The Lamp Post Villa is a great value guest house, in a central location close to the Royal crescent, parks and the main shopping areas. The host is very friendly, offering to help with bags, and giving us a map with a few pointers and recommendations. The room was a family suite with 2 bedrooms and 1 bathroom and was great for our family of 4. Breakfast was a simple self service with filter coffee, orange juice, pastries, yogurt and cereal and toast. This were aware of this when we booked and as we wanted to get into town early in the day, this worked well for us.

Amazing b&b perfect location for all the main city centre attractions which only took 5 mins to walk into the town centre
Carmine was very helpful and friendly also recommended a lovely place to eat.
Would definitely stay here again.
Room was clean
Easy access from the main car park as only 2 spaces at the b&b that need to be booked in advance. Massive long stay car park behind b&b which charges £15 per day

Well what can we say but what a dramatic change since Carmine took charge.
We stayed here a couple of years ago and vowed never to return - however, having seen the Hotel Inspector and the efforts to turn the business around we were only too happy to try again - and glad we did.
Wonderful host and our room on the ground floor had been updated and was perfect for our short stay.
Carmine is quick to point out that he is still updating and the bathrooms are next but don’t be put off at all.
Breakfast is functional and perfectly adequate even though it is self service buffet - everything you need is on hand although the room itself is quite small.
If you’re travelling by car, and a pass isn’t available then the Long Stay car park is just a 2 minute walk away though a small walkway. If travelling using public transport there is a bus stop right outside the property.
Bath itself is a 10 minute short walk or 5 minutes by bus.
When next back in Bath we will certainly be staying and checking up on progress.

We booked The Lamp Post Villa Guesthouse in March 2023 for 3 nights 20-23 September 2023. We booked as the reviews for this property and its owner were favourable.

I was informed by booking.com in July that the property had changed its name to OYO No 3 but learnt only from reviews that it had a new owner.

We arrived at the property at 3pm on 20 September to be greeted with a note on the door with a mobile phone number to contact to check in. The call was unanswered, I left a message saying I wanted to check in and please call me back. No callback was received.

I looked on trip advisor and 2 reviewers (the only reviews under the new name) had the same experience with the note and were told to go round the side and key was in the door. We did this and indeed found a key in room number 3 so we went in and at 4pm I rang the number again. This time the call was answered, the person was difficult to understand (English isn’t his first language) but I told him who I was and was ringing to check in, and what we’d done. He said ok implying it was the right room.

I then asked about breakfast and he told me where to go and asked what time. I said 9am please. No instructions given on how to enter the room so we expected someone to be there.

We unpacked and went about our day. We got in around 10pm and locked the door.

At some point after midnight I woke up to hear voices outside, I thought it was strange anyone was there, they said something about “try no 2”. We were scared in case it was burglars but on reflection it may have been someone else who had just checked in and were told to go to this room.

On waking up I had a notification from booking.com stating the booking was cancelled and had an email saying I hadn’t checked in. I responded saying I was at the property!

I rang customer services and explained the situation. The agent tried to contact the owner I was advised the owner has been requested call me straight away. No call has been received by me to date (over 48 hours later) - this is terrible customer service from the property owner.

We went round to the front of the building thinking least we could have some breakfast but were unable to enter the property. We knocked at the door several times and rang the video doorbell, it went unanswered. Again terrible customer service.

We decided to leave and book in elsewhere (at considerable cost) to feel safe and comfortable.

In terms of the room itself, it was very basic. The bedding was clean and fresh towels were placed on the bed, they had clearly been laundered however they were damp and there was nowhere to hang them in the bathroom. The bin hadn’t been emptied from the previous occupants.

I would give no stars if this was an option. I have loved my first visit to Bath but would never book an Oyo property again.

Just had a lovely weekend away, and stay at the Lamp Post Villa. The room was modern with an ensuite shower, and very comfortable beds. The continental breakfast was included in the price: juice, lovely filter coffee, tea, toast, preserves, croissants, cereals, yoghurt and fresh fruit and set you up for a good start to the day. The location was great, only a 10 minute, pleasant walk to the centre. The b&b offers great value, and the host Carmine was very helpful and friendly. Would highly recommend.

The 'hotel' was advertsied on Booking.com as having free breakfast and free parking, OYO deny responcibility for Booking.coms webpage. OYO would not answer thier telephone or left messages a week before the stay, nor did they fully reply to booking.com sent requests. On the day of travel I recieved a threatening request for payment of parking and a threat of further charges if the room key was not in the door. There is nothing to stop another guest removing this key. There are no staff on the premises, no reception desk. The room number 6 had a broken light fitting, a broken toilet seat, a broken window blind cord. No shower gel/shampoo in the bathroom.
The room was cold and OYO via text told me the heating was timed. AT 3 in the morning I was so cold I awoke shivering and had to put a further layer of clothes on.
Another txt said that no breakfast was available but that " a quasant tea/coffee " were available. They were nto in our room and the dining room was locked and unlit.
If you enjoy misleading advertising, damaged rooms and threats then do go ahead and book, otherwise look elsewhere.
The only good thing about this 'hotel' was its location. I chose it specifically as being between two veues I wished to visit. Taxi transport between these was less than £10.

This guest house is good for anyone who wants to see Bath and doesn't have a great deal of money to spend on accommodation. Clean place. Breakfast is self service and adequate. I would recommend this guest house. It is what it is - a budget place to lay your weary head in comfortable surroundings.

We booked last minute and Carmine the owner was very accommodating and friendly from the onset. The location is perfect about 5/10 minute walk to the town, all tourist attractions very close by. The room was very spacious and clean. The breakfast was perfect, and offered vegan options.

Carmine was able to offer advise on different tourist attractions which was really helpful.

My girlfriend and I couldn't have asked for a better place to stay during our holiday in Bath.

Room was clean and comfortable with all we needed. Breakfast was simple but lots of it and set us up very nicely for the day.

The B and B is in a good location - a short walk from the city centre, but just far enough away that it doesn't feel like you are in the thick of things so a good place to go and rest in during the evening.

The highlight though, was Carmine the host. He was extremely welcoming and kind, letting us keep our bags at the B and B even after we had checked out, as we had a late train. It was raining in the evening and he even drove us to the station which was going above and beyond. He works so hard to welcome guests and make the villa a good place to stay and it is clearly paying off!

Bath is well worth visiting. Full of historical facts and so much to see. It feels like being in Rome in places and also during the Georgian era. Many of the buildings are Georgian, with aspects of Victorian designs.

If you haven't visited Bath, highly recommended to put on your list of places to see.

We stayed at the Lamp Post Villa and had a lovely warm welcome from the owner on our arrival and he was able to give us some tourist information that we needed. The double en-suite bedroom was light and airy with good facilities within the room. Continental breakfast displayed in the dining area met all our needs and set us up for the day. We would definitely stay there again, as it was also by the bus stop and close to the city and very close to the Royal Crescent. Good location.
