With hotel prices getting silly in London and AirBnB becoming even worse, you might be tempted by Kip's offering. It seems like a cool concept, small rooms at (sort of) cheap prices (actually about the same as a Travelodge or somewhere like the Zedwell for the larger rooms if you check). I booked a cabin room as I was at an event and just needed a place to sleep until I could catch the train the next day. Seemed like a great idea and the photos gave it a capsule hotel vibe. Kip seems to be attached to the Travelodge in Hackney Central. When I arrived at 11pm the lobby was quiet and the decor etc seemed impressive, like a goth IKEA. After some confusion where I was given the key to a room that was already occupied (and a weary return to reception), I arrived in my cabin room. I'd been given the option of a window, which I thought might be nice. Not really. The location is right next to a railway line that runs all night, and even with earplugs you'll be lucky to drown it out. The cabin rooms are very, very hot, even in March, but forget about opening the window, you'd feel like you were on the tracks. I got about 3 hours sleep all night. It's Hobson's choice really because I imagine the rooms without a window would be stifling. I don't think my wing was fully occupied as it wasn't too noisy, I only heard one person leave in the morning, the walls seemed very thin though, so I imagine it could be. The cabin rooms are around the same footprint as a double bed, with a single bed and a small table, chair and lamp next to it - giving you just enough space to put your bag. The black decor is definitely a choice as it makes a room that size even smaller feeling. It seemed clean enough, but the blind on the window was quite stained. I didn't turn on the TV so can't comment on whether it was working or not. The shared bathroom wasn't spotless but also wasn't too bad - other than in the morning when someone hadn't flushed (who does that in a shared bathroom?) It was good enough to use the loo and brush my teeth. It's obviously not that great if you have to get up in the night, as I had to pretty much get dressed again. If Kip was a cheap and decent place to get some rest I'd have definitely gone back, but for the prices they're charging it seems like austerity taken too far, with too many corners cut. My last visit for sure.

Awful customer experience. Didn’t reply to a single message or email when I tried to change my booking. Had only booked a few hours before and had an emergency. Was sceptical of the hotel before I booked and should have trusted my instinct, is cheap for a reason

Stylish and clean room (double with ensuite and window); no frills as a hotel but comfortable and with good lighting, TV and streaming. Central for Hackney with plenty of options for food and drink on the doorstep. Great for Overground links into central London literally overlooking Hackney Central station.

AVOID LIKE THE PLAGUE. Black is the theme and expect to sleep in a tomb with zero ventilation in a window-less room. I’m surprised it is even legal. How did this pass any health and safety check? The design all looks alright but if you can’t breathe through lack of air it doesn’t seem acceptable. Shared shower room, paper thin walls, no ventilation. It’s like staying in a locked closet with a few sockets and a bed. Horrible experience…leaving at 5am to get air.

Double room with no window - very claustrophobic. Hotel really run down - plant pots in entry hall at eye level chipped and broken, paint on walls also chipped and marked. Socket next to bed didn’t work. Staff unfriendly. Not worth £160 a night at all.

When I got up to shower, there was no hot water for my shower. This was at 0600, and I asked the night receptionist what was going on. He said that there had been no hot water since the night before. I spoke to the day receptionist at 0730, to tell her there was no hot water still. She replied right off the bat "It's not just you. No one in the building has hot water" No sorry. No empathy. Just shut up and accept it mate. I asked for compensation, and I was told there would be a notification via booking.com the same day about a refund. Nothing has come through. Yes, I know it is a cheap 1* hotel but you still deserve the basics like HOT WATER. The price also does not mean you should receive abysmmal service. Considering I booked late at night, this means I was sold a room and they knew there would be no hot water.

Good, safe and clean Hotel in Hackney. Small room but perfect for a night out in Hackney, Highbury and Islington or Camden. Shared bathroom but only between a few rooms. Good price if booked at the right time. Would not pay over £65 for a small single room.

The bathroom was just awful. Mouldy, stained toilet. The floor in the bathroom was lino and I slipped over in the shower. The floor in the room itself was stained. The bedding didn't seem to be big enough for the bed. The room was noisy. The staff were uninterested. The lift to reception was broken one night. I could go on... Horrible.

Quite a well kitted out room for its type (small, single, no window), but there were a few things which could have been better. The air con was not controlled in my room, and not working. A fan was provided, and this partly helped. TV not working properly, remotes were damaged and /or not working. Sharing a hotel bathroom (as per room rate) was a new experience, but not an issue. The hotel itself is in a good location. Near venues, shops and the train station.

The “small” category double room at £160 had no window (this wasn’t information provided on the booking). No fridge, no coffee/tea making facilities or hairdryer. Only one pillow each and the double bed against a wall which felt like student accommodation with your partner having to climb over you in night. Water pressure and temperature wouldn’t regulate, paintwork was scuffed and dirty, towels and sheets were stained as if they hadn’t been washed at a high temperature. Staff at checkin were in a sort of glass box and when we arrived they looked at us as if we had interrupted their nice chat. Not a smile from any of them and complications over what name the booking was in and which credit card name when we both have the same name. The free coffee was a nice touch and the streaming channels on the in room tv was really the only good thing I can offer.
