Terrible experience. We have not completed our trip at Edinburgh yet but I really need to write this review to express this absolutely ridiculous service we have received during the third night of our ten nights stay here at this hotel. We have six people staying in the basement apartment of the hotel while one of the beds did not have any mattress protector nor linen on it. We arrived at the hotel late at 9pm tonight and were hoping to go to bed immediately but the nightmare had just begun. The staff claimed that the labour has reported that there were more than six people staying in this flat in which out of a sudden, they refuse to make the last bed. That was a serious accusation based on no evidence as well as a gross negligence by the staff. We have to sleep on the dirty mattress for the night since there was no fresh linen available at the entire hotel for me to make up the bed. I'm paying more than 420 ponds per night for this type of service and environment, so please think about booking this ridiculous hotel.

After reading some of the reviews after I'd booked I was worried about staying here however we were pleasantly surprised. .If you are looking for somewhere thats luxurious modern with alll the mod cons then this is not the place for you If your after somewhere basic a comfy bed hot shower and not to fussy on how spotless the room is and is also close to all the amenities then this place is for you. The day before we came we recieved an email explaining the door entry and key collection even a link to a video to show you exactly how to use it so we had no issues accessing the property at all . . I also received a welcome email the morning after we arrived with contact numbers if we had any issues during our stay .We had the basement room it was basic a bit dated not a lot of storage but on the whole it was fine . . The room was cleaned every day well ... bins emptied and the vac put around , if you wanted fresh towels you left the used ones on the floor and they were changed. The beds were not changed during our stay but we were only there Monday to Friday. .In the room there's a kettle with tea coffee and milk sachets we didn't use it so I can't comment on wether they are topped up. There's also a hairdryer an ironing board but no iron ?? .a TV and free WiFi we had no issues with either the TV or WiFi there's a single wardrobe about 6 hangers but there are no drawers so storage is limited. In the bathroom theres shower gel shampoo & soap dispensers.and that's about it For a short stay we would stay here again and I would request the basement room , although we didn't use them the stairs to the other floors look quite narrow and steep. My only criticism would be that there is a room with tables and chairs as you enter but the door to it is kept locked it would have been really helpful to be able to use this room especially if like us you arrive early morning and want some to sit and wait check in . .

Basic accommodation in the town centre. Cheap and cheerful. Cool key system. Comfy beds. Nice bathrooms with modern fittings. Tv, iron and hair dryer provided. Not suitable for young children as the carpets were not very clean. Good for a quick stay for adults on the move. Thanks!

Stayed here last night. It was a last minute overnight get-a-way and the price was reasonable compaired to other nearby establishments. We booked through Booking,Com and then received a request to complete a guest check-in form on line and on completion we then received instructions as how to enter the building, this is a keyless entry using a pin entry pad - No real issues with entry. Once in the building you then have to enter another pin code to access the room key from the key safe (we received this code via a separate email) - again no issues. Now to find our room (17), well this is not for the faint hearted as is was up 3 flights of quite steep stairs which I certainly would not like to haul and large suitcase etc up. - NO LIFT The room was compact to say the least but warm and very clean with fresh clean bedding and white towels, Tea/coffee facilities and hairdryer. The wardrobe however did have around 6 hangers but was so small that when our trousers were hung over the hanger they still rested on the bottom shelf, shirts etc were the same. the drawers under neath didn't seem very secure so we didnt try opening them fully. The room was not en-suite (which we did know on booking) but the sink area was clean and ample supply of hot water and complimentary liquid soap. The bathroom facilities were only a few steps from the room seperate toilet was very small but functional. The shower room again not large and water was hot although not great pressure but again functional for our one night stay. Cleanliness was acceptable considering that I don't think we were the first to use the shower that evening. Bed - I must say that we sleep very well as the bed was so comfortable. Check - out - you just leave you keys on the desk and thats you!! All in all we enjoyed our stay and knowing what it is and if the price was right we would certainly stay again due to its location, but would have to be careful who we recommended the hotel to due to the stairs!! NB there is some limited on street parking but traffic wardens / private parking wardens are very hot on the job in Edinburgh so unless you are prepared to rise early to put a new ticket on your car I would suggest parking else where, hovever this can be costly NCP 3pm - 10.am the following morning = £24 v I hope that this is fair and constructive and helps others

Do not stay here. Dirty property. Photos misrepresent the property. Cold, dirty carpets and disgusting bathroom. We contacted the property to complain and they refused to engage with us to reach a resolution. Avoid at all costs. Look elsewhere for accommodation.

Got in early, we’re told through chat there was a secure space to store our luggage, there wasn’t. No staff onsite at all. Very poorly run. First night, no heat whatsoever. Tried to chat with them and they told us we didn’t understand how to work it. Had a small space heater in the room, guess that tells you the story. Basically slept both nights in our jackets. Stay somewhere else….Appears new Mgmt has went downhill. Too bad as it is a good location. Great Chip Shop around the corner. Fire Panel has safety issues as well with Troubles on Fire Panel. Not a very well light area, and trash noise all night kept us up.

I wuld recommend this hotel because they are very efficient on the needs of their guests. The hotel is safe, very clean, facilities are good. The rate is also affordable. The location is accessible and near bus stops.

Great budget hotel, located just out of centre but within easy walking distance. Only 10 minutes from waverley station. Good communication with management. Had some issues with plumbing but these were quickly sorted and communication throughout. Really good value. Comfy and clean, would definitely stay again.

The location was perfect but the property being unmanned was tricky. They asked me to check in online but sent the wrong forms . They advised they’d send the check in details the day prior but didn’t . Check in overall was tricky . They seem to be renovating the property from the ground floor up and our 3rd floor room was very dated . We were woken super early every day by very loud and very early street activity . No breakfast and no staff available . Appreciate it was Fringe but it was very overpriced for the quality

It’s a keyless entry with no staff present, which to be honest isn’t a problem until things go wrong- which they did!! We hired 2 rooms (which were on the top floor) and it was advertised as a shared bathroom. Firstly it’s not a bathroom it’s a tiny shower in a cupboard and separate toilet which are on the top floor landing, the big problem was there were 2 other rooms on that floor which also accessed the toilet and shower room. The site also advertised a lovely communal lounge for residents but the door to this was locked during our entire stay. Stay away from the Regent House Hotel, it’s a con. There are lots of hotels in Edinburgh which are far better.
