Newly decorated, clean and comfortable. Understood there was no breakfast, however were supplied with orange juice, a croissant and a cereal bar more than ample and a nice surprise and in addition to tea and coffee and biscuits - ample parking opposite and close to all amenities. The area is currently under construction and renewal but has no effect of the quality of service provided. A great nights sleep and will return if need accommodation in centre of Irvine.

Stayed there for two nights recently and I have to say what a lovely wee place. Will definately stay again! So close to the town centre.
No fuss and my room was lovley and spacious, great powerful shower and of course the Wi-fi!
Cooked breakfast in the morning would of made it but thats not a big deal!
Definately be back again

I stayed at Irvine guest house for a week at the end of November 2011. I mostly communicated with the owner by email, but did actually meet him when he visited the property. The housekeeper, Anne , was very helpful and welcoming. The room itself was pretty average, but clean and comfortable. The bathroom was excellent, with really good water pressure in the shower. The location was perfect for my needs, close to the train station, many bus lines and a shopping mall and several large supermarkets (Asda, Tesco, Sainsburys), and a great little fish and chip shop close by. I would stay there again.

Upon arrival it looks decent enough. The decor is modern. The guest house is unmanned and our keys were left in the foyer which was fine. Upon entering the room the overwhelming smell of cat urine completely overwhelmed us and we tried in vain to contact the owner. The room was nicely decorated but was not very clean. The mirrors looked like they were washed with milk. In order to get ready for my evening event I had to clean the mirrors. 1 Towel for 2 guests. The tea/coffee is enough for 1 brew each and your left 1 biscuit to share. Left Windows open for the entire evening to try and get rid of the cat pee stench, Upon returning it was still as bad. Had to sleep with the Windows open and barley slept at all due to the stench and cold from having to have open windows. No mention of breakfast in the booking nor the fact they don't provide it at £65.00 a night. Could have gone to Riverside Hotel for that price and had 2 towels staff on hand no cat urine stench and no doubt 2 biscuits in your double room. Absolutely avoid

I've stayed in Nick's properties in Irvine a couple of times now & whilst I can recommend both I found the Irvine Guest House Irvine Guest House was ideal for me, located just off the main street in Irvine. I stayed in Room 3 a super en-suite double complete with Netflix which was a bonus, the room is well furnished and having no-one above was wonderfully quiet. I found that communication was excellent, as always, with Nick providing all the information needed before arrival. What was also appreciated was the complimentary tea / coffee & biscuits replenished daily with the bed also being made up daily, the local info was useful in providing me with a super dinner at a local restaurant just a few minutes walk away. Irvine itself is a nice quiet town with some lovely buildings and streets with a vibrant shopping centre, pubs & restaurants, it's well served by local buses & trains and the Irvine Guest House has private off street parking adjacent. Overall a super place & great stay whilst in Ayrshire.

Went to this Irvine Guest House with my partner. There was so many cobwebs dangling above the bed we slept in
The shower seal was black filthy and the windows were just as filthy. This place needs a professional cleaner

Beautiful Room, amazing en suite and shower, very homely. Host was extremely friendly and efficient service! Lovely furnishing, big TV and comfy bed. Appreciate the complimentary tea tray and toiletries. Would highly recommend, hope to be back!

Had the pleasure of staying in this lovely wee guest house recently. Room was spacious and very clean. There were tea and coffee facilities. Very comfy bed. Toilet was very clean and there was an excellent shower. Very close to all amenities. All in all an excellent guest house.

Booked as an overnight stop and glad that is all it was. Fitted double bedsheet was crumpled and clearly had not been changed after the previous guest. The walls and ceiling cracked and blistered, dried toothpaste sticking to the wall behind the wash hand basin, curtain hanging off of the rail and the hem stained and frayed. One saggy and heavily stained arm chair and what was supposed to be a "wardrobe"-
a wooden structure measuring about 14" wide and containing 4 hangers, a table top ironing board and iron with one box type storage unit beneath and two beside. The TV covered in dust and the only mirror being above the tiny wash hand basin in the shower room. The shower was the only good feature worth a mention. Charged £59.00 for this and not including breakfast. The most peculiar thing about this place was that it appears not to be manned. We received a text message advising of door entry code and where to find the room key but at no time saw anyone in charge or even another guest.

Me and my partner booked a room here for 1 night as we had a party down that way we were very happy at first as it was only costing us £40 all in for 1 night. a couple of days after booking the room through booking.com my partner received a call from the hotel saying that he had to pay the balance upfront, me and my partner were surprised at this as we book through booking.com all the time and we have always paid on arrival at out hotels, b&bs ect..., My partner informed the man on the phone that he would make the payment before we arrived and he was happy with that. 4 days before we were due to go down and stay in the guest house we called to make the payment of £40 as was arranged. It was a woman that answered and she said she was the mans mother and he was unavailable at that time and she doesnt take payments and said she would get the man to contact us. he never did so when we arrived in irvine on the saturday we got off the train and made our way to the guest house only to find the doors were all locked and there was no answer at the buzzer that was attached to the door. We sat outside across the road on some benches and tried to contact them for an hour and a half with no answer from them, by this point i was getting very angry as we still had to get ready for the party we were going to just luckily my firend who was having the party said we could go to stay at her sisters house. by the time we got to my fiends sisters house which was 2 hours after our arrival we got a call from a mobile number which was the man from the guest house. we explained about trying to call and make payment and that we had been waiting outside his guest house for an hour and a half and all he could say was and i quote " I doubt yous have been waiting outside for an hour and a half we keep the doors all locked as we get alot of trouble outside the building I hope yous have not been left homeless for the night " My partner then explained that we had been waiting that long and that he wanted to cancel the booking. please beware of this place do not book to stay here there are plenty of other nice b&bs in irvine
