The Ben Neis Hotel & Leisure Club has received mixed feedback from its guests. While some commend the hotel's festive atmosphere during special events, many find the rooms outdated and not well-maintained, with various complaints about noise and amenities not functioning properly. Despite the acknowledgement of clean rooms and modern bathrooms, the leisure facilities, including the pool and jacuzzi, often fall short of expectations, sometimes exacerbated by renovation disruptions. Opinions on value are divided; whereas some guests consider the pricing fair, others feel the hotel does not deliver an experience that justifies the cost. Additionally, the service is frequently described as slow and inefficient, particularly with larger groups, resulting in frustration over extended waits and subpar management interaction.

We booked superior rooms for two nights: one room for us two as parents, one for my daughters (13/10). We wanted them close together and I called a week ahead of time to make sure this would be possible.

On checkin we were given rooms that were 16 rooms apart, through six fire doors. One call, and we were put up a floor in the annex in rooms opposite each other. 419 & 420 were slightly bigger and quiet because they’re at the end of a corridor.

The walls are thin so in these rooms you’re better off.

The superior rooms were relatively recently partially refurbed. Clean thick curtains, decent double glazing, one of the rooms had a new bathroom, bed linen was fair enough.

All the amenities worked well, although I still don’t like instant coffee, polystyrene cups in a room that costs £150 a night.

The breakfast was great and the swimming pool really good. Those two elements made the cost feel fairer, given the Premier Inn would’ve cost just £30 less without breakfast on the same weekend.

Staff are lovely too.

The hotel is obviously on a rolling upgrade. I overheard other guests who’d been kept up by noise, and the exterior of the hotel, which seems to have already had black paint put on the beautiful stonework, looks tired and dated. It needs a cleaner look, sharper logo and signage, and some simple cosmetic changes to start edging into something that matches the price.

Room Tip: Pay a little extra for a superior room: it feels sharper. Use the pool and reserve breakfast slot...

I stayed here last week with my husband and 7 year old daughter.
This was one of 5 hotels we stayed in over the week whilst travelling around Scotland. This was the most expensive at £150 for one night, one double bed, one single bed in a family room. This was also the only hotel we had where breakfast was not included in the price.

Only interaction with staff was during check in. Female staff member, very nice and friendly. No issues. Make staff member was also present though we had no interaction with him. I would say they were actually very patient as the person before me was asking tons of questions and wanted to see everything before making decisions as to whether she would eat in her room or the restaurant and where she may drink. I thought she was rather a pain in the behind but staff smiled and dealt with her professionally and politely while I stood waiting, feeling very sorry for them.

Room size ok, bed ok. Pillows a bit flat.

Overall our stay was fine and without incident. I have read some other recent reviews and concur with those that mention creaky floors (we were in a ground floor room and there was constant noise above) and the hotel needing an overall face lift. The decor is dated throughout and our room had torn wallpaper which had been glued back down, badly. The bathroom really needs some modernisation. The bath is absolutely tiny, would probably be better to remove it, use the space better and stick a spacious shower in it instead.

We did however have a view over a field with grazing sheep which was nice. We also had the window open overnight but wasn’t disturbed by noise such as seagulls as mentioned in another review. Maybe we got lucky? We all slept fine.
Our room was clean, just very much in need of a face lift.
The hotel in general looks a bit tired and gloomy and really does need a lick of paint. That said, perhaps at present due to the last year of COVID drama, funds may not be available to do this right now.

For us, personally, the price was steep for what we got, especially when compared to the other places we stayed.

The hotel is a good 25 minute walk from the town centre. Plenty car parking available.
We had a standard double room and it was ok. It was a little bit tired. The room was very hot (but the weather was exceptionally hot) the room had two windows so it was very bright. Even with both windows open the room wouldn’t cool down. Reception said they had no fans so we just went to Argos & bought one. (It did help cool the room a little)
We were in the annexe and the door to the building doesn’t lock, anyone could walk in. The carpets in the communal hall & stairs were worn in places.
The room was clean & tidy. The bathroom was spotless There was plenty hot water for the shower although it took a bit of time to get the hot & cold water to run at the right speed!
Breakfast was a full Scottish breakfast and was very nice. Due to Covid-19 breakfast Time needed to be booked or you could order room service breakfast at no extra charge.
The staff were friendly. There was ample hand sanitiser around the hotel.
The pool & spa were closed due to the virus.

Would I stay again? Yes.

Responded 7 Sept 2020
Thank you for taking the time to review your recent stay with us. Feedback such as yours is of vital importance to us as this affords us the opportunity to work on the areas that may require improvement. We are currently in the process of doing some touch ups to some of our classic rooms, which will include laying new carpet over the coming weeks. Whilst we do not operate a key card door system to our annex, please be assured that staff do regular checks throughout the day and night to ensure guest safety. Your kind words are certainly appreciated, and we do hope to see you again soon. Take care. Kind regards Hotel Management

Checked in here and immediately wanted to check back out but couldn’t due to everywhere else being booked up. The room was filthy with stained sheets and pillows, the traffic noise was deafening, no hand sanitizer even though there were posters telling you to use the hand sanitizer provided, cigarette ends everywhere, hallways stank of smoke, ripped carpets and the stairs being different sizes causing trip hazards. Most of the electric sockets didn’t work in the room and strange men would be hanging outside the entrances. After complaining to management, the sheets were changed and we were offered 1 drink and then told the price we paid for the room was cheap (said price I paid would have got me a jnr suite in the Fairmonte St Andrews). After 1 night and a disgusting breakfast, we checked out early and vowed never to return.

