We stayed for 1 night in the basement twin which was perfectly fine - comfy beds, nice and quiet and well equipped.
Very friendly staff and excellent breakfast with lots of choice.
A real bonus is the car park and the fact that you can park there before check in time on arrival d

A brilliant find so close to the city centre, with full parking. Always greeted well by the family. We have enjoyed staying here so much, that this year we brought a friend along too, and she also loved the place.

My daughter & I are coming to Bath to celebrate our respective " big birthdays " together , a little mother & daughter treat- time ! Would we be better in a basement twin room or an annexe twin room ? I'm a little worried that basement room sounds poky and claustrophobic
We also stayed in the annex... nice accommodations. Plenty of room (by European standards). breakfast was also very good.

Hi, I have mild MS and find stairs difficult, though one flight of stairs isnt too bad. Do you have any ground floor rooms (twin or double) or rooms where only half flight of stairs? How long would it take to get to the Abby Hotel where the Mad Max Tours do their pick up at 8:30 am? We are going to Bath May 19, 2016 Judy St.Cyr
Dear Judy, We do have ground floor rooms in the annex either an en-suite king size double or an en-suite twin room. Our dining room is in the main house on the lower floor down about 5 stairs from the annex. More information can be found on our own web site with photos. From the Abbey Hotel we are 10 minutes' level walk to pick up Mad Max tours. Regards Valentina

"Room 5 is beautiful"
"Rooms at the back are quieter but all rooms have very little road noise,"
"A large house. We had the window open at night and didn't think the trains were intrusive. The annex is nearer the railway line."
"Room 3 was lovely"
"Room 10 is little smaller, looks over side garden, so pretty quiet Room 11 was larger, looked over back of house/ parking, still quiet."
