My 2nd time here. Lovely room , big enough even for a big family, breakfast is tasty and stafff attentive. Location is near to the town and ideal for seeing around Edinburgh. Also near to the bus station

Upon arrival we were shown to a beautiful room, with plush bathroom fittings, a wonderful comfortable bed in a warm room. The breakfast was also excellent: replete with full Scottish or vegetarian breakfast, porridge or kippers. Additionally the fruit available was lovely. The staff however topped everything. They were always polite and helpful. This is tremendous value for money. We were 3-4 minutes from George Street, 7-9 minutes from Princess Street and 15 minutes from Waverley Station.

We stayed here for 4 nights in a great room on the ground floor. The staff were excellent and the room and ensuite very clean and good size. Our breakfast each day was great, plenty of selection and good service. It's about a 30 minute walk to the Royal Mile and Edinburgh Castle, but lots to see on the way. There is minimum street parking out the front limited to an hour. No parking nearby for a rental car, best to catch the local bus or walk.

Stayed at the Queens Guest House for the weekend as we were visiting the Christmas markets, the hotel is absolutely lovely, very clean, lovely rooms and bathrooms, though small but perfectly adequate. The staff were absolutely great and very friendly. We really enjoyed our breakfasts on both mornings, beautify cooked with lovely ingredients. The hotel is ideally situated, just a few minutes walk to Princess Street. We have no complaints at all. The Christmas market was very nice, but a lot of the stalls were repetitive. There were lots of food and drink stalls though and plenty of rides for children, though very pricy.

Had 3 nights here. You can hear other guests but not too bad. Had a problem with the fan in the bathroom but was fixed quickly. Breakfast was very good. The location was great. Walking distance to most places.

Really fantastic B&B in great location. Room was spotless with large private bathroom. Hairdryer, TV with Netflix and tea & coffee making facilities all included. Breakfasts were superb and staff very friendly and approachable. Would highly recommend.

We had requested a room with a queen/king bed and were disappointed it is two twin beds pushed together. The room was on the first floor and wewere concerned it would present a noise issue, but it wasn't and we were pleasantly surprised (note we were visiting in November so off-season). The bathroom was nicely appointed. Our only critcisim would be across all of England and Scotland - there is no shelf for you to put your toiletries. The staff was pleasant and we were pleased with the breakfast offerings. They even arranged a taxi to the airport for us with ran just over 20 pounds if my memory hasn't failed. We didn't have a car and i wouldn't recommend one in the heart of the city.

I was really impressed with how helpful the staff at the Queen's Guest House were. We checked in late so they left all the necessary information for us to check in and confirmed we could get a discount parking for 24 hours in a nearby car park which was brilliant. All the information was waiting for us when we got there. Very clean room and spacious. We had a cupboard next to the bed, though, that contained water pipes that dripped and made noises throughout the night which was quite loud so we didn't, unfortunately get a good nights' sleep. We also struggled to figure out how to operate the velux windows very high up in the ceiling. It was only after calling the on duty staff that they told us you had to use a remote control. Very helpful and we resolved the issue but it would've been better if that information had been made clearer in the room. We didn't go in and immediately look for the TV remote/window remote. Apart from those little things though, it was a lovely place and the breakfast was great. Lots of choice! Recommend!

Not overly impressed. Cleanliness was lacking, cobwebs around doorframe and mold in shower soap dispensers. Even though rooms had individual radiator heat, it was controlled by staff, not guests. Second night the radiator went out completely in our room. Had to request wash cloths, as we were told that was not usually supplied. Tea and coffee in room, but the creamers were all "off". Not worth the price.

Stayed a Sunday and Monday night so the place was fairly quiet. The staff were pleasant enough and we were shown to our room number 7 at the back of the hotel on the ground floor. The room was nice size and nicely decorated. The bed was two singles pushed together. A small tv on the wall quite far from the bed was manageable. Room 7 however is so claustrophobic with no windows other than a velux in the ceiling. The room was hot but had a Dyson fan a bit noisy but helped. If we had been staying longer I would have asked to move rooms. The tea tray was ok but the milk in tubs was sour and not replaced when they cleaned the room. Breakfast was nice full Scottish. Not very hot and no croissants or pastries. The hotel is slightly impersonal as staff not there much. I booked through the guest house site so no idea why we got the worst room as I saw it on booking.com before we left for 30 pound cheaper. All in all was nice. Room was ready early on arrival which was a bonus. Location is good just not 4 star. Probably wouldn’t stay again at queens due to the room. Not the worst but not the best either.