Booked as a treat for myself and granddaughter. Was supposed to be a superior twin room. We got room 322. A tiny dark, dingy room. Not overly clean, rusty dent in bath, shower that kept falling out of its holder so had to be held in hand, no toilet roll holder, rusty mirror fittings, complimentary toiletries consisted of part used bottle of hair and body wash, premium WiFi didn’t work, flat screen TV had no signal. Breakfast food was very poor quality. No instructions as to whether it was table service or not. Asked for toast that never arrived. Rubbish bins outside accommodation block overflowing and unemptied for 2 days of our stay. Housekeeping kept trying to get into the room from 9 am on morning of checkout despite it being an 11am checkout. Only plus is the pool is lovely but you can use it as a non resident! I will never stay here again.

Booked a three night stay in a superior room. However, the room we got was small, no bath but instead an overhead shower with no attachment handset. Granted the shower was amazing.
We were informed that the room had recently been refurbished with a new carpet, painted walls and new decor hence its 'superior' title. Also soft furnishings had been removed because of Covid though I'm not sure where you could've put anything as there was little spare room in the tiny room. However the staff were great especially the manager Stewart who came and spoke to us about our problems with this room. He went over and above trying to make our stay as enjoyable as possible and offered us a better room the following day. This room fitted our bill as superior and we had an amazing stay thereafter. Thanks!!
The hotel charges way too much for a room which is at best a normal double room and other areas of the hotel are lacking in care and attention.
Breakfast delicious served by staff mostly wearing face masks appropriately.

I am surprised to come here and read negative reviews of this hotel. I stay at hotels all over the country from time to time when travelling for work and have experienced a wide variety of standards within a given price range.

The lobby/lounge and bar are well lit, warm and comfortable. (actually a little too warm as was the room).
Scampi and chips taken in the bar were excellent.

The room was clean and comfortable with an exceptionally nice and well-lit bathroom with a large shower.

I didn't visit the leisure facilities.

All staff interacted with were friendly and helpful.
Breakfast served in the large dining room was one of the best I've experienced.

It made a pleasant change to stay at a hotel that has got it right.

It's a 2 mile walk to Neptune's staircase and about a mile into town.

My only little gripe is that if the bar is advertised as being open until 11pm, then it should indeed remain open and able to accept cash payments for drinks until that time.

Room 38 11.01.20

We stayed for 2 nights and when we arrived the " Kerb Appeal" was not very enticing as signage had missing letters and the overall condition of the hotel looked past its best. We had a room in the main building, over the reception on the first floor. It was in need of a makeover, one of the double glazed windows had a large crack from top to bottom which gave a poor impression. This turned out to be a common theme throughout the rest of the hotel that looked very tired. It seemed that their interpretation of the Covid rules was to remove any soft furnishings in both the restaurant and the bar, both serving the same menu in the evenings. The food was ok but nothing special. We ate both evenings in the bar as that seemed to have a better atmosphere than the restaurant, we ate breakfast in the restaurant. It no atmosphere at all, a big barn of a place, totally devoid of curtains. The service was good though.Inkeeping with other hotels we stayed in on our roadtrip, it was very expensive for what we got. I can understand that the hospitality industry has been through hard times, but the pricing of the rooms seemed at they wanted to recover the losses in as short a time as possible. It was certainly not value for money and would be loath to return.

I had booked this hotel for a 60th treat for my friends birthday as this was their first experience of Scotland . I got a deal through Groupon and arranged to stay 2 nights.I booked 3 double superior rooms for all of us.
The rooms were small and dark and our room hadn’t been cleaned as bins hadn’t been emptied and our bathroom bin was filled with used sanitary items.
It became apparent that the hotel was not stocked with certain alcoholic drinks when we went for drinks as the first 3 we asked for were out of stock. We did notice that other guest were bringing in their own drinks and asked where they had got them, we were told opposite as there was a Marks and Spencer food hall.
The evening meal was unpleasant experience and it was obvious that meals were already pre- prepared. We booked to eat at 8pm ( restaurant finished at 9) but decided to go in earlier at 745. Our starters came very quickly and we asked for white rolls which took over 20 minutes to arrive at our table. The fish main came out Luke warm and the steak inedible, so much so we had to send it back. The front of house staff looked very embarrassed at the many faux pas and tried to avoid our table it reminded us of scenes from Fawlty Towers. The chef was very eager to leave the kitchen even though service finished at 9!
On the second night we ate out and had a delicious meal in town at the The Tavern ( highly recommend). I have stayed in Fort William a number of times and at most of the hotels ,this one is definitely a last resort.

We stayed here for one night last weekend when we were en route to Mallaig.

It’s in a good location for Ben Nevis and is only a 15 min walk into town. However, the whole hotel was very dated & tired looking.

We had 3 rooms booked for our group. One was a single room which smelt really damp. The other two were doubles and were both disappointing. Considering we’re in the midst of a pandemic we had expected the place to be spotless but there was dust over the lamps and desk and in one room, the duvet cover was too small for the duvet and the sheet didn’t cover the mattress properly. I hate this at the best of times as I doubt the duvet and mattress ever get cleaned. So, it was even more disconcerting because of COVID.

The shower holder in one of the bathrooms was also broken and in the same room, the TV didn’t work. Not a major issue but why have it in the room if it doesn’t work?

We arranged for breakfast to be delivered to our rooms and all of our breakfasts arrived 15-20 mins late and half of them were cold.

I was reluctant to leave a bad review as the staff were all lovely but when you’re paying over £100 per night for a room, I would definitely expect better. So, unfortunately, we wouldn’t stay here again.
