BY FAR the best place we've stayed in our four visits to the UK. Stunning 1800's manor house with a luxurious and relaxing feel. Rooms are large and amazing. hosts are friendly and gracious. Breakfasts are made-to-order and delicious. Location is just outside the chaos of the Royal Mile but with easy bus or taxi transit to wherever you need to be. Perfect for a visit to see the Tattoo or Fringe or other time of year. I don't write reviews but had to do so for this gem. Highest possible recommendation.

We have stayed at the guest house for 7 years running. Ross and his family make us feel like we’re coming home each time we stay. We stay in touch with them throughout the year and are always excited to get back. We even tried to make our own home smell like 23 Mayfield because we miss it when we’re away! Ross’s cooking is top notch - the breakfast and experience here can’t be beat!

Where to I begin?? My cousin and I stayed at 23 Mayfield, in June 2023, and it was such an amazing experience! We had preciously stayed in London, Bath, and York, before arriving here, and we were so pleasantly surprised when we arrived!! Ross and Kathleen welcomed us to our rooms, where every little detail was top of the line! Our rooms were absolutely BEAUTIFUL, down to fresh water with herbs infused from their garden, for drinking! The breakfast was amazing! Ross cooked the most wonderful breakfasts, where all ingredients came from local farmers and grown locally! He took so much pride in letting us know, where everything was sourced! Again, attention to every detail, to make your stay extra special! His wife Kathleen, worked so well with him, taking care of any and all needs or requests! I simply cannot express, what a wonderful, amazing place this is! We stayed 4 nights, and we sad to leave, because it was such a special experience! Thank you Ross and Kathleen, for an amazing experience! We will be back!

I am just writing this review from April. We stayed for 4 nights on a belated anniversary trip to Edinburgh that was rescheduled due to Covid. I am thrilled that we found this fabulous B & B. Ross and Kathleen are wonderful hosts, and we could not have been more comfortable. The house is gorgeous with thoughtful touches everywhere, including lovely (but not overpowering) scents. Ross cooks amazing breakfasts in the morning which you enjoy by candlelight! Guests fill out a form with dietary requirements in advance. They even had vegetarian bacon. On the days we had early plans, Ross packed a breakfast to go. I had initial concerns with the location not being in Old Town, but I found the location very convenient. There are buses across the street running into Old Town every few minutes, and we used our phones to tap in. There is also a taxi call box in the house, and it only took a few minutes for a taxi to arrive. Kathleen had provided some great restaurant recommendation before our trip, so I was able to reserve. There are quite a few choices right in the neighborhood. I would love to stay here again on our next trip to Edinburgh. Thank you for your kind hospitality! Tip: If your schedule allows, try to have an unscheduled day and follow Ross's advice on what to do. We were there for 4 days, but I still wish we had more time! Tip: If possible, try not to make plans too early because these breakfasts are not to be missed!

My daughters and I have now stayed with Ross and Katherine a second time! This may be my favorite place to stay anywhere. We love the view from our top floor room. Ross is always so helpful with tip of where to go, what to see, and what to eat. Speaking of eating, the brekfasts at 23 Mayfield are beyond delicious. Everything is fresh and the daily specials are unique and delcious. The sights of Edinburgh are an easy walk from here. We can't wait to return to Edinburgh and stay here again.

We spent two nights at 23 Mayfield as part of a multi-city honeymoon trip around Ireland and Scotland. Upon arrival, a deliveryman dropped a package, turned to us and said, "You've picked a lovely place to stay." And he couldn't have been more right. This was by far the best of our many stops, thanks in large part to Ross and his hospitality. The property itself is exquisite - rustic and exceptionally maintained, and only a 15-minute walk from the beginnings of the city centre, park, and the University. Ross welcomed us warmly, provided ample recommendations in the area, and immediately made us feel like family. He and his wife made excellent breakfast both mornings and are authentically passionate about creating delicious meals - with herbs sourced from their own garden. While serving breakfast, he was happy to regale guests with stories of the property, local history, and of course details of the meal. It always felt additive to the experience, never like a performance. He seemed genuinely happy to have us there, and we couldn't have been more thrilled to be his guests. When we return to Edinburgh, we wouldn't even think of staying anywhere else.

By the time we'd got settled into our room, we must of said "this is so nice" at least 15 times. Planned to try breakfast the first day and then find it in the city the rest of our stay. After our first morning we were left wanting breakfast, lunch and dinner at the guest house! Every item on the plate was delicious. Much of it locally sourced (sometimes from the garden on site) and the hosts were clearly proud to be serving it. With good reason! A different special each day as well. I genuinely found myself hoping it wasn't a good special on the last day, as I wanted to try the traditional Scottish breakfast. Best black pudding and haggis I've ever eaten. Really don't think we could give any legitimate downsides to our stay. It's like a bubble of tranquility that's just a stone's throw from the city centre. If you're planning on staying in Edinburgh, you'd really struggle to find a better place to stay than this.

A wonderful B & B with loads of small, nice touches, great breakfasts and very nice and helpful hosts. Our room was spacious, comfortable and clean. The property is luxurious in its details. Ross and Kathleen are helpful hosts. Ross gave us a great itinerary for one of the days that took us away from the over-crowded "Royal Mile" and we totally enjoyed that day. We highly recommend this place.

Absolutely outstanding! Ross and Kathleen are fabulous hosts, super friendly and welcoming. The room, facilities, location are all amazing. Candle light breakfasts are out of this world. Thank you for a wonderful stay and we’ll definitely be back soon. If you’re looking for a special place to stay that feels like home, this is the one for you but book early!
