£295 for one night in a box room plus extra for breakfast. The place is central , warm and clean the staff are pleasant and attentive. The room we were given was at the rear of the property and down lots of stairs, the skylight window was very difficult to open, I had to stand on the bed to reach it. The room is about 8 foot wide and perhaps 16- 18 foot long a very small toilet with shower(all clean). A very small wardrobe with no door, tea and coffee, a tv on wall. The walls are thin as a lot of noise from other rooms and doors banging did not help my nights sleep. Not somewhere I'd stay again for that money. The lad at reception said "well the Xmas market is on" indicating that justified the price. The tiny room spoiled a nice weekend away.

The room we booked was at the top of many flights of stairs (there is no lift) and it was very, very small. Staying in a hotel in Edinburgh is expensive but this room was nowhere near worth the price. We expressed our unhappiness to the hotel reception and they handled it well, offering us an upgrade to a "suite" (a much larger room on the first floor) at a reduced upgrade price. I would recommend anyone who wants to book a standard room to find out exactly where it is and what size it is before booking. Although large and generally comfortable, our new room was not perfect. The shower sealant was mouldy and there were water stains in the bathroom ceiling. The breakfast seemed expensive for what it was, but I suspect that is normal for Edinburgh. Otherwise, the hotel is in a fine old building and is well located for shops, restaurants and the city's main attractions, and the staff were friendly and helpful.

The Hotel was centrally located with easy access to transport and amenities. The staff were very friendly and informative. Unfortunately our room was in the main building at the top,of 3 Georgian Townhouses. This was accessed via lots of windy steps and the room was small with a slopping roof. We used an Itison Voucher but we never felt they skimped on our experience. We had a 2 course dinner,breakfast and cocktails included. The dinner was lovely but we could have had more choice and although the breakfast was nice they could have used better quality ingredients. We would go back if we had a similar deal and a room on a lower floor. Might be nice in Spring/Summer as they had a lovely outside Terrace.

Fantastic 2 night stay in rainy March. The tram which runs from the Airport stops virtually at the front door, all other locations very close by - 5 min walk to Princes Street and 10m from the Old Town.
Room was a small double with all the necessaries, clean, bright, good temp etc. Staff very helpful on every interaction. Hotel has a modern comfortable finish. Would 100% stay again.

We booked the suite for £400 per night for the Fringe, it was a disappointment to say the least. Not worthy of a 4 star hotel rating. Where do I begin! No breakfast included in the over inflated price, we opted to eat at The Society cafe 5 mins away, we could've added breakfast onto the room for an extra £14.00 each but decided if the room was anything to go by the breakfast wasn't going to be great. The room has no safe, no fridge, no drinking water, when we asked for water at 9pm we were told the restaurant closes at 8pm and advised to drink the water from the bathroom tap!! No room service, no AC, not even a box of tissues, nowhere to leave toiletries in the bathroom despite the space. It was an odd experience considering the rating. The hotel needs updating for sure, the staff were friendly and helpful. The bar also closes early. The image of the suite we booked online was not the one we got. I wouldn't recommend this place if you're expecting 4 star standards, you will not find them here. I do not like giving bad reviews, however I need to be honest, if it helps the hotel to improve their standards, it can only aid them in the future and their guests.

I stayed here about a week ago when visiting the absolutely beautiful city of Edinburgh. Although I was amazed at the awe of this city after visiting for the first time, it was an incredible buzzkill staying at this hotel. I am typically a person who goes out of my way to give only positive feedback and give people a lot of grace (especially these days), the lack of professionalism and straight up anger I received from Jack was easily one of the most confrontational and to simply put it, mean individuals I have ever spoken with. My cousin needed shampoo to which he said he didn’t have any and proceeded to type on the computer screen, completely dismissing such a basic request. We are incredibly kind human beings and were completely confused as to why he was so rude off the bat, even using rude to explain his disposition is an understatement. He proceeded to be extremely aggressive and refused to give me a managers contact information and I am actually even questioning if Jack is his real name.
In a world where everyone is recorded, I really wish I had recorded this interaction for it was so terrible and unnecessary that I have to speak up for I hope no one gets treated the way we did, in or even outside the hotel. I will say however that Adam was absolutely kind and was the complete opposite energy we received from Jack. The hotel itself wasn’t managed the best, was a bit tired, but was sufficient enough for our stay for a couple of nights and wasn’t worth complaining over. However, Jack should never be working in a service industry let alone speaking to people the way he did to us even outside of the hotel doors. His aggressiveness was beyond mean, exceeded rude, but made both my cousin and myself extremely uncomfortable speaking to us in almost a threatening manner.

When we arrived, we were told that we were on the top floor. Normally that wouldn't be a problem but when we find out that there's no lift and 68 stairs, at the age of 62 we instantly regretted coming here.
The room is not very big and the bathroom is so small that it's a squeeze to get in.
The breakfast.....not good. On the Saturday, the cooked breakfast was okay being served to order. On the Sunday however, the cooked breakfast was served as a buffet. Half of it was cold and most of it was dried out.
We mentioned during checkout about the stairs, they told us it was because we ordered a larger room. I wonder what a small room is like.
There is a very nice bar in there and I would like to leave a comment about the bar staff......there wasn't any!
The staff were however very nice and keen to please but we will definitely not be coming back to the Place Hotel.

Good location and friendly enough staff. Room was big but sparse, worst mattress I’ve ever had in a hotel, could actually feel the springs. The bathroom was spotless, looked newly done. Some wall art and a small sofa would improve the room. Lots of stairs and if staying on top floors, be prepared. Disappointed bar closed early on Saturday night as returned after our event looking forward to relaxing with a nightcap.

I am a solo traveller, I stayed at this hotel for two nights. I felt totally safe, the room was cosy and comfortable, and it is very quiet. A fantastic location too. Staff were very friendly. I would definitely return if I visit Edinburgh again.

We were getting the bus to Edinburgh and this hotel was only 3 minutes walk, we were upgraded on arrival, which was nice, and as previous posts there's no lift and traditional high ceilings. The receptionist offered to get a young strapping chap to carry our case up to the room but being a Scotsmen of a certain age I declined the offer... Accept the offer, it's a hike.
That said I think it was the biggest hotel room I've stayed in, stylish and warm. The only reason I'm not giving 5 stars is due to the fact there were no biscuits, with the tea and coffee in the room, I like a biccy.
Thinking of booking in April it was so good.

Hi. The tram goes directly from the airport to right outside the hotel. York place is the final stop so you can't miss the stop.
