Excellent Hotel this is the 2nd time staying. Central location with stunning views. Staff are very friendly and helpful. Loved the toiletries in the bathroom a little reminder of home. Would definitely recommend this hotel as it’s a hidden gem in the city

Lovely hotel, just at the back of the St James’s Quarter, the hotel was very secure as key card required for access. Staff were very helpful and although we arrived early our room was ready so we got into the room. The room was very clean and the shower was very good, there was a powerful fan in the cupboard and plenty tea, coffee and milk; the only thing I was surprised about was that there was no pillow or mattress protectors on the beds.

My brother and I stayed here on our one day stopover in Edinburgh. This hotel was great! The room was surprisingly spacious and the beds were very comfortable. The location of this place is perfect for someone who wants to see the sights and be centrally located. We took a bus to get to Edinburgh from Glasgow and the hotel was an extremely short walk from the bus station.

Not surprising - empty 8 of us popped in at 930 for a post event drink. Nice hotel, been there before, and they used to be welcoming. Not only was there no one to serve us, when they came, they said it was residents only’ And when asked why? They said ‘they have so few staff’. Too few to pour 8 drinks. No wonder.

Immaculate clean and fresh room bedding and towels. Full size hand wash hand cream shower gel shampoo and conditioner provided. Iron hair dryer tower fan and tea and coffee making facilities. Cannot fault the room for high standards of cleanliness and comfort. Location is right opposite the bus station and 5 minutes from the train station with trams and buses outside. Only downside would be there us no lift which may be a problem for those with mobility issues. I would definitely stay here again.

Great room overlooking a busy road but we could barely hear the noise of traffic. The room was very spacious and elegantly decorated. Nice bathroom with high quality toiletries. We did see a bar but didn’t venture in because we were dropping bags and heading to the theatre. The hotel is within easy walking distance of Princes Street, St James Quarter and the Festival theatre. We also didn’t put an order in for breakfast. When we came downstairs in the morning it looked as if everyone else had done the same thing as there was no breakfast laid out. We are highly likely to stay again but I would prefer to see what is served for breakfast before deciding whether to order or not.

On arriving at Edinburgh airport, the hotel is very easy to reach from the tram station. The welcome I received was good, the assistant explained that I was the first person she had checked in. The room was on the second floor in the Castle room, it was very large with a sofa and windows facing out onto the street. The room was clean and tidy, unfortunately there was no mini fridge or phone in the room, which I would say is essential. The bathroom was a good size with a double head shower and good warm water for a bath or shower, unfortunately there was no bath shower or bath mat which is also essential. Breakfast was non existent, as it was served far to late and only consisted of mini pastry's toast jam and juice. We have concluded a 3 night stay in this hotel today. The hotel location and aesthetics were very appealing to us as, in our endeavours to explore Edinburgh. Despite the warm “new town” outer appearance we found the hotel lacking ambiance. There was little to no music playing in the reception hall/bar area for example. We would also wish for the hotel to be more proactive when visitors have just arrived, since we felt that our check in was very rushed and we felt uncomfortable to ask some more questions. The question “is there anything else we could do for you”, would already be a big help :). We ordered and had breakfast in the hotel once, and found it tasty and practical for 9 pounds pp, but ambiance wasn’t really there. Our room was surprisingly small, but still cozy and intimate. The tiles in the bathroom floor definitely need some work done, but aside from that it was clean and nice for the price asked. Last, a big thumbs op to the housekeeping lady, who took care of our room brilliantly with a personal touch! We would recommend this hotel for visitors that will be out of the hotel for most of the day and who simply want a nice (small) bed to sleep in…

A friendly and professional welcome to an excellent independent hotel. The room had a fantastic view and was quiet away from the noise of Edinburgh. Although it was still so very central to get around and lots of nearby places to eat and drink. I love the QR code recommendations on the welcome card. Comfortable bed, luxury en suite and spotless room made it the perfect stay. 10/10 in every way

We actually stayed twice- on each end of the trip. First room was huge, the second not so much- a matter of luck I suppose. Convenient to Waverly, and a good value. The rooms are well equipped with outlets and tables both sides of the bed. The building is interesting- a converted grand townhouse. But as such, no lift and the ceilings high with the staircases long. Staff happy to help with bags though. Would stay again. (My height challenged wife adds that the bathroom mirrors were too high for her ilk.)
