Lovely hotel in a great location. Room was comfortable and clean. staff are friendly. Breakfast, which is served in Rabbles, restaurant across the road, was very nice with a good selection of choices.

Stayed in this hotel for 3 nights on a city break to Edinburgh. Great location, just over 10 min walk from the station. Comfortable rooms and lovely decor throughout. They have water dispensers on every floor which is a lovely touch. Would definitely recommend for a short stay

This was an excellent hotel for my husband, child, and me. It was beyond clean and the room es beautiful and had everything we needed. We liked the breakfast in the morning at Rabble, and we liked that a staff member verified us when we came in late, which provided extra security. We’d stay here again for sure. It is more like a boutique hotel or bed and breakfast and less like a Marriott, but it offered an elevated experience at a very good price. It was quiet and smelled really nice, too. The staff were very kind. Central to all we wanted to do.

This was a solo trip and turned out to be an excellent choice. I had booked a single room, expecting a single bed, but had a double good sized room. Spotless, with all facilities you could possibly need, being generous with tea/coffee etc. excellent power shower with copious amounts of hot water, and so nice to have a bath in the room after sightseeing all day. I didn’t book breakfast as wanted to try different places, and there is loads of choice near the hotel. Location was perfect, felt safe returning at the end of the day and so convenient for all attractions . Would definitely recommend and hope to return one day.

Well placed hotel on Fredrick Street within walking distance of most landmarks but with a price to match! Rooms basic but very clean. The shower over bath was great until the temperature started changing! Generic soap dispenser by sink & bath/shower but no other complimentary guest accessories in bathroom. Hairdryer in room but no close mirror for makeup application which was rather disappointing. There was a kettle and assorted teas/coffees within the room and a fresh water dispenser on the landing. Major issues, however, were with beds & noise. Beds are standard 4’6” doubles throughout - no king sizes, we were told. We were a couple & had a room with a double & two twin beds allocated to us. All beds in our room were very firm…not an ounce of comfort in any! We ended up using the double & a single. We visited during a hot spell & as there is no air con in rooms we asked for and were given a fan. However, we did need to have the windows open too. Unfortunately there are a few bars opposite that had a collection of people outside until 3am midweek - not conductive to a restful night but aware there is/was little the hotel could do to manage the noise and may well have been a one off occurrence. Breakfast (if included) was at a restaurant opposite - plentiful & excellent. All in all would not stay again as feel could get better value for money elsewhere and probably a bigger bed!…

The hotel was in a great and safe location even at night, Overall clean and good value, for a hotel in new town, rooms cozy and quiet with addition of bathtub, staff friendly, the décor is a bit dated and the bed took some getting used to, to get comfortable, book at careful times though as some days its great value others its gouging, nonetheless would probably come back as its cheap for Edinburgh and has everything on your doorstep

Only a short walk to everything makes this hotel very convenient. The staff were helpful, the rooms clean and comfortable. Compared to other Edinburgh hotels it was reasonably priced - not luxurious but just right for my two stays and the beginning and end of a tour.

Had 2 nights in the hotel which I enjoyed. The hotel is in the centre of Edinburgh close to everything you’d expect. Room was clean and comfortable. It does not have a restaurant or a bar which I found unusual. There are lots of bars etc close by though but after a hard days sightseeing you may want to chill in your hotel with a drink. Again breakfast is served in a restaurant across the road. It was excellent but if it is raining or snowing etc, the last thing you want to do is go outside to have to get your breakfast. I wouldn’t stay here again because there are lots of others to choose from and at a cheaper rate. It is clean and comfortable and the staff are very pleasant.

My friend and I stayed for two nights in two rooms. They were spotlessly clean and spacious. The gentleman at Reception was so lovely and helpful. It was so close to the Royal Mile and Princes Street. Ideal I would highly recommend it.

Absolutely amazing experience. Got to the hotel about 1am. The clerks there were helpful and amazing. Got right into my room. Stunning btw! It was beautiful and had everything I needed. They surly out do themselves. The hotel is in a great location. It is near Edinburgh castle, the train station, shops and restaurants. I will always rebook here when I come to Scotland.
