place well done guys.

This was our 2nd Visit to this really lovely house. The facilities are really great with everything you need plus extras like Bottled Water and Shortbread in our room. Spotlessly clean and a very welcoming lounge with an honesty bar that is just another nice touch from the owners. Very tasty breakfast and staff are friendly and we will most definitely return when in the area

This is a fabulous boutique style guest house. It's decor is stunning and the rooms are beautiful, comfortable and clean
James the owner is a super host, very welcoming and our breakfast was superb. Definitely recommend the Scottish cooked breakfast. Downstairs the lounge rooms are very homely. They are designed and styled beautifully and you could easily settle down there for an afternoon. There is an honesty bar which is well stocked. The House is within walking distance of local bars and restaurants. Do not pass this place by when looking for a hotel in Irvine.

I stayed at this wonderful hotel while visiting Irvine for work. It is absolutely beautiful and I was made to feel so welcome and safe by Jamie and Diane. From start to finish it was a fantastic experience. The rooms are stunning with extremely comfortable beds. The towels are the fluffiest I have ever come across in a hotel. There are bottles of water, tea/coffee and biscuits in each room. You can come and go as you please with your own key and it really feels like home. The breakfast was amazing. I had an omelette which was so good however there are endless options of other dishes.

Hi,
yes there are several downstairs bedrooms, number 9 is a superior and is very nice but I am sure they are all very nice, number 9 is closest to front entry and directly opposite the beautiful lounge
I know that the owners themselves have a dog walking around there, so there is a good chance that they might accept pets.
